I lived hear for a year, and it was horrible. Pros: 1. Location: location is great, please find any other apartment complex in the neighborhood. 2. The maintenance men are good and hardworking. Cons: 1. Management: The management is horrible and never takes responsibility for any problems in the building.They will lie straight to your face. When I toured, I was shown the rooftop pool which would be opening soon. It opened 9 months into my lease. 2. Broken elevators: In the 12 months that I lived here the elevator in my building was out for 8 months. The freight elevator was out the entire time. Any time I would ask management for an update, they would tell me that the elevator would be back up by the end of the week. 3. Flooding: my apartment flooded, and management did nothing about it. 4. Gates/Security: The gates were ofter broken and homeless people come in and hide in the parking garage. Multiple cars have been broken into and management will do nothing about it. 5. Mailroom: Packages can only be delivered mon-fri 9-5, so there have been multiple times where amazon can't deliver a package. Multiple packages have also been lost by management. By the end of my living here, I sent all of my packages to a friend's building 6. Garage: The garage is tiny and there isn't enough room for two cars to pass each other. People frequently scrape their cars on the side walls of the garage. The lay out is also terrible, it takes about 10 minutes to get from the bottom to the top. 7. Parking: My roommate's car was towed from his reserved stop that he pays $50 a month for. Management refused to cover the cost. 8. Double charge for rent: I have been double charged for rent multiple times while living here. 9. Building cleanliness: The building is always dirty, covered in dog pee/poop. The carpets in the hallways smell foul, and there are holes cut out in the dry wall. I was embarrassed to bring people through the building. My unit was filthy upon move in, it had not been cleaned. 10. Fire alarms: Fire alarms would go off randomly throughout the entire building and not stop for at least 45 minutes, so good luck if you WFH.
Ravello is a great place to live really close to downtown Dallas! Been living there since october and I have enjoyed it ever since. I totally recommend this apartment complex to be your next home!
There have been a lot of great amenity updates since I’ve moved in. Still leaves a bit to be desired, but no major complaints. A great property in a great location!
Great location, great space, maintenance and amenities could use a little upgrade. Amenities are outdated compared to close by apartments. Otherwise a nice apartment.

Very spacious and house-like units. Great to have different spaces to entertain rather than a straight shot unit where you walk in and can see everything. Lots of fire alarm issues and very delayed open to highly advertised roof top pool but other than that it’s been a great experience so far.
Things have gotten.... better living at State Thomas, staircases have been painted and elevators work more often? I question that because at least the amount weeks that the elevators are out has decreased from 6 weeks to about 1-2 weeks. And on a somewhat brighter note (written sarcastically) it seems like the infamous rooftop pool will be done by MAYBE next summer after 4 years of promising "it will be finished soon." However its not ALL bad, the bedrooms are huge and the in-apartment updates are fantastic. Fire alarms go off less frequently and rarely after 10pm anymore (lol). But I will say for the price we pay to live here, you would expect a little bit of a safer and nicer experience throughout the building. Can't complain about the new coffee machine in the lobby, big plus! Overall, updates are coming slowly and at some point the building might reflect the exorbitant costs for living here. Really you're paying for living in State Thomas and that is about it...
Really not great. Our ac unit had issues for a year, management always has such a poor attitude, the only asking garage takes 8-9 minutes to get out of. Pretty units, but the living experience isn’t great.
Great apartment complex. Super clean and quiet. The parking situation is a bit challenging at times but overall I have enjoyed my first month here.
I’ve loved my time in the ravello so far! The leasing office could be more responsive, but they will generally get back to us within a couple days for non urgent things.
We moved in last week and had some issues with the A/C but the maintenance crew was amazing in helping us get set up! Great service, everyone helps out the most! Very walkable area

