If you are in need of a roof over your head go ahead and apply, but if you are wanting a HOME to live in DONT do it. I cannot foresee my self living here longer than the lease length amount. I only been here 1 week and my concerns have been met with hostility and it should tell you something if a exterminator needs to come out every Tuesday to the property. they will beef up the benefits to get you in but I can surely say it is not worth it.

Sure love this place, my apartment is very cozy, the staff is very nice specially Alison she always takes the time to respond all my request. And now with the new renovations at my apartment I love it even more all beautiful. Thanks Pelham Apartments for all you do...see myself here for many years to come.

The gym needs severe updating. Get used to loud music every weekend and not knowing where it’s coming from. Someone threw food beside the wall where our apartment was located and it was never rinsed down so it has now turned into black mold(I informed the groundskeeper). We were promised new appliances and cabinets the entire stay of our lease. We never received the appliances or cabinets, and only new countertops showed up 2 weeks before we moved out. The outdoor carpeting stinks especially when it rains and ugly stains are embedded in them from years of foot traffic. The caulking in the bathroom tub and tiling perpetually had mold growing in it and required intensive cleaning. Quite frankly these apartments are not worth the price and it crazy seeing the prices now jump 300$+ dollars over the span of 1 year The maintenance people are nice though, they come same day :)

The staff here at Pelham Apts. is excellent. They still offer help even after I've lived here since 1989. In particular, Jill, Bayley, Jeremy, Richard, and Keith continue to say hello and offer assistance to me, a developing senior citizen. I lived in APT 224. The water pressure is very low in these apartments. Tub drains were stopped up. The water only stayed hot 3-5 minutes. First they tried to say it was the cold weather causing the water to not stay hot long. Once temperatures warmed up the same issues. They finally replaced the hot water heater but it did not fix the issue. The toilet had a leak causing a sewage smell. The put white sealant around it causing it to look tacky instead of actually fixing the leak. The bathroom sink had a leak. The dishwasher is always clogged up. I had 17 work orders dating back to the day I moved in and that's not counting them coming in for other issues. Maintenance was in and out the entire time I lived there. The door to the laundry closet kept falling off the track. The tile in the bathroom was all chipped up. They replaced it and it looked worse than it did before they replaced it. The wall behind the toilet looked moldy before thy painted over it. Maintenance rigs everything up which causes repeated work orders. Apartment 224 also has huge spiders inside. 7 days after my move in the issues started. Pest control does not work. I even paid for an outside pest control service to come in and it didn't work. You can't enjoy the patio because spiders are always on it as well. The door had to be replaced because the old one had big gaps that they were coming through. Replacing the door didn't stop them. I was asleep one night and woke up to one crawling in the ceiling near my bed, I was terrified. I asked to be transferred to a different apartment but was told my floor plan would not be available until August. I had to keep asking for corporate's number for months. They finally gave it to me and I was told by the lady I spoke with that I could break the lease with no penalty. I was afraid to go to sleep at night. I was afraid to go in the apartment and when I did I sat on the bed the entire time looking out for spiders. I found another place but it won't be available until 7/2, however I had to pack up and move out on 6/5, because the spiders kept getting worse and I couldn't take anymore. I had to put all my stuff in storage because I had no where to put my stuff. I had no stable place to live due to the situation. Sterling Pelham was collecting rent but I was suffering paying rent in an apartment I could not enjoy. I was going to try to tough it out until 7/2 hoping the poison would eventually work. It never did.

Rent is to high for the so called upgrades. I would be calling 3-4 times a month because something was broke. Bugs are everything, even when you are the cleanest person the bugs still come... I DO NOT RECOMMEND THIS PLACE!!
don't waste your time or money with this place my husband and I were looking into moving in an apartment with these people rather quickly. they said with confidence they could get us moved in quick. all they needed was some paperwork from our job and an application we went back and forth with them because I felt we may not meet some of the requirements. so we offered to pay more money up front like the next two months of rent and a deposit. (stuff they didn't ask for, we were just trying to work with them and see if they would work with us) they wouldn't take additional money up front, they just kept saying with confidence that the paperwork we had would probably be fine and all they need is the application fee. I felt like they truly wanted us to stay at their homes and was going to work with us. but boy was I wrong. once I gave them $120 for the application their attitude quickly changed. they stopped working with us. wouldn't return my calls and said they no longer could get us in quickly. they denied our application (claimed it was conditional, because of the paperwork we submitted and the lack of renter's history. let me add, they told us before giving them $120 that probably wouldn't be a problem. they said it with such confidence. they told us like they knew we would be approved, but we weren't) they said the only way around this would be to pay more money and go through a 3rd party. after that I could see the game these people were playing. noe out of $120 I decided to look elsewhere for housing. I would give them 0 stars if I could

