I moved into my apt April 15 , when I moved in my neighbors next door told me to be aware that the window leaks when it rains , I called maintenance to check it out first time I seen it leak they did nothing ,as time passed June -July comes still not fixed ! when hurricane beryl came it causes much more damage and they wouldn’t do anything . -Also first week morning in another tenant that was being put out from a different side of the apartments tried to pull a knife out at the laundry mat for no reason . -Laundry room always dirty -pool area always dirty -lady in leasing office is rude These apartments need to be tore down and rebuilt or just needs to be history cause they are very bad .
The ownership changed last year and this complex has gone downhill since. Aesthetic aside, the complex has workers who leave hazards all over the place. As well as require the tenants to be background checked but also now allows AirBnB people to rent out apartments without any checks. This complex is becoming exceptionally unsafe, even though they installed a gate that they haven’t changed the code on for over a year.
There is no place for kids to play. No swings or indoor play area. Only option is driveway & there are constantly repair vehicles, truck & delivery vehicles running thru 12 hours a day along with constant construction traffic & noise. Nails, rusted metal, wood with nails in it littering the ground causing hazards for children & old folks. Our water constantly is shut off often for hours in the morning. Repair requests take a long time. Gated now but owners are very slow to fix when broken. NO after hours emergency service. No one lives on property. New mgmt doesnt want to hear or talk with tenants. My girls and I are constantly stepping in dog poop inside complex. The smell of cat pee is very strong around the laundry room. Gym equipment and elevator broken. Pool closed. This place has little to offer despite rising rent. Me & the kids are getting a house with a yard.
We are constantly woken by construction noise in the complex at 7 am every freaking day except Sunday. My husband works graveyard shift so this is a serious issue. He takes melatonin, uses blackout drapes and earplugs. But jackhammers, saws, drilling welding ,etc are constant. The debris is all over & my son already had a nail right thru his shoe. No swings or spaces for kids to play other 5han parking lot. Gym is tiny & has broken machines. No parking spaces for guests since new mgmt used 20 spaces for storage and materials. Constant electrical and water cut offs.Getting the hell out of here asap.
Exterior is literally falling apart because never fixed from Hurrican Harvey. Maintenance is a abysmal. When they do show up, usually takes 3 visits to do it right. My girlfriends lives in 1st floor apt that leaks regularly and both her car & apt were burglarized. NO security, NO gates. Complex needs a full remodel but owners will NOT spend $$$. Location is good. Elevator still broke. Pool & gym closed since March. Loud neighbors. Nice office lady. Laundry isn't cleaned. Tenants throw garbage everywhere. She is leaving as soon as lease is up. GO Elsewhere!

It is under new management now. The complex is being renovated.
NO property manager lives on site. NO maintenance living on site. Buildings in poor condition. Rotted wood, crumbling staircases, water comes out brown, shut off 2x @ week, corroded garages, cheaply constructed bldg. Very high rent for crappy condition. GOOD many bus routes close by and plenty of closets. Fairly safe neighborhood. Many students like us live here. New gym.
Office staff is horrible! Had a terrible experience here. Very unsafe complex
If i could give it Zero stars I would. I don't live at 40 Fifty Five, but I have relatives who live there. Unfortunately they had an issue with Towing and I tried to ask management to help and the Manager Teresa said " well it's not my responsibility to tell you where to park". So I asked her what kind of Management does not look out for their residents? Then she says "I don't have time to talk to you Sir(even though i told her my name Renee several times in the conversation)So now tell me again why i would want to lease from a complex that has the rudest and uncaring attitude ever! The apartment has the smallest kitchen i have ever seen, it is old appearing with outdated appliances, not worth the expensive price tag. Please do yourself a favor and do not move here. I always just look at reviews first, but this time i had to write one !
I've lived here almost a year. It's a quiet and cozy complex with a great location; minutes away from the Medicsl Center and the Gdlleria. In the office, Angel and Teresa are awesome!