Management and maintenance have been on top of things since I moved in. There are problems here and there like every apartment building, but I have really enjoyed the complex so far. Ravello is in a great area for people moving closer to downtown.
Pros: beautiful area, new maintenance staff, mostly quiet, responsive and reasonable leasing office staff. Cons: kind of expensive now; the people coming in the area these days are rowdy and the general safety has decreased; elevators always broken; fire alarms sounding off are becoming common; something is always under construction including the top floor pool going on 2 years now; lots of vibration through the floors when people walk.
I just moved in and have had a good experience so far (management seems on top of things). I deducted a star because I had an issue with maintenance.
There have been quite a few renovations since I moved in a year ago that have really improved the community. Most notably, the long awaited rooftop pool is just about complete. The community still leaves a few things to be desired including more regular cleaning of common areas such as hallway carpets/elevators. Also, the elevators are often out of service so plan accordingly. There could be some improvements to ground safety and it would be amazing if the clubhouse were open 24 hours. Nonetheless, I’ve never felt that my safety was compromised and most of my wants are aesthetic. I stay because the community is nice even with what it lacks and you can’t beat the location.
I like the quick resolution to any maintenance requests, the quiet and homely neighborhood and also the proximity to nearby restaurants and bars
The staff is super friendly and helpful to the extent they can be, they really mean well. The apartments are renovated very well, the kitchens are awesome and everything else feels like the quality you're paying for. Balconies are huge in many of them, it's great. However, it is an old building that has been renovated to look less old, but it still has all the issues of the structure being old. Ongoing elevator issues, fire alarms going off, and amenities not being opened in a timely manner are common problems. Their policy is to charge you $5 for every hole you put in, even if you spackle over it and make it look pretty good. This policy feels cheap of them to scrape another few bucks off you after paying them $24K over the year. Especially with the concrete walls, all that is considered normal wear and tear at any other apartment. So overall solid 3-4 stars. It's a good place with its issues.
I just moved in but Im already loving it :) We just came from an apartment where they had no elevator big enough to fit our couch so moving in was difficult. Here at State Thomas it was so easy! And the management is so nice!
The leasing office at state Thomas has been so great and quick to respond! Scheduling maintenance has also been so easy and they are very accommodating!
Love the location and love the amenities! Truly a great complex to live in--plus the free trolley goes to DART stations on both ends allowing me to not need a car.
Terrible apartment complex to live - try anywhere else. Parking garage is awful, smells like mold and mildew, and constant NOISE from construction and fire alarms going off all the time!
Renovations are great but lipstick on a pig. Mold, dirt, and obscene amount of dust blow out of the air ducts into the unit. Previous mold and flooding issues in the building were not addressed correctly. If you value your health, live somewhere else. Management will not take it seriously.
Great community. Very clean and well maintained. Management is responsive, helpful, and good at communicating updates. Cool events to meet people. Very dog friendly.
Would never live here again. Office staff is horrible to work with. They offer new residents cheaper rates than what they offer current residents renewals. Renovations never get finished. Elevators break every other week.
Leasing office is awful and very unhelpful. You can’t watch dogs. The updates to the court yards and rooftop pool will never be done. They have been working on them for 5 years now. Don’t live here
Fantastic location, communicative staff, thoughtful community events and event coordinators! Also, something not to be taken for granted… but the water pressure in the showers is greatttt. Seriously, check out other apartments and you’ll know what I mean. The cons are more on the residents themselves, as they seem to be okay with having their dogs pee in stairwells, stomping around in oblivion to their neighbours below and not being engaged in the community as the attendance to community events is poor.
Been great time here, no big issues and I’m only leaving to get a garage for myself! Would recommend to anyone looking in the state Thomas area!

Good community, community, the construction on the courtyard when first starting took way longer than expected, and more importantly the upstairs pool has no timeline. When I toured initially, it seemed as if these amenities were going to be available.
AVOID RENTING HERE. My shower feels like I'm being drizzled on. Fire alarms go off randomly at 2am frequently. Elevators are broken every week. Maintenance is unhelpful. My blinds fully fell off their fixture right above my bed. If I was asleep or laying there, it would have sent me to the hospital. I submitted a maintenance request regarding a noisy heater and was told "it's loud because you're close to it, we can't do anything!". Do not let the fancy exterior and lobby fool you, this place is cheap.
I have loved my experience so far. Any issues I have encountered have been swiftly handled by maintenance. The amenities have been wonderful as well.

