Bug problems (Specifically, German cockroaches), AC was out for about a month last summer and it took them ages to do anything about it, we only get hot water in our shower after they tried to fix the leaking issue, parking has become ridiculous, this place is a joke.

This place is AWFUL! Literally turn and run the other way from this property or ANY Valiant property. Management is awful, greedy, and rude. They frequently dodge emails and phone calls. Raised the rent on our apartment by like $300-400 and did ZERO updates to warrant the price (except for sloppily paint the outside). There’s roaches everywhere, in every unit, and pest control never comes nor is there a system set in place for pest control to come. There’s black mold EVERYWHERE and you can’t even complain about it because they won’t do anything about it. They’ll just slap some paint over it. Just steer clear of this place and this company. It’s not worth the price or the stress you’ll be caused (or the constant illness from the mold)

The apartments look OK and are a reasonable distance from campus, but the management is absolutely terrible. It's impossible to get any maintenance done, which is an issue because the apartments are old and have lots of problems. I had a broken heater in the middle of the winter, and I called emergency maintenance twice and they never fixed it. The people in the office don't answer their phones during business hours, and they are always rude and unhelpful. Any other apartment complex is better than this one.
I lived here for a year before having to move due to a huge bed bug infestation. My neighbor upstairs got a new roommate who brought bed bugs with him. They got so bad they spreed to 4 apartments. The management did little about it and only got serious after so many people moved out. I had to throw away nearly everything. The girls who lived upstairs to me moved out after the infestation was more than they could handle and then management moved new people in 2 weeks later! This WAS a great place to live and I miss it so much but I could never live there after a bed bug infestation. It was a nightmare.
This place is great. It's a lot bigger than expected or than the pictures show. The facility is kept really nice, the staff are super friendly, and it is only 5 min walking distance from UNT campus. My layout has a huge open floorplan so there's tons of possibilities, and cement flooring so I never have to worry about messes. Perfect location, perfect space.
