Buena ubicacion, hay supermercado cerca ,centros comerciales,universidad ,colegios, Mall. Buenos estacionamientos y apartamento espacioso. La administracion responde por las inquitudes o fallas de algun accesorio. Te ayuda en proceso arriendo. (en otros condominios no esta la conectividad y no ayudan en la operacion de renta,solo se procupa que hagas la aplicacion).
Just when you think things could not get any worse – enter Hallmark Management….. This is the THIRD management company to take over the property here located at 6115 N Davis Hwy Pensacola FL 32504… Formerly Heritage Apartments , then The Park at Sterling Hills, now there’s no more ‘Park’ and it’s just Sterling Hills Apartments…. Seriously… this is pathetic. Our water has been turned off TWICE in the middle of the day WITHOUT any notice without any warning without any email or text message heads up and without any apologizes. It’s as almost the paying customers (tenants) are non-existent here. HELLO WE ARE HERE… THERE ARE ACTUAL REAL LIFE LIVING BREATHING PAYING TENANTS THAT LIVE HERE…… HOW ABOUT A LITTLE RESPECT AND COMMON COURTESY..!! The new property office staff are incredible inconsiderate and rude and disrespectful. STAY AWAY..... Every other week there's something else going wrong or breaking. The window and doors are so old. The appliances are really old. The A/C units are really old. They took away our ceiling fans and did Not replace them. STAY AWAY.
Absolutely horrible management. No respect for personal property. Rude and condescending are the BEST things you can say about the management.

“Updates” to the apartments could be described as putting lipstick on a pig. They didn’t actually fix any issues they just slapped “new” finishes on an old out dated place. The new paint is actually three different shades of grey and the worst paint job I’ve ever seen. The breezeways are extremely dirty, there is always the smell of weed, it’s really a very dirty place. The master bath is so very small, the “walk in closet” isn’t exactly a walk-in closet. The pool is consistently out of commission due to poor maintenance, the water was green every other week. Parking is an issue since they make you pay extra for a reserved spot, no one pays the extra therefore the reserved spots are never used causing a parking issue. We rented a 3 bedroom which was incredibly over priced. The only reason we lived here was they allowed big dogs (golden retriever). You can find a much nicer place for the same price or less so unless you need a place that accepts big dogs keep looking, you don’t really want to live here.

I'm actually pretty happy with my apartment itself but overall am not very happy with my experience. Ownership/management changed a couple of times right before I signed my lease so if you're reading reviews much before the middle of 2019 you're probably reading reviews under previous ownership/management so take them with a grain of salt. Pros: - I like the location. - I'm pretty happy with my unit. - Maintenance is pretty responsive but I really haven't had any serious issues. - Access to 2 pools (when they're clean enough for you to use) - New roofs, freshly sealed asphalt. Cons: - Empty promises: I was promised several upgrades to my unit as part of the new ownership's "basic upgrade suite." Have they happened. Negative. - Empty promises: The old rec center/GYM had a fire in the past. For going on a year now (or longer, maybe) tenants have been paying rent on this amenity that we cannot use. They keep promising completion dates and those dates just sail on by. Do they prorate our rent for it? In our dreams. Do they still advertise it on their website? Of course. SO DON'T BELIEVE EVERYTHING YOU READ ON THEIR WEBSITE. - Empty promises: Same as above for the "business center." - Lack of parking and a new BS parking policy. We have very limited parking at my building. People are literally parking on the side of the road, in striped out areas, in handicapped spaces, etc. because there's just no parking. Now they've gone an painted some new reserved parking spots in front of the building...just so they can charge you more money to have your own spot. Pretty greedy if you ask me, especially when we need parking so desperately at my building. - They seem to have a lot of water piping problems. We often get notifications that they have to shut off water temporarily to address some sort of emergency. - You have to pay for water through them and it's a flat rate so I (living alone) am charged the same amount for water as units with 4+ people living in it. - They don't want you to use water spigots (they removed handles and stripped heads so you literally cannot operate the vast majority of the spigots onsite). - I could probably think of more if I thought about it for more than a couple of minutes. I want to like this place but my lease is up soon and I'm just not sure I'm going to renew it. Oh...and they want to increase my rent. For what, I have no idea, because the gym, business center, etc. are still not operational.

This guys here are joke !! They don’t care about their customer since you have paid them money that’s all they want and they don’t take any responsibility. ( They just want is the money). They are laundry thief, they stole my laundry 3 times and since I have paid my rent to them they don’t care about anything else. They think they don’t have any obligation. My neighbours and friends who stays here also complaint about this stolen laundry and they are not taking any action, I suspect they are involved in it. So just don’t get apartment here ! FREE ADVICE ...!!