Lived in the apartments sense 1996 an still here these apartments are well maintained sense I have been here I'm 62 disabled an my roommate been here 21 years Quiet well maintained hell they built a wheelchair ramp so we could get to the pool an laundry rooms buses easy to catch stores to buy food restaurants nearby many things to to park library near by apartments nice in side Grounds kept up manager an maintenance real professional an company real nice a place called home Pets welcome pet rent an deposits are required my cat is worth it the property I will recommend people real nice
This was without question the most horrible complex we've ever lived in. I am so glad to be out of there. We had the great misfortune to live in a unit that faced Braeswood Boulevard. I could hear the traffic from the top of the stairs inside the unit every morning before I went to work. They made absolutely no effort to install soundproofing glass. We had to listen to constant traffic every time we were in the living room. No private balcony. Loud unruly neighbors. No nearby grocery stores. The front office was closed most of the time. Cheap carpet. TINY kitchen. I'm so glad we live Uptown now. SO much nicer, with a kitchen big enough to put a queen size bed in and still have room to walk around. AND a gas oven and hardwood floors. You couldn't pay me enough to live in that roach motel again.
If you like paying high rent for a very neglected 35 year old apartment with thin walls and dirt grounds, this is the place for you. Dont expect any privacy and expect to hear your neighbors. Utilities are not included and bills go up monthly with no explanation. Office personnel are horrid. Pool is tiny . Gym is a joke, just a treadmill. Old ugly carpet and cheesy lineoleum. Train very close, you can it from apt. Plus constant ambulances at old age home. Very noisy.
Very old apt complex in need of complete overhaul inside and outside apartments. No utilities included in rent. Very poor and slow repairs. Office horrible.Look elsewhere.
The Felix are some pretty nice apartments and the location is also great. The floor plans are nice and spacious. I like how if you put a work order in they will come out in fix it that same day , also if there is anything the maintenance man seen himself that needs to be fix they will take care of it as well. It's very quiet area. My only issue is that the office tends to mess up your account and that's so not cool.There isn't a drop box and that's a headache. They will tell you to slide it under the door but if I gave you my money order and your hand and you couldn't find it why would I slide it under the door. But other than that it's a great place to live.
For the money, this is a fantastic complex. I have lived here for two years now, and I have been very comfortable for the duration while living on a very small graduate student stipend. The complex is quiet, as is the surrounding area. Although it is right in the loop, it feels more like living in a suburb, both in terms of safety and in terms of surrounding shops. Like in a suburb, it's not a particularly walkable area, with the closest shops and restaurants being mostly large chains like Starbucks or Walgreen's. Like in a suburb, though, I feel incredibly comfortable walking around the area by myself, even when it is late. It is right next to the Bayou trail, which is particularly nice for biking and running. It is in an area that the bayou flooded recently, however, so some of the other surrounding shops had to shut down from damage (the grocery store and the liquor store, most notably), making the complex even more isolated than it was before. The rent is very cheap considering the size of the apartments. That being said, they still are definitely economy apartments, complete with those little quirks that come with all cheap places. Cheap carpet, wood laminate, doors that don't quite fit the door frames, counters that are just painted over and over. Despite the fact that it's not the highest quality stuff, the apartments themselves are functional, and maintenance is incredibly friendly and responsive for the occasions when the apartment STOPS functioning. Roaches and various other pests are a fact of life in Houston, and this complex is no exception. As long as you buy a few bait traps and keep relatively clean, though, it's a manageable situation. The pool is nice. The laundry facilities are so-so (the machines are cheap and break down often, though not after eating your quarters first). New management has just taken over, and they seem to be just as friendly (though maybe a little harder to get ahold of) as the previous owners. They are renovating the complex too, fixing up the parking lot, painting, and adding valet garbage removal, which is nice. It's near to a lot of bus routes, but it's pretty far from the rail. I tend to have to uber a lot if I'm getting home too late. tldr: If you're on a budget and have a car so that you can get to other places easily, go ahead and rent at The Felix.
