Property Ratings at Steelhouse
Incompetent management team, gates are always broken and property is poorly taken care of. They recently had a tow company come and tow cars from the garage. My registration is active, but the sticker fell off of my car. I let them know I was waiting for the replacement and when I woke up, my car was gone and I was told I would need to pay $150 in cash to get it back. I've lived here for 3 years and management has changed 4 times. Each time it gets progressively worse and worse as the rates continue to rise. I cannot wait for my lease to end.
The location of Steelhouse can't be beat. Halfway between the central business district and Ivanhoe district means there's something for everyone, and there are excellent restaurants and bars in the NQ.

Overall I have had a good experience with Steelhouse and am loving the location/ community. Rodney, the leasing staff, was very friendly and easy to talk to! He went out of his way to accommodate me. So far Im happy with my new apartment!

I've been living here for 2 weeks so far, the staff is very courteous and friendly and the apartments are very nice. Some aspects of the buildings/garage are noticeably aged, but it is made up for in location and amenities. Overall a great place to be!

I moved to Steelhouse the weekend before the pandemic lockdown March 2020. Moving during a pandemic could have turned into a disaster, but I dont regret it at all. I love my new home! Great location for waking to many places. The staff has really been supportive and accommodating to help make the Steelhouse community enjoyable and safe while adhering to pandemic guidelines. Living downtown Orlando can be noisy and crowded, but this community just on the edge of downtown, allows you all the access and the distancing. Though it is not perfect, Steelhouse is my home.

I have encountered numerous individuals that have been renting units on a nightly basis from Airbnb. There was no communication sent to residents that this was being implemented and I find this practice to be extremely unsafe. I have encountered these individuals walking around drunk looking for their Airbnb unit, smoking in the hallways, and using the amenities. I am certain that these renters have not been screened as extensively as the actual residents. I do not feel safe with these people having access to our building, pool, gym, mail room. It also seems extremely irresponsible to allow non-residents on the premise/in common areas when we have been directed by mgmt to refrain from having any outside guests around the amenities. I was very frustrated to have to found out from other residents that Steelhouse regularly rents vacant units on Airbnb (posting attached). This program is something that the office failed to mention when I moved in and I find it disconcerting that it is happening without the awareness/consent of residents. The lack of soundproofing has been a constant issue since I have moved in. I can hear my neighbors on all four sides and the tenants above have regularly kept me up past 2am by banging on the floor and partying throughout the week. I have had problems with roaches since the day that I moved in, despite taking my trash out daily and keeping my apartment extremely clean. Trash constantly being piled up throughout the hallways even on days where the valet trash service is not offered. Additionally, I have had problems with hundreds of flying termites swarming inside of my apartment. It took several days for maintenance/the office to return my call and send an exterminator for inspection. Upon inspection I was told there was nothing to be done about this and that I would just have to wait for the swarming to stop. Something so simple as a request for a new A/C filter can take up to a week to fulfill and on 2 occasions the request was ignored altogether. The amenities have been closed constantly even prior to/post reopening from the Covid lockdown. The hallways are constantly dirty, fans have been broken for weeks on end, and garage access doors that should be locked are broken/open for anyone to gain access to. Regularly several homeless individuals camping below the pathway as soon as you exit the garage stairway from the first floor.

Property is mismanaged - several property companies have switched hands in recent years. Depending on where you live, you can hear an incessant alarm from mechanical closets - an ongoing issue. Cockroaches, no matter how many times pest control comes. Vomit in my hallway for more than a week and the excuse was, we’re changing management so we can’t use our current cleaning crew. And I didn’t get that excuse until several phone calls, emails and in-person pleas. Leasing workers are nice until there’s a problem, then they’re hard to get hold of.

This property is very poorly constructed. There is no sound barrier between the floors and the noise is so bad that I can hear my upstairs neighbor opening and closing his kitchen cabinets. As a real estate professional, I know that this issue is usually a result of a faulty subfloor. When I reached out to management with this information, there was no response which shows that they do not care much for the quality of their building or the comfort of their residents. Additionally, air conditioners in this building break frequently due to the way it is constructed. I have been a resident here for 6 months and mine has broken 3 times so far. The maintenance team is very responsive and always gives a temporary fix, but I'm not looking forward to my AC unit breaking once every other month. There is also frequently trash in hallways and all over the parking garage (including cockroaches and pet waste). The grill area is never clean and the gym wipes are not stocked regularly. I have also found out that this property rents on Airbnb which was not disclosed to me at the time of leasing. Given that there are no cameras in the hallways and anyone can rent through that site, this creates a huge personal security risk.

DO NOT LIVE HERE. There was a break in across the hall from me and Steelhouse & CREA Management has not done anything to keep their residents informed. I had to call them to get information and all they could tell me is that "I can sleep well at night knowing that it was an isolated incident & there was no forced entry". When asked if it was or was not a burglary they stated that they did not know (there are no cameras on the floors btw). If you care about your safety and want to live in a community that keeps you informed about what is happening in the community, please do not live here. I am a current resident and I do not feel safe. I have called and emailed everyone I could and they have shown no empathy or care in the world. Very disappointed.
If the unit you are looking at is facing colonial avoid this place. It literally sounds like cars are driving through your living room. If you have trouble sleeping you will not be able to fall asleep. Colonial is busy almost 24/7. Waking up to morning traffic and honking is so beautiful. There is no sound dampening whatsoever. It sounds like your window is open. One other issue is the gym. It's worse than some hotel gyms I've been to. If you take working out even remotely serious you will need to get gym membership. This is one of the most overpriced complex downtown. And now they are listing units on airbnb so you will find food and trash on the floor in the hallways.. Its disgusting. The staff is nice though.