I have lived at this complex for a while now and the past management had me wanting to leave. The grounds were never maintained and the office seemed to always be closed. But with the addidtion of the new management team, things are getting much better. The new staff is freindly, kind, and always eger to help.

We moved in in June this year management was a little slacked, but maintenance when they finally got work order does great. The new management as of the last few months great, fixed our issues and always a call back. Very friendly and eager to help everyone with past issues as quickly as possible. Unprofessional staff and no integrity. Went to rent from this place. Put in application fee and also was told if we wanted the apartment we had to secure it with a deposit. Every time we went to see the apartment or any in equivalent and they said it's not available. After too many attempts to see the apartment we peeked through the windows and saw the atrocious apartment we we're gonna end up renting if we signed a lease and we called and said no way. And demanded our deposit back and they refused. I told them you refuse to show us and what we saw isn't what's online. They Took almost $700 from us. What you see online is NOT what you get. Manager is never available either. Her staff has integrity issues and are not honest to their manager of what they do when she isn't around. Reporting to Better Business Bureau. Scammers!!

Ive lived here for around two years now and for the most part my issues are resolved quite quickly, but as of lately I have had a recurring issue with the AC, both mine and my upstairs neighbor. Even as I type this my upstairs neighbors AC is leaking water and its coming down from my ceiling. My AC has around five or six times just quit working usually alongside of massive flooding all in my hall and connecting rooms. This most recent time, other then the ceiling-water that is slowly soaking every towel I have, my AC has not flooded however I was told I would have to wait for them to order a part and that I will be left without an AC in the middle of summer for an unknown amount of time. It currently is 83 in my apartment and rising a temperature that is quite hard to sleep in especially for someone who has lived in cold environments most of his life. Honestly, if this was the first time I've had an issue then I would just accept it and move on but this is ridiculous. I have never in any place Ive stayed at had as many issues so often as I do here. The service is polite, the people in the front office are polite and helpful the neighborhood seems to be quite decent. It is just the repetitive issues that are only temporarily resolved that is lowering my review, and please note I am not an expert on AC or the units involved but surely if other places can manage it then Heritage should be able to also. - Tommy V.

I have been living here for over 8 months and it has been wonderful. Upon moving in I worked with leasing agent Mary and she is an amazing person who helped me get settled quickly and remains so to this day. In regards to the accommodations they are excellent. I have a 2 bed and one bath with a large living room and desperate dining area. And the complex is always clean with two pools, playground, dog park, laundry and a gym. I love it here and would recommend living here. VR

I live in a one bedroom apartment and have a huge bedroom and living area. I have lived here almost 18 years in the same apartment and it really does feel like home. Maintenance has never let me down and I make a point of saying "Hello" to the them. The current management took over 3 or 4 years ago and they are remodelling apartments as people move or they are transferred to another apartment. This puts a heavy burden on their staff but my maintenance requests have always been taken care of. I am a senior citizen and receive a senior discount on my rent. They location of the complex is very convenient to shopping and restaurants and parking is more than adequate. For anyone looking for a nice home in a good location with excellent service they have my 100% recommendation. A happy tennant, Keith S.

I wrote the following paragraph 8 months ago and the staff continues to be friendly and helpful, always promptly fixing anything and answering my questions with a smile. -EF I was in a close time crunch an the assistant manager, Mary, was very helpful and informative about the area and she was able to get me a quick place, even though we stopped in about half an hour before they closed. The apartments look nice, the bathroom is a bit small. The only reason it isn't 5/5 is because the rent did not include all the little add ons like water/sewer, required insurance, etc. However, Mary did tell us about that and give us full disclosure before we signed. They were very patient through all of our questions. I would recommend this for students or anyone in the area. It is convenient to have our utilities and management taken care of and the insurance that she recommended gave us a great deal.

We moved in about a month ago and so far we have absolutely loved it here! When I turned in my move-in checklist, maintenance was here the SAME day to fix the few minor issues I had found. Mary P. was the one who showed us the apartments and made the process of moving in go smoothly. The apartment is quiet inside and you don't hear the neighbors. All in all, this place has had so many benefits already. This is definitely worth your time and money to at least check it out.

