Property Ratings at Sterling Heights
I live here on sight and I love living here. I love how helpful the maintenance team is. I love the people in the office. Everyone is so great. I have lived at one other apartment complex and the service at Sterling Heights is beyond imaginable. Thank you Sterling Heights.

We appreciate the accolades! Our entire staff works together to provide outstanding customer service. We look forward to continuing to exceed your expectations. Thank you for being a valued resident!
We moved into this apartment complex to gain an extra bedroom for our newborn daughter. It is nice enough with maintenance needs and outdoor repairs and cleaning happing in a timely manner. However: The building was clearly constructed with cost cutting in mind. Random walls are paper thin while others could block sound from a 747. The ceilings/floors are uniformly thin. We could hear every step and activity of our upstairs neighbors. The office staff are all about corporate profits and don't care a thing for tennents. When they finally offered to move us into a different unit after months of noise complaints about pandemic parties, it was only with a $700 'transfer fee'. We dealt primarily with one gentleman from the office who has an exceedingly fake sounding customer service voice which we found incredibly frustrating when coupled with the companies inaction. To top it off they stole our security deposit, charging us to clean an already 3D stained carpet and for a general cleaning despite a week and 4 different people cleaning the entire apartment. If you have money to set on fire and don't care about noise both inside or outside the building then this is the place for you.

While we strive to always be polite, timely and transparent, I apologize for what sounds like a less than ideal residency. Without our residents, we could not be in business, so we know how important it is to provide excellent customer service. There may have been some opportunities for us to better communicate with you, so that your perception of us would reflect our values. Thank you for your feedback, as we will take it as an opportunity to improve; we wish you well.
This is a warm friendly community that we love. We actually lived here for 7 years from 2011-2018. We sold our house and came back :) Love the shopping nearby, view of the airport, closeness to the freeways and many areas to walk. Office staff is great, responsive, friendly and always a pleasure.
These apartments are 1 mile from Trader Joe's and Fred Meyer! It makes a nice walk on a nice day. Plus the management here is great!
I recently moved to the Portland area and couldn't be happier with my choice to live at Sterling Heights. Classy, quiet, clean and well managed. The maintenance team is amazing; I had a few minor issues when I moved in and they fixed them within a few hours! Even saw someone drive by a gum wrapper in their golf cart, turn around a go back to pick it up. Melinda and everyone in the front office is super friendly and quick to help with the smallest thing. I often go down to the club house to get coffee and its always a pleasant atmosphere because of everyone who works in the office. If you are looking for somewhere clean and professional to live close to Vancouver and the Portland Airport, this is a great choice.
I have been asked to move my cars while away on business trips 3 times in the last month so Sterling Heights could complete maintenance work. The first 2 times, I paid friends to move my cars out to the main road, then again to move them back into the spots I pay for. The 3rd time, I didn't see my building listed on the email they sent out, so when I returned from last my last business trip, my company car was missing. Apparently, if I had opened and studied the map they sent with the email, I would have seen the "shaded" area right next to my building. This was a very costly mistake, because it turns out they had my car impounded in a tow yard over 14 miles away ! I had to cancel my plans for the four Day 4th of July weekend and then spend nearly $500 to get my car back. I told them they paid way to much to move my car, as it only cost me $100 to have my cars moved the first two times when I was out of town. Then, they said I would have to pay for all of it !! If Sterling Heights can't afford to move some cars for it's customers that fly out of town for business, then they can't afford to be resurface their parking lot. I've been in sales for long enough to know its easier and less expensive to keep existing customers happy than it is to replace them with new ones. So, this review will stay until I am reimbursed or at least given some kind of discount on my rent to acknowledge the amount of time and money their parking lot resurfacing project has cost me.
