Property Ratings at Sterling On First
Would give zero stars if I could. The apartment itself is not terrible. The location is good. The amenities are kind of nice sometimes. But management is terrible. I was forced to move apartments because they were renovating the unit I was originally leasing. No big deal. That's in the terms of the lease. But then they charged my rent to the wrong unit. So I got a notice of unpaid rent and threat of eviction because they messed something up. I went to the office and got it all taken care of. Didn't get evicted. After my lease was up, not only did I not get my security deposit back, but they charged me $400 for cleaning fees. Turns out, they didn't switch my security deposit over when they forced me to move apartments. Then, after multiple phone calls and multiple emails, none of which received any reply, they sent my bill to a collection agency. If you move here, you will have to keep management accountable with your money.
Management is terrible. So many issues with requesting for maintenance, Miscommunication, and Mischarging. I highly recommend to not live here.

If I could give this place a zero I would. Too many hidden fees and they have terrible management. They don’t communicate at all.
Anyone looking to rent here should carefully consider 2 things. Condition of units vary greatly because units are not inspected or cleaned before tenants move in. Do not rely on your stated roommate preferences. You are better off finding your own. Maintenance crew is great. Units are pet friendly and completely furnished.
My apartment was very clean and organized when I moved in, and this is a big thing for me. I really liked the staff and complex overall. I definitely recommend living here if you are looking for a quiet place to live.

DO NOT LIVE HERE If I could rate this place one stars I would. First the management is HORRIBLE! They will lie to you every chance you get and try to extract any type of money from you. Second the units are not up kept. You will have to clean it yourself. My unit was dirty upon arrival, it had mold, broken and dirty toilet seats, pee stains on the mattress, chipped paint, dirty everywhere… and a host of other problems. I would recommend no one stay here, it is uncleanly. Not to mention the place stinks of the farm next to it. I’d recommend finding somewhere closer on campus and save yourself the hassle of dealing with a horrible unit and horrible management who doesn’t look to resolve anything. This place should be shut down

Working here must be just as miserable as living here- the turnover rate is extremely high with new people in and out all the time, making it hard for anything to get resolved through one person. The people who work in the leasing office are rarely of any help & are often rude as they just assume the residents are stupid young college students. You are better off paying more to live on campus because half the time they cancel the shuttle anyways. Would give a zero if I could.

There are squirrels and birds living in the attic. The linoleum tile is cracked and split on the floors. There is water damage everywhere: on the vents, the attic, the ceilings. There is dark mold in the pantry and in the bathroom. The wind shifts during the day and the complex smells like the pig farm it's built next to. The people who work for the leasing office are checked out, because literally all of the units have so many problems they can't keep up. Do not move here.

It's one of the few places that I've lived however I have noticed very noisy and very nosey neighbors. The office doesn't seem concerned with noise complaints especially concerning animals and there is a minor bug problem mail delivery is a bit of a hassle and if you get packages delivered they will not deliver them to your door you have to go to the office to pick them up

Now they are calling it Place@117. This place sucks more than you can imagine. First, they charged me a late fee for twice, it was 50 dollars each time, while the contract says it is 5% of monthly rent, which is way more lower. And they blame me for paying the late fee in the first place, after my moving out and asking for a refund. I tried to reason them with several times, their manager, only agreed to refund me part of it, and deducts the amount of money in the final statement from it. Of which I am seeking legal explanations to see if it is legal or not, cause I think it is not a deposit, no money should be deducted from it. So who ever has been charged a late fee for 50 dollars, pls refer to your contract, Article 4, it is after 4th of that month, and only 5% of your monthly rent. Argue with them to see if you can get a refund. Second, it seems like they can take advantage of every loopholes in the contract to charge you. Especially the move-in and move-out inspection. Be careful to ask for a move-in inspection, cause it was not mentioned when I moved in. And when you move out, require a move-out inspection together. If you do not do that, they will do it on their own, and charge you with the damages which may later result in a dispute. Third, avoid the Room C in the 3*3 apartment, cause you will receive no heating from your outlet, cause it is the last one in the apartment, and gets least or none heating. That's is how their air conditioner works, according to their maintenance staff. He is a nice guy, I wonder if he still works there or not. Anyway, the maintenance team is good, it is just they are not in charge. Fourth, be prepared they will shut the shuttle down for any excuse, especially in winter. Fifth, it used to be a quiet place, but not for the summer. If you can settle with all of these, and their sometimes poor management which treats you like an idiot, I think you will enjoy living there.

I LOVE The Place!...It is very clean and well maintained property, with nice neighbors and it's pet friendly. The common areas are pristine; a sparkling pool in the outdoor area, a basketball court, and indoor fitness center. You couldn't ask for a better staff! They are very friendly and helpful. The staff makes an extra effort to match perspective roommates together based on age, common interests, pets, and maturity. I also love the international flair of tenants; of all races and ages. If you come by for a visit, you will not be disappointed! I love the ease of the shuttle and public transportation. All necessities and conveniences are close by as well. The Place IS the place to be; what a beautiful property, both inside and out!