Most of the apartments come upgraded, love having 2 pools, the price is good for the space you get, but the best feature is the location: you're within walking distance of a Big Lots, bookstore, gym, and restaurants. Plus, easy access to the mall, hospitals, and the interstate. This is the only place in town you're going to get all that, plus a decent price for what you get! -KH, Bldg. O

Just behind Big Lots for all your quick shopping needs, walking distance from BooksaMillion and Planet Fitness, and easy access to the interstate. Couldn't ask for a better location if you commute to work or downtown. Far enough away from N Davis that the noise isn't an issue. Looking forward to lease renewal. ~JH

Prior to moving in I was skeptical about living on property after reading some the negative reviews online. However upon moving in I was pleasantly surprised with the community as a whole. Mary and her staff is pretty amazing, very helpful and always available for any questions you may have. The apartments are mostly upgraded with new hardwood floors and brand new appliances that gives a great modern feel. The maintenance and on call staff keeps a very fast turn around, are very knowledgeable and extremely professional. Location, location, location!! The community seems to be just a hop, skip and a jump away from everything in town. I would highly recommend The Heritage Apartments to anyone looking for a decent, safe and affordable place to live. The management and maintenance staff have made this one of the best places to live. The best part is that they welcome pets with open arms. They love my dog Layla and give her attention every time they see her. I just recently moved to a 2 bedroom apartment and it's amazing. I have never been able to afford such a great apartment. Living here is just like having your own house. I'm so thankful that Mary was able to help me find the best place to live. Great location and very well kept up grounds. I've been here for eight years in the last year I've seen this apartment complex deteriorate to the point where you are not a resident but an inmate. Management and maintenance personnel have been replaced about eight times in the last year due to an incompetent district Manager. They have done everything possible to make you feel not at home but a prisoner due to their constant change and demands. I would not recommend this apartment complex to my worst enemy.

I have never experienced a worse apartment complex . The office/management is horrible . The maintence is even worse , we have things that have been reported broken and have yet to be fixed . And twice my car has been broken into, and all they can say is "I can't do anything about it" . Save yourself the hassle and don't move here .

Heritage Apartments continually tries to make every resident feel taken care of inside our community. We have made several changes within our office staff to better suit the needs of all our residents. Heritage apartments is professionally managed and maintained by an outstanding staff. The complex is monitored by an on-site courtesy officer and we have cameras set up throughout the property. We are continually trying to make changes to improve our property and the overall satisfaction of our residents.
I've lived here over a year and the previous management handled all of my concerns promptly. The cost of rent was reasonable, and actually competitive, as were my utility bills. I cannot say those things about the current management. Since they've taken over, my rent has been increased and I had to pay a dramatic utility bill increase a few months ago due to 'previous management not paying the water/sewage bill appropriately, causing a $9000 bill' (how that was my problem as a resident, I'm still not sure). Laundry costs have also increased without notice. They also tried to install a different cable service in my home, and explain how I 'had to switch' until I explained that it wasn't in my lease. The ladies in the leasing office are nice most of the time. Maintenance takes forever to fix anything, which was not the case before this new management took over. I am unsure how many times within the past couple of months that I've received notices on my door (the day before) that maintenance is turning off the water to work on a pipe. Overall I'm not happy but I can't relocate at this moment. I feel like all of the prices are rising, but no additional or improved service is being implemented for residents.

I have lived in this complex for 4 years and I was pleased with the previous company. The new company that took over has increased the rent bc they imposed cable/internet services. They obligated the tenants to cancel their contracts with other cable/internet providers that we're not the ones they had chosen. So, now Cox is the provider, whether we like it or not. The water bill has substantially increased. Maintenance department have new duties-renovate apartments. The office has them so busy renovating apartments that they don't have the time to service the tenants with problems in the apartments. The outside area is kept dirty with trash in the floor. Before, the outside was impeccable, every morning maintenance would clean but, now, their is no time to clean, just renovate. The new apartments is just a catch, once you sign the contract, sadly, you will be ignored while living around trash. In my case, I had mice coming in from behind the stove. I assume they came from the dumpster and the garbage left in the floor. As soon my lease is over, I'm running.

The apartment complex recently underwent change of management. They are renovating the apartments as people move out and that seems to be their biggest concern. For current residents they seem to be neglecting concerns, i have made several complaints that were never even acknowledged. Their "security officer" doesn't exist, I tried calling the other night and was instructed to leave a message that would be forwarded to the officer and they would call me back, needless to say still that call never came. I do appreciate that they put it in credit card readers for the washer/driers and are trying to improve the property, but again as that seems to be their only concern so don't expect much from management otherwise.

They are really good apartments. I love their kitchens they have, I love to cook and it's a perfect kitchen to do it. I like how they split my pet deposit in two because my husband and I have been struggling since he got out of the army. I like how the apartment is set up. It's a great place.

have new management: refuses to answerphone, takes forever to deal with mantenance issues. Maintenance don't speak English, well.

This apartment complex is great. I have been here for 3 years and it just keeps getting better. They have two pools and just updated the laundry rooms.