Sterling Heights is an AMAZING HOME! Beautiful complex, stunning area and perfectly located near everything! The amenities are fantastic, pool, spa, gym, dog areas they have something called trash valet. You're given a specific trash/recycling bin to put in front of your door 5-days a week and they pick up your trash and recycling! Plus, when you move-in they pick up all your cardboard boxes. Never have to make trips to the trash again, truly a fantastic service. They have a digital package concierge, that's easy to use you can pick up your deliveries 24/7 outside of the office hours. You can easily pay rent online with a debit or credit card. You can also easily submit maintenance requests online, I did 2 requests and the maintenance guys came within 15mins and fixed everything. The front office staff is completely amazing!!! They're all soo helpful, soo sweet and go above and beyond! Sayomi made the moving-in process easy and pleasant! Shopping centers are 3mins away, Portland is 15mins away and there are endless food delivery options. The apartment itself is absolutely stunning, I'm on the 3rd floor w/ the spiral staircase loft w/ a view of downtown Portland. The neighborhood is quiet and clean. I haven't seen 1 bug, not 1 ant, nothing! I've lived in California my whole life and 12 years in Los Angeles, Sterling Heights is a dream compared to California apartments! This place is AMAZING!!!!!! Thank you Sterling Heights for being an amazing new home! I LOVE IT HERE!!!

Wow, we're so glad that we were able to go above and beyond your expectations! This review makes us blush! The team at Sterling - in the office and the maintenance team - truly care about the community and residents and I'm happy Sayomi was a stand-out among the team in helping you. Have a great day!
I had a hassle free and drama free experience at Sterling Heights Apartments. Management was professional friendly and extremely helpful and went above and beyond their job title to make sure my move in and move out went smoothly. Thank you ladies for such excellent work. I definitely would recommend this place for a place to live. My apartment was without doubt the cleanest apartment I have moved into and maintenance always filled request within a timely manner. If you are looking for a quality place to stay with no hassle, Sterling Heights is the place for you.
I will state that in the Past year the Management has done many things to Improve this Complex. They have added Security Gates Which def make the community a much safer place for us and anyone with Children. This has have really cut down on the Non Resident Traffic and Strange cars cruising through at 2AM that do not belong here. They have started Strictly enforcing the 2 cars rule (Some folks take advantage with Several Vehicles in one apartment creating a Extreme shortage for the rest of us who play by the rules. They now same day tow Covered Spot Offenders who park Illegally in other peoples spots. The Pool rules are safer for everyone, The Maintenance is very quick to respond (Less then 1 day in my experiences) My apartment is in Excellent shape Clean and very Modernized. . These are MY Opinions but I will state i just signed my 4th Lease with them because of these vast Improvements to our little Community. I am Very Happy Living Here. Please Ignore the Troll comments on this place as most are written by those who have issues following the rules. JIm LasCola
My husband and I have lived here for a year and a half so far. Here is a breakdown of our experience. Pros: The apartment itself is good. I like the overall layout of the apartment unit and it was clean up on receiving. The noise level is relatively quiet. We've never once heard our neighbors through our walls. I also think being an end unit attributes to this. Maintenance is on top of their work. Any time I've ever put in a request it's usually completed within 24hrs. The maintenance staff has always been really friendly and professional too. The location is also a good central location for stores and easy access to the freeways. Cons: The parking is a mess and super unorganized. Carport and garage spaces are not distributed by location but rather more of a lottery system. First come, first serve basis. It took us more than 6 months to get a spot by our apartment. They are eliminating two of the entrance points and are making them into exits only. Therefore, there will only be one entrance at the front. I think it's too soon to tell how much incoming traffic this would create though. Customer service - I can't stress enough how much the quality of the leasing agents customer service has gone down. Good leasing office associates can really have an impact on your experience. I went in to the office today because I had questions about the new changes with the complex ie - new delivery system and gates. I also had to esign something that I couldn't access through the app. I spoke with a newer agent who I won't name because they told me it would be considered defamation of character if I named names. Not only was she super unprofessional and condescending but got irritated over little things such as - when I didn't memorize the link to the website. Sorry I didn't make it a point to make your URL a priority, lady. When one of the office computers seemed down she refused to try using any of the other computers as a back up. I guess that would be too much trouble? When I told her that the gate crew was blocking my carport she told me to basically get over it and figure something else out for the time being. When I asked her basic questions about the new package concierge she got irritated for asking basic questions that she didn't know the answer to. And finally, when my patience wore out and I decided it would be better to remove myself from an escalated situation she literally followed me outside and yelled after me. Who hired this person??