These apartments are the ABSOLUTE worst place I could have ever picked to live. The buildings are old and are not taken care of. Issues such as roof leaks, carpet flooding from when it rains, to low water pressure. Since the initial move in, there have been numerous findings of rusty nails which is a tremendous health hazard. You can tell the previous patch work because the jobs were done poorly. The dishwasher had rusty foreign objects. The walls are so thin, you can hear the neighbors EVERY move. The dog poop box always is overflowing, to the point where piles are formed on the ground and I've seen it remain that way for weeks. Between so many dogs being off of their leashes and people who simply choose not to pick up after their dog, there is dog poop everywhere! There is also trash everywhere outside. The trees are never maintained so with them being so high, it attracts more bugs and depending on where your apartment is located it covers up some people's windows. Lastly, the management is awful. Maintence requests are pointless. I have issues from the beginning of my lease that still have not been fixed. Rodrigo, the Assistant Manager, is rude! His approach has no empathy. He tries to use scare tactics. And he has yelled, talked over, and hung up on me. When he was confronted in person, he tried to dilute the situation. There are so many other places in the area that are truly a more comfortable living environment. If you have to move in as no other choice or already are stuck into a lease, I would definitely recommend that you are knowledgeable on your rights as a tenant. Because they will try to get over on you.
I've lived here for a little while. At first, I was told the gym was free to use for residents. One day, I tested that theory to find a key fob scanner at the door. When asking about that, residents have to purchase a key fob to use the gym. Now armed with the key fob, I can use the gym whenever I feel like it. Picture this, it is your new year's resolution to start getting in the gym and working out. You get dressed in some exercise clothes and go down there at 4am to begin your regiment of walking every day. It's 17 degrees outside so don't suggest taking the sidewalk especially when having a 24hr gym at your disposal. The door refuses to open. Apparently it's on a timed lock too. Okay guys. Why does living here have to be such a hassle? First it was bugs, then faulty appliances, then water leaking from the neighbor into my floor, then maintenance barging in all the time with no notification, and don't forget the lack of insulation between apartments (you can hear everything). Get it straight! And btw... all of the above have already been discussed with management office and still haven't seen resolve. The smooth talking manager isn't getting anything done nor has your interests in mind.

Where to start; the cockroaches? The rats? Paper thin walls? Waking up to security IN MY HOME!? This is my second apartment at Sterling Pelham. My first was flooded multiple times, so I moved into the "nicer", more pricey section. 900 month, 2 bedrooms, 1 bathroom with hookups. The leasing agent showed me a floor plan with a porch which my apartment doesn't have. The space is decent at first till you start hearing the neighbors all the time. I've had power issues and unstoppable roaches. I'm hate walking my dog or dropping trash at night due to the legion of rats guarding the dumpster. Then there's the time management suspected me of smoking marijuana at 8 AM and I was awoken by a nice man with a gun in my living room giving me the rundown, no warrent, no permission. By far the worst invasion of privacy I have EVER experienced, for ridiculous accusations at that. I'd move out today, if I hadn't signed my life away on the pile of papers that accompanied my lease. The only thing I like is the location, and their are numerous other apartment complexes on the area. Id recommend 2900 North, Beacon Ridge, or Midtown over Sterling Pelham or Sterling Winchester (same thing). Only 6 months till my lease is up...can't wait

We relocated to the area from FL and when we did we pick the 1st place that seemed affordable, however from the get go the office was very unhelpful. They do not sine leases on Saturdays so we ended up paying almost $400 in overage fees for our moving truck. Once we moved in we found the walls are so thin we can hear our neighbor “Every move”. The AC does not work upstairs as when it was installed it was done wrong and PS there is nothing they can or will do about it. Be prepared to fix everything yourself because the maintenance crew has no idea how to do anything but come in and dirty up your apartment only to tell you there is nothing they can do. Also if you have any concerns don’t call as they are most likely not in the office and will not return your calls. Also when you ask for a corporate number it goes to a answering service that bottom line tells you to call back to the main office. Last thing watch your step, they allow BIG dogs and the owners are not willing to pick up after them though the complex offers disposal bins that are only cleaned once every other week. As it seems like I am only expressing my frustrations I do want to say it is a very good location and they do have a convent online payment option so you do not have to go to the office.
Put a deposit down a renovated apartment 2015...walked into a NIGHTMARE...nothing was updated except the cabinets in the kitchen and bathroom...we had to live through months and months of maintenance contractors and electricians in out of the apartment on my days off...updating a apartment that should have been updated...oh let's not forget about all the outlets and the kitchen light kept SPARKING like lightning when you plugged something or hit a switch...on top of the URINE SMELL in the bathroom that still won't go away...oh I almost forgot about the rats that have a field day at the entrance of the apartments...I know me and my 77 year old mom deserve to win this contest phew...Thanks
This apartment has the perfect location with downtown close by and easy access to 385 and 85. Two of the bedrooms are a really good size, however, the third bedroom is small and was used as an office space instead. The apartment is also lacking in storage space and water pressure.