I really love living here sans the parking garage situation. Communication from the front desk is timely in response, but sometimes lacks timely follow through. Overall, really a great area and I love the apartment unit itself.
I truly love my apartment! Love the location and being so close to so many restaurants. 100% am going to renew my lease! One of the negatives about being so close to McKinney Ave is the noise level around 2am after the bars close.
I love my actual apartment, the kitchen, the space in my room - I mean I can fit a king bed, two night stands on either side, a full dresser in front, and still ample space, so no complaints there. However, the amenities are lacking a little but the location is to die for!
The staff is very friendly and if I have a maintenance issue it is taken care of quickly! The property is well cared for and maintained well.
I love our new apartment. It is much better from where I moved. I always make sure to read all reviews and was nervous as the complex had mid to low reviews, but the staff is helpful and kind and I have had no issues. This is a great place to live!
Great community. Very clean and management is great at communicating updates about the building, responding to questions, etic. Great maintenance request response time as well. hey also hold events with free food and drinks all the time.
Had a good time here so far! There have been some small issues at times, but they seem to be resolved quickly and fairly! The staff is great and maintenance is usually pretty quick! And can’t beat the neighborhood!

I recently moved in and the staff here are super nice, helpful, and accommodating! I didn’t have any issues and there weren’t any surprises when it came time for me to access my unit. The apartments here are super nice, clean, and newly renovated. The location is perfect!!!!
I can't stress enough how much one should think twice about living here. This building is so woefully understaffed and subsequently mismanaged - their follow-up on issues is poor. They deem to call Ravello a "luxury" rental, I would beg to differ. I wish I could post a photo of the trash room on my floor - TWO days and the trash has mounted and not one person followed up. It's always one thing after another - all of the elevators have regular issues and/or are out of service. Gables rarely takes responsibility for any of it! I wish I had read the reviews prior to my renting.
I'm not sure how this system works. All of the reviews are one star, with one exception from 5yrs ago. What are the issues with State Thomas Ravello? They are as listed everywhere: - Zero ability to manage construction projects. I'm in the construction world and can tell you the pool, if ever finished, won't be until 2023. The city and engineers/inspectors noted a number of issues, which is why for 6-12 months you saw no trades working. The rehab work is just ok, but I would call it a facelift not a rehab/remodel. The flooring used would not meet most AHJ minimum standards, provides zero sound deadening, 8mil at best. Washer and dryer are antiques(not replaced). Cabinets were refaced however if you have full size plates they will not fit in the upper cabinets (door stays slightly open). A/C units are terrible. The issue with a bad/old unit is they are terribly inefficient (meaning you run them far longer, using way more electricity than need be). The courtyard project is a disaster. It's not a weather problem, its a Proj Mngmnt problem. - Security. It's funny, I went to get my car washed the other day, they have multiple cameras throughout the carwash. At a car wash. State Thomas Ravello has ZERO. Security is not a concern. Reply "we take this very serious.." but they have done nothing. Unfortunately I have encountered homeless wondering the hall when leaving for work. Simply put, I wouldn't want my daughter living where this was not immediately addressed. Cameras, Doorman, gates that function, that's taking it seriously. Suggestion: Take the $30 Garbage fee and reallocate for security cameras. Tenants would gladly walk their garbage 100ft if the trade-off was security. That's "taking security seriously." - Hallways: When you go on a tour ask to see the ceramic hallway from the parking garage to your apartment. They are beyond filthy. So people traverse those areas to carpeted hallways and all that gets pulled into the carpet. Ask to go out the center exit to Allen which too is embarrassingly filthy. Carpets and blinds, filthy. Hallway doors don't close. It's been 12 months, never cleaned or even dusted. No attention to detail in tenant areas - Maintenance Staff: Good and address issues promptly (in your apartment). Sales is sales and will tell you what you want to hear. I really wanted this to be home for an extended period. It's managed like a giant side-job at some point the location can't make-up for the shortfalls

