At the heart of Missouri, Columbia is truly one of America’s greatest college towns. Locals, whether connected directly to the university or not, regularly visit campus for sporting events, concerts, gallery exhibitions, lectures, and more. Just north of campus, Downtown Columbia features a thriving mix of coffee shops, restaurants, nightclubs, taverns, and performance venues, largely catering to the huge numbers of students from Mizzou, as well as the smaller Stephens College and Columbia College.
Of course, the community extends well beyond the collegiate environment at the city center. The University of Missouri Health Care system is the second-biggest employer in town, so the community of healthcare professionals in town is quite extensive. The cost of living is quite affordable, and there are numerous apartments and rental homes to fit any budget.

Property Ratings at Stephens Park Apartments
I have been waiting almost 3 months for my deposit back. The manager is just hateful.
My Stephen’s Park Apartment has NO insulation. You can feel the wind coming through the walls, windows and doors. There was an “ant and wasp” problem. Management said the ant problem was my fault, however I kept my apartment clean! I did very little cooking and dishes daily. Upon moving in I had 2 smoke alarms. I was charged $15.00 in the middle of my lease for an ”Fire Inspection Fee and additional ‘3rd’ smoke alarm”. When I moved out after 1 yr. I left the apartment in “move-in-ready condition. The management charged a fee of $35.00 for drip pans that cost $5.00 at Walmart and that were replaced the said drip pans before leaving and I left additional pans on top of the stove. They also charged a “large” cleaning fee of $205.00. My apartment was left in ready to move-in condition.
Living here around 2020 it was wonderful to have the opportunity to walk in the park, be just a short jaunt to downtown, and be so close to shopping and food. The price is also so good for what you get compared to other places I was looking at, like Broadway Apts. The current property manager, Patty, is so considerate and has been working to improve things around the complex even within units, and posts frequent update info to tenants. Maintenance is incredibly speedy, resolving conflicts within the day or earliest possible next morning. My only “complaint” is that the units are a bit old and show their age in their hardware, paint style, appliances and flooring (at least in my unit) but I am eager to make that trade off for all the benefits of the complex otherwise. Online bill pay, quiet place, but cats allowed— perfect! I love my little home at this complex.
The units have been recently refurbished and have brand new decks on second floor apartments. I've lived here for years and love the landlord. Always quick with any issue. The apartments are clean and spacious enough to make it your own little home . Only cats are allowed but your right next to the park, literally across the street in which you can swim in the lake or swim in the pool provided by the apartment. Washer and dryer hookups are available which is a plus for its rare in this city.
