When you picture small-town America, the image probably looks a lot like Ripon. Historic buildings are everywhere, particularly in the downtown area along Watson Street. With a population well under ten thousand people, the sense of community here is strong and the environment is pleasant and friendly wherever you go. The crime rate is quite low, and the local youths have access to several excellent schools.
The city contains several public parks and is surrounded by numerous large lakes and nature preserves, giving outdoorsy folks lots of options for hiking, boating, fishing, and hunting. For more urban excursions, it’s only about thirty minutes to Oshkosh and under an hour to Appleton.

Property Ratings at STANTON STREET ESTATES
I only looked at a unit here, shortly after my husband passing away, a year and a half ago. Even for a showing the manager was NOT very friendly at all. First off, she looked at my niece and I were crap on her shoe right away. Then showed me an apartment that was vacant but because it had new carpet, i couldn't get that one due to having a cat...ok.. , my niece than asked about retention pond and its depth, and once again for talked down too. She was simply asking out of concern for my 3 year old foster child safety. I then asked her what apartment would be available, she was too lazy to walk there she pointed as we drove by. The location of other one I " could not have" due to cat was not too bad as far as traffic went. My first goal is always safety for my 3 year old. Especially since she's only known our house as home, and apartment living would be completely new to her. When we met manager up front, the apartment she pointed to , was directly on the corner of building. So at anytime, my child could stumble, and fall and a car could come around corner at that exact moment. Nice that she was more worried about my 7 year old fixed, declawed cat and some carpeting than my childs safety. To top it all off, she knew I had checked out cobblestone already, as I had told her about losing my husband, and just checking out some places. She continued to slam them for giving deals, and other things that were unprofessional. She then told me what my total move in costs would be and upped the pet security by $100 more than listed, because "she can't stand cats". Needless to say...I choose to stay in house till recently because this lady was NOT someone I would even want for a neighbor let alone a manager. Obvisouly owner does not care, as I see someone put on Facebook that they were wanting to move, and as far as pets, the manager does not allow cats anymore. Since when do managers of these types of buildings decide that. I even checked on website tonight and see cats are not listed anymore. Now I read reviews online, about her yelling at children that live there. Who the hell in there right mind would allow such a person to manage their business. You know it's bad when you go to Starbucks in a neighboring town and start chit chatting with a very friendly barista, and this apartment building and it's disgusting staff gets brought up. I can't believe noone has reported this buisness to BBB. They dont deserve to profit off of our community. Rant over
The apartments themselves are quite nice. Aside from hearing an occasional door slam, you don't hear your neighbors much. There is a good amount of storage space and openness to the rooms, depending on what kind of apartment you get. I, personally, love our apartment. HOWEVER... the manager is rude and unprofessional. She yells at tenants and guests, makes promises she cannot keep, will lie to your face and will avoid you if she knows there's a problem. Issues can be reported to her, but she does not return calls or do repairs in a timely manner. The owner is not much better. When talking to him you feel as though nothing you are saying matters. It's frustrating, because I'm sure this will never change. And it's sad because this place could be great if it were managed properly.
When I moved in damages from the previous tenants were not taken care of as promised. When brought to the Managers attention she accused me of causing those damages. Manager is a habitual liar, very 2 faced, and has double standards. She puts on an act to get you to move in but once you move in her true colors show. I had a guest stop over and park on the side of the driveway because no visitor parking spots were available because she was parked there. Because 2 of their tires were touching grass, she pulled up next to them and started swearing at them and threatening to call the police. My guest asked you to not swear as there was young children in the car. She continued swearing at them not even giving them a chance to move their car. Then after they moved she continued to drive past several times and harass my guests and myself. After speaking to the owner (Who is never around because he lives 2 hours away) he does nothing. He doesn't believe his manager is anything short of an angel. There are several bees nests in the soffits of a few of the buildings. Management refuses to do anything about it even though the bees are very aggressive and swarm you every time going out to your vehicle. Management also refuses to fix the door seals on the outside door to my apartment. claiming that its caused by the building shifting and all the doors are like that. These buildings are approx 15 years old. ive been in 100 year old building and never heard of it being unfix able. I cold look past it but in the winter there is little stopping cold air in (easily 20 degree temp difference by the door. And during the rest of the year the bees, mosquitoes, and other bugs are always making their way in. Shank Properties and there management don't care about their tenants, only about getting money. No one ever gets their security deposits back after moving out. If after reading this review or the others about Stanton Street Estates you are still wanting to move here, have no worries the manager will scare away several more people each month.

We have lived in these apartments for 1 month and have run into an issue with bed bugs that have been proven by an exterminator have been here in this apartment for awhile. They were located in my 1 year old sons bedroom and when we notified the manager of the apartments she was dead set they weren’t bed bugs just regular bugs but then we had her come look and she finally believed us. We discovered the bed bugs on a Sunday morning and had to wait til Tuesday morning for them to even bring in anything to take care of the situation. They had told us they were going to have a carpet cleaner come in and use steam once the bombs were done and they never came. We used a shop vac and cleaned it out after every time we used it to vacuum in my sons room for a week like the landlord told us to do. When we saw a week later so the following Sunday the bugs were still alive and had spread throughout the apartment we notified the manager who called the landlord who then called us. I will notice but when the landlord is blaming us for the bugs after we have proof they weren’t from us and blaming us for them spreading because we vacuumed I was not very nice because I have a 1 year old being bitten by those nasty things and I’m also pregnant. We had to take matters into our own hands and had to pay for an exterminator ourselves because nothing had been getting done and we’ve had this problem for over a week now. I strongly suggest you look else where if you are looking for an apartment because the manager takes her sweet time getting things accomplished and the landlord blames everything on the tenant and is trying to make us pay for the few supplies they actually purchased to attempt to take care of the situation. The apartments may look nice but you definitely want a manager who jumps right on a problem and gets it taken care of immediately and a landlord who takes responsibility for when he’s in the wrong.
The worst apartments I've lived in. The landlord makes laps around the apartments hourly to monitor apartments, and yell at tenants; and tenants children in an unprofessional manner. Doesn't fix things timely. Had our front door lock break, took over a week to fix it. Makes up reasons to keep as much of your rent deposit as possible. Very unprofessional management. Will never rent from them again.
