The staff at Sterling Manor show care and professionalism. They are also friendly therefore, creating an environment for ease of communication. The grounds, pool area and clubhouse are always clean.
I really loved that the apartment is neat. It's quiet and conducive. Moving in process was easy and seamless.
Rooms are spacious. Admin staff is amazing. Patrice was very patient with me, as I had a lot questions. She even took me on another tour because I was very indecisive. I appreciate that special type of kindness where you really care about the people your helping. Kudos to everyone!

There were a lot of things/issues with the apartment that I was blindsided about. The floors being defective/sticky residue and ashy was a really big let down and should have been mentioned on my virtual tour. The biggest frustration is the main lobby call box not working and finding out it hasn’t worked in years. That makes the convenience of having a code to let people in non existent. Especially since I’m only given one key. Very disappointing. Oh and being woken up and 2am to a fire alarm only to find out by another tenant that this has happened over 4 times while she’s lived here. I rushed out of my apartment and most of my neighbors were still in the homes because it has occurred so many times. What if there was a real fire and because the fire alarm goes off so often everyone thinks it’s a false alarm. This should be addressed as soon as possible. The officer on the non emergency line saying it’s been happening for years and have never been fixed or address by the property. Other than these issues the maintenance and property manager has been great at addressing these concerns the best they can. I pray they hold themselves accountable to make things right for the tenants who live her and pay their hard earned money to live comfortably. Thank you for your time.
I haven’t physically moved in yet but I wanted to share how amazing Patrice, from the office, had been with me, as I navigate a huge move of over 6000 miles. She is prompt and courteous and so full of kindness and patient for my 10 million questions. I am very excited to join the community and explore my new world of Williamsburg! A ideal community with good amenities. The leasing office and maintenance team are courteous and prompt in their action to take care of any issues that you may have. Ideally located and easy access to grocery outlets, restaurants and transit.

It’s a safe, clean and well-placed property. Patrice and Crystal and the entire management team is incredible. They do their best to say “yes” to their tenants…what more can you ask for?

It’s a beautiful and very people oriented community. I have lived here for twelve years and it has become my home. The office staff is very courteous and helpful and the maintenance crew is awesome!
Sterling Manor is the best you can get in Williamsburg! The staff is very helpful and kind, and I always feel safe and happy here. My only regret is that I didn’t live here sooner!
I will start by saying I do not recommend this apartment. The first reason being the leasing office is highly disorganized. When my package is delivered to the leasing office, I have never gotten a notification until I called and confirmed they have the package. Also, we got approximately $1700 charged after we left the apartment. 500 dollars for carpet replacement, and 1200 dollars for the cleaning fee. But here is the situation, we asked the leasing office whether there is a time limit that we can leave the building on the day our lease ended, and they told us anytime is fine. So we scheduled someone to clean our apartment and remove some furniture at 7:00 pm. However, at 5:00 pm, I got a phone call from the leasing office saying that we have to leave by 6:00 pm otherwise we will have to pay rent for an extra day. So we left without fulling cleaning the apartment. But to be honest, the condition is not that bad, there were few stains and scratches on the carpet but it will take far less than 500 dollars to fix. Also, 1200 dollars for cleaning is just so unreasonable plus it is due to the false information they gave us. I emailed them and said I don’t think we should bear the cost by ourselves. I never received any response from them after that even though I emailed them three times to follow up. I also called them three times, and no one answered my call. sterling manor brands itself as "luxury" apartment, but the service is terrible.
If the review would be regarding the maintenance team or Sabrina, it would be 5 stars. If you have loud neighbors (as we currently do), it will not be addressed properly. We are paying a lot of money and issues are not dealt with. We were told to record the activity and then when we presented it......nothing has been done....not so much as a warning issued according to Sterling Manor. Disappointed in this choice of apartments....if we had it to do over, we would pass them up. Don't let that 1 free month be the perk :(....because it is disheartening to live in a place with an office manager who does not seem to care.
Sterling Manor has been the best place I’ve lived in years. I lived at the property for over 3 years, with 3 different management companies, so I’m familiar with some of the people mentioned in the negative reviews. And I have to say, I cannot agree. Emily and Ann were the most professional and stellar team I’ve encountered, always willing to help and go above and beyond. I was heartbroken to see them go. Greystar was a nightmare and lucky for us, short lived. Pegasus has been a pleasure, implementing new resident events each week, and Julese and Amanda are shining friendly stars, navigating the change as best they can. Not sure who the community manager is (we’ve been through quite a few since Ann left). Besides all that, the community is stellar. It’s safe, quiet and exceptionally friendly with top notch amenities that make you feel at home. Maintenance is timely, professional and friendly and I rarely had any issues to report. My time here has been one I will always remember with fondness! Keep up the great work! This is by far the best place to live in Williamsburg! Hands down! It’s a bit pricy, but I think it’s absolutely worth it. I’m sad to say bye bye as I relocate!
I have lived at Sterling Manor for nearly 2 years. The first year and a half or so were great, as I primarily dealt with Emily in the leasing office. On some occasions I had to interact with the manager, Ann, who was unhelpful and rude. Greystar recently took over from Roseland as the management company, and my experience with them has been awful. They gave no notice of the transition, and one day all the previous employees, except for Ann, were gone. No new contact information was sent out, the phone lines were disconnected, and it was impossible to get a hold of anyone. Multiple emails to Ann went unanswered, including an email detailing how the maintenance team entered my apartment while my roommate was home alone without knocking, announcing themselves, or leaving a note about what they had done. It wasn't until I spoke with the regional manager that Ann finally answered my email. Even then, she was extremely rude and had an excuse for everything. Recently, I wrote a check for my portion of rent and nearly double that amount was withdrawn from my bank account from that very check. When I called the office, the leasing agent, Amanda, had no idea what I was talking about or why there was urgency regarding the large sum of money exiting my bank account. All she could tell me was that she couldn't help and no one else was working. I used to love Sterling Manor, and now I am incredibly disappointed with how they conduct business. There is no communication, no professionalism, and a multitude of errors. I would not recommend this place to anyone, and I am hoping to exit my lease as soon as possible.
I'm a graduating William and Mary student, I just moved out after living here for a year and a half and I can honestly say Sterling Manor is a great place to live. The apartments are beautiful and well laid-out, the amenities are very accessible and well maintained, and the office staff are just about the nicest people you could ask for. They are extremely helpful and go out of their way to remember you and will always check up to see how things are going. In a large complex like this that is no small feat and it really meant a lot to me. The sense of community they've built here is really great too; unlike other apartment complexes, my neighbors actually feel like neighbors and not just concurrent tenants. Highly recommend this apartment, whether you're a student, a working professional, or otherwise. I'm going to miss living here.