This complex has decided to make 25% of its units Vacation rentals, Since then the noise and parties just don't stop. After living here 3 years I'm forced to break my else just to have a good night sleep. Look up Steelhouse on the news
I love our New Home, Moved in August and couldn’t be happier with the location and The Office Staff and Management. Really enjoy the little Gatherings they provide, from Free Starbucks Coffee every morning , doughnuts twice a month and free Tacos Met many new friends within our Complex. The pool is very relaxing and The Gym is great ???? I had one issue and Maintenance was on it. I’ve met 2 Police Officers and a State Trooper that live on site. Overall I’m very pleased and I recommend this Complex.
Great location, you are downtown but without the traffic of downtown or the road shutdowns that occur every time there is an event downtown or at Lake Eola. Walking distance to the lake, the bars, the arena, Soccer and football Stadiums and Dr. Philips performing arts. You are also right by I4. There are 4 restaurants and 3 bars just across the street if you feel lazy. The building is very quiet, you never hear the neighbors, people at the pool or the train. Maintenance requests are handled successfully the same day or the next day. Neighbors are mostly young professionals and never heard or seen an issue. building is kept clean at all time. The pool and grills area are kept clean and well maintained. The apartment is nice, high ceilings with upgraded appliance, white marble and plenty of cabinets. The staff is helpful and friendly, always willing to help with a smile. They also organize events for the residents and there is free yoga on Saturdays. The gym is well equipped if you are into that.
You can gain access to this apartment complex off of Orange Ave where the complex has 3 doors that are supposed to be locked securely but due to poor upkeep at any given time you will find two unlocked. When I brought this to both management companies(building was just bought in early 2019 around May)I was told it was due to tenants moving out but they would look into it. But both management companies just ignored my repeated request. If I could upload pictures I would attach pics showing the doors broken. Also there is only one security camera that doesn’t work on this side of the building.

I just graduated law school and now working with a law firm down town.i looked at several properties and Steelhouse was by far the best price for the money! Location is great too, right next to I4...everything is close by!! Also the staff is really nice and very helpful!! I would definitely recommend living here!!

This apartment complex is awesome! The building and the facilities are gorgeous and are very well maintained. The maintenance crew is very quick to address any problems I have with my unit. The leasing office personnel are extremely helpful. The unit itself is so cozy and I felt right at home the moment I moved in. The complex is in a great area with restaurants within walking distance from the front door. Best apartment experience I have ever had!
Great staff who genuinely care about your needs. The rent is reasonable and the management rocks! Great location and conveniently located. Couldn’t ask for a better apartment. 24 hr gym and salt water pool. Cool clubhouse with Apple computers.
We love Steelhouse! My daughter and I moved here so she can dance at Orlando Ballet and although we just arrived we are in love. I was super nervous renting without looking at the property first...we moved from Texas...but Sarah was amazing helping us out the entire process an easing our minds. I definitely would recommend Steelhouse! You can't beat the location, the price, the luxury details, and the amenities. This is our resort feel home away from home for sure?
Just love this location! Close enough to downtown but not in the thick of it! LOVE the salt water pool ( much better than the traditional ones!). Fitness center has everything I need and is never crowded. The view from the lounge ( especially at night is very nice). I have lived at several apartment communities ( a couple downtown area) and this place is by far THE BEST!!! The staff is very helpful and friendly, from the maintenance and office. I'd give this property a 15 out of 10!!!

Living my whole life in apartments I was pessimistic about what these apartments would offer - However I was wrong! They are, in a word tremendous. The staff makes you feel like a true "resident," and not just a monthly source of revenue. The amenities wonderful (they recently expanded to 4 grills and revamped the pool area - which please note was only 2 years old to begin with), have added dry cleaning take away, food truck nights and even have a free stop on the new Lynx system to head downtown. The apartments are clean an spacious and I have had a considerable amount of friends mention how wonderful they are inside. (Even my eternally negative father complimented the space). They are relatively quiet, energy conservative and all have updated kitchens which truck are a joy to the eye. The overall grounds are very well kept, and the maintenance staff one of the nicest and most accessible I have ever worked with in over 25 years of apartments from my college days on. Oh, and in regard to rate!!! Well, for the money it is the BEST investment you will make. Other beware apartments confuse the City of Orlando with Downtown Manhattan. These are priced fairly and competitive. And they are willing to make sure you feel like the decision to spend a year here is the right one. By the way I have referred three friends here. And my name is worth more to me than anything. I would not have recommended SteelHouse had I not truly believed in every word I have just written.
While we've only lived in the complex for a month, we've found our neighbors to be quiet, the management to be responsive and the complex to the clean. The complex is updated and is convenient to downtown. The only thing we wish is that they provided recycling for plastics and cans and that the gym was bigger.
I love living downtown at Steelhouse. The amenities might not be the highest compared to other places in the area, but it's also quite a bit cheaper than those places. Staff is always nice and atmosphere of Steelhouse is homey.