First of all - I don’t know why the reviews here say 4.5 stars when the majority of the reviews actually here are negative. I wanted to add a review in hopes that people actually know what they’re getting if they decide to live here. The location for this apartment is fantastic. It’s not the quietest at night, but it’s a fun place to be as a young professional! Also, the newly renovated apartments are wonderful. And the courtyard pool is nice. Additionally, I’ve only had one bad experience with someone rude at management. Generally, most I’ve talked to have been friendly, quick to respond and helpful! However, sadly, the number of cons this place has going far outweigh the pros. Firstly, there’s something wrong with the fire alarms in the building that cause them to go off without reason anytime day or night. Sometimes for 30 minutes at a time. Super frustrating to be woken up at 4 am by a blaring alarm. According to emails from management, it’s always something (someone pulled it, or the wiring is off & they’re getting it fixed). I think the alarm is just faulty and needs to be replaced or fixed with a more permanent solution. This is by far the most frustrating part of living here. It’s super loud and disruptive and a bit scary considering you’d never know when the alarm was false or not. It happens much too frequently for this issue to have not been fixed already. Secondly, the elevators are always broken. They’ll work for a few days and then be broken again. Just really inconvenient when you live anywhere above the second floor. Thirdly, the keypads don’t work at every entrance half the time. I was once caught out in the rain and had to walk all the way to the other side of the building to get in because the other entries weren’t working with my fob. Lastly, I was told there was a rooftop pool being built that would be complete by November 2020. I moved out October 2021 and it was nowhere in sight. I understand there were delays with construction, but it felt like an issue that could’ve been fixed earlier, or at least communicated with the residents. Overall, the property just needs to be fixed up better. In general it’s just not well cared for. Love that there’s time and money put into renovations, but it’s preferable that the time and money be spent on fixing the issues that are actually present.. if these issues were fixed, I would’ve considered re-signing. But as is, it’s a no from me dawg.

Gables, the property management company never takes responsibility for the property and blames everyone but themselves when something goes wrong. Just the other day, several of the tenant's bikes where stolen. They won't release the security camera footage, either because they are lazy, or because the security cameras aren't actually working.... Just this morning, I drove by the door to the bike rack, only to see it propped up by the maintenance workers to make it easier for them to move large quantity of items. Unfortunately they are being lazy and not closing the door, putting residents at risk, and making Gables directly responsible for theft of stolen property at the premise. I highly recommend you look at different properties in the Uptown area, this place just isn't worth it. The door was recently propped open again later this afternoon from the time I promptly removed the shiv in the door, this time with a caution sign.
Too much noise and poor management. There is constant noise though out the days and management will lie to you, telling you they will do something and that you are a priority but will not do anything until they finish construction in a unit and then begin on other units. I’ve heard they’re almost done with units several times, do not fall for what they tell you! Also the pool will never finish being built, they’ve had deadlines several times and always get delayed. It’s bait for new tenants.

Constant construction noise during the day! If you work from home or plan on spending any amount of time in your apartment during the day avoid living here. Management thinks that letting you know when construction is happening (days not hours) to leave your apartment (where you pay rent) is a solution. This is an absurd solution for a place to live and pay rent. Seriously need to reconsider living here if you plan on spending time in your apartment consistently and pay to hear noise on a daily basis. Community organizers (Pollo and Polla) and maintenance crew are amazing and have always gone above and beyond.

- A mess of a parking garage that is awful to drive through and navigate. Also there are consistently nails in it and I’ve had flat tires. Management does nothing about it - Constant construction noise that never ends - Elevators hardly ever work - Gateways to the complex usually don’t read the PEDs and you’ll have to walk around to find an entrance that works - Small pool and small workout room - Uncaring management staff - Fire alarms just randomly go off for the entire complex, not for one specific unit. Again management never really apologizes or cares but it scares our animals for the 5-10 minutes they go off
