Property Ratings at Sterling Apartments
They do not maintain their apartments at all. They also will not hire any help to take care of problems within the apartments, so you are fairly well stuck with whatever is wrong with your apartment. When I first arrived I had broken internet, a broken fridge, paint all over the floor, a clogged and broken garbage disposal, and a broken but functioning toilet. I had also talked to many people within the apartment and their situation is the same. This stuff should be fixed over the summer since that’s when their leases start and end and with most of their tenants being college students. The staff is good but the corporate branch does not make their job easy for them whatsoever.
Great value for Boulder students living off campus. Sterling has a pool, hot tub, and gym on site, and all utilities (including internet) are included in rent. Each unit comes with a washer/dryer (not coin operated), a large television, and good quality kitchen appliances. Lease terms are catered toward students. Friendly front office staff are responsive to any maintenance issues if they come up, and are dedicated to keeping the property in excellent condition.

I’ve live here for 3 years as a student at CU. Optimal location for walking to campus. The facilities are great, the amenities are amazing and always well kept. There is plenty of space to hang around the property in the common areas. And in unit washer dryer is the best part.

Sterling has lots of amenities (pool, gym, game lounge, and more), the front office staff (Brittany in particular) have been really helpful when I need something, the WiFi is fast and all utilites are included in rent, and the location is superb for walking / biking to campus every day. If you are looking for an off campus apartment near to CU, Sterling is worth checking out!

The staff are nice and excellent. The rooms are a really neat setup with a great community feel and still have privacy too. Each unit has their own TV, with fast internet service and I have lived here for two years and they have been super friendly and accomadating to my needs. My roommates were all super easy to live with and really good matches. I haven't had that experience at other apartment complexes. I definitely recommend living here for single adults, college students, and young couples.

Living at sterling has been one of the worst experiences. The wifi will randomly turn off and it will take them 2 months to finally fix. The hot tub never works. The leasing office will often shut down early, which is inconvenient since that means you'll be unable to get your packages. There is always a party going on by the hot tub, which can be fun occasionally, but more often than not its just a bunch of people being loud and openly doing drugs while you are trying to sleep. My point overall is do not live here. Its small, crowded, and cheaply made. Do not live here.

To be honest, Sterling is not perfect. It has it's issues, and things break sometimes. But the staff does a wonderful job making up for it, and making it an overall great place to live. (Special shout-out to Marvell. While things do break a little less than an ideal amount, he does a great job getting things fixed/replaced as quickly as possible. He handles every maintenance issue himself, and is a super hero.) It helps that most(all?) of the front desk staff also live in the building, so they are not detached about any issues - they are invested in keeping The Peaks clean and comfortable, and when you walk into the office they are always eager to chat and get to know you; after-all, they are our neighbors as well. (Special shout-out to Rachel in the front office. She is one of the sweetest people I know, and she is always willing to help out where she can, or answer any questions you may have. No problem is too petty for her to listen to and understand, and I promise you'll leave with a smile after talking to her. Brittany and Chris are also splendid; I just personally haven't had as much interaction with them as with Rachel and Marvell). Also, this is a great place to move if you are new to Boulder and don't know anyone. I have met so many people here, whether it was at the fire, the pool, the hot tub, or the game room/vending machines. Definitely going to move out with more friends that I moved in with. There is a survey you take when you move in that matches you up with your roommates, and while this is not an exact science, I got matched up with two of the greatest humans.

Do not plan on living here unless you want a “whole room” yourself (you’ll understand when you take a tour). The rooms are so small if you plan on living with somebody else. The roommate matching is not good and asking the staff to switch leads to a big hassle. Their selling point is the outside area with the pool and hot tub but after a next month the lights get taken off and pool and hot tub aren’t on— you eventually just have a dark outside area with 2 puddles of water. Also there are no elevators, so good luck moving in/out. The parking lot is ridiculous!! Having to pay $50 every month and booting cars 24/7 eveutalu making them pay $120 to get it off, I get it, you have to be strict but calm down.
PLEASE STAY AWAY. Horrible apartments with horrible staff. PLEASE DON’T MAKE THE SAME MISTAKE I DID
I don't think I've ever written a review before, but was beyond compelled to after my experience at Sterling University Peaks. I have never been treated with such consistent kindness, attention, and respect as I have by the team here. Everyone is always in a good mood, eager to help and quick to do so. I have never been made to feel that a repair request was too small or inconvenient. Marvel is Awesome!! When you rent, it is easy to feel that you are wasting your money or not getting your money's worth, but this is the first time I felt that my rent is also contributing to a higher level of service, quality, and care. I would highly recommend Sterling University Peaks if you are considering moving to the area!
Sterling has been great! Super cute apartments and the management staff has been nothing short of amazing here. The common areas are always kept nice and neat, whenever you enter the office the staff is always warm and inviting. Very comfortable living here, there is a sense of community in this apartment complex. Great location, close to campus!!

Positives: Staff are incredibly nice. Maintenance staff fix things quickly, or at least stuff in the apartments quickly The hang out area has a pool, Jacuzzi, hammocks, and a pool table. Kitchen is super nice Negatives: The internet is practically non-existent. I can honestly say it on the same level of bad as the time I lived in a biology station in the middle of the rain forest. Like don't count on being able to Skype, Netflix, or do any online homework here. The rooms are like 10 by 10 ft. each with no privacy (You'll see what I mean when you get a tour). As for lighting, one room gets the window the other one gets an electric light source.
When I moved into Sterling, I was pleased with the rooms both by how they looked and how they functioned. There is plenty of separate space as well as shared living space for you and your roommates. It is a great community, and there is always an activity planned each month for residents to get to know people.
I was asked my the main office to give a good rating of their apartments. The truth is that it's the exact opposite and they are just going to have to deal with the truth.
So, when we first moved in we were met with a ridiculously full parking lot and busy construction workers everywhere and we were worried about what this meant for the future of our residency... HOWEVER, shortly after the move-in, the construction was finished and the leasing agents were able to focus more on the individual resident's needs. Whenever I go to the office I'm greeted with such warm and always taken care of. One of the leasing agents is on first name basis with me. The start was rocky, but since everyone has settled in and the owners of the building put more work into making the communal space more inviting (fire place, buffalo mural, lights across the courtyard, pool table, couches etc.), I don't at all regret moving here. It is so conveniently close to campus and for such a cheap price. Snag this deal while you can!
The apartments are cute and perfect sized. I like how the apartment is colorful, and the outdoor area is very welcoming and fun. It includes couches, a fire pit, a spa and pool, benches, grills, and hammocks. The management is my favorite, the ladies at the leasing office are always so kind and eager to help! However, the landlord (Matt) is a greedy punk who cares more about money than the satisfaction and well-being of his residents. So take that into consideration before moving in here. Otherwise, this is an affordable and fun place to live for college students!
I was almost out of my mind trying to find a place for this semester when I found this place. The girls at the front desk were so helpful when discussing the floorplans, the contract, and all the move-in logistics. Never found it easier anywhere else to move in. Great place for college students on a budget.