Living at Sterling Heights has been a great thing for my family and I, one of the main reasons has been the rent that we could sign up for, when we originally signed up for the lease, plus the other reason is a very professional and courteous agent Sayomi. She always has a great friendly attitude, while listening carefully and getting things done that you as a tenant go to speak about. They also have a great maintenance person David, who is also always very cheerful, respectful and a hard worker. With their ease of great attitude, they truly make Sterling Heights a great and wonderful home environment. An office staff, just with their attitude can easily make or completely destroy a place. It is supposed to be your home, if other people by their poor behavior or attitude upset the environment close to your living place, one can't just stay in a place like that. Good and effective rental cost, along with a great attitude staff would be a place that I know that I would never want to leave, unless of course I was going to buy my own house or something!!!!!!
Having lived at Sterling Heights for a little more than a year, I have witnessed how the policies at Sterling Heights (and the LiveIDM apartment management company, by default) have caused me and my family financial and psychological stress. There have been many times that the people in the office have made our lives frustrating, but I will only list a few now. First, this apartment has raised the rent 15% after our first lease ended. The first time we were given the paperwork, they had quoted something reasonable, yet when we went to the office to sign, they said it was wrong and bumped the price up right in front of us. Another time, our car was towed after less than 24 hours notice. One member of our family works from home and doesn’t need to move his/her car everyday. Apparently management had put a warning sticker on our car sometime in the morning and then had it towed by the early afternoon. If you want to live in fear everyday of having your car towed, even though you are a legitimate renter, definitely come rent from these ‘caring’ people. The fee to pick up your car from the towing company’s parking lot is only a little more than $400. If you are rich, don’t worry about it. The fee only increases on a daily basis. Seeing as how Sterling Heights’ garages only rent for more than $100 each (more depending on the size), it might be a fee other families might be willing to pay. Regarding the towing policy, after this incident, one lady at the office humiliated my husband and called him names for going into the office to plea that the office would take care of the tow fee, as we did not intentionally harm anyone by parking in one space for too long (which apparently is more than one day for the uncovered spaces) and because we were not ware of their policy. If you like being attacked verbally by your apartment’s office people, definitely come to live here at Sterling Heights. Personally, I cannot wait to move out. After towing our car, the office then put fliers around the building about their towing policy. Thanks for the forewarning! Moreover, the squirrels keep us awake all night - in the winter and even in the summer. The building itself has ventilation holes that allow birds and squirrels to nest above the third floor rooms.
I came to Vancouver from Calif. for a job . I found my apt in apt guide and this new section was just being built. The apt is in the last building on the end so is very private and has a nice patio facing back fence with nice pine trees. My dog loves her spot on patio. There is a large kitchen and 2 pantries which for me is a big plus as I am a gourmet cook & need the space .There is a lg corner gas fireplace in the living room and I love it in the winter as it keep me warm and cozy. There is all the amenities pool and wt room and lovely lounge for our use and parties. They always have a Christmas party each year as well. I am the only tenant in this apt and have been here 9 years ,it is my HOME! It is very well maintained as well.and feels very safe. I don't plan on moving unless I win the lottery LOL!
The office staff are friendly and helpful and maintenance requests are taken care of quickly. Downsides are that it is crazy expensive for a person making a bit over minimum wage and still also wanting to purchase groceries or gas. The walls are also pretty thin. But nicely laid out and in a great spot.
