Starting just north of the popular Hyland Forest Park and following Murray Boulevard south to Scholls Ferry Road, South Beaverton is a large neighborhood about two miles south of Downtown Beaverton. My experience with sterling point has been excellent. The amenities are well taken care of and the facilities have beautiful mature trees. The staff is friendly knowledgeable and professional. The amenities like the gym and pool are all well maintained. Most if not all work orders have been completed in a timely manner and were easy to request. Also the addressing has made deliveries and ride share pick ups easy peasy compared to my last apartment.

I lived in Sterling Pointe for about 7 years, and I always paid my rent on time. When I got the opportunity to buy a house, I took it. I asked if they could help me with the cost of breaking the lease early, which was denied. I wasn't really expecting them to help me with that based on my experience with them. The main problem was when I moved out, they billed for just enough stuff to use up all of my security deposit, including a charge for a cabinet door, which fell off and broke due to being improperly installed. I had been working with maintenance to get that door replaced for more than 6 months, and they did nothing. They assured me that I wouldn't get charged for the door when I moved out, but they still did. Every time maintenance came to fix something, they would leave my lights on and my door unlocked. One time, my door was left wide open. They would use my towels to clean up their messes and just leave them soaked on my floor or in my sink. Also, many repairs would not get addressed even after submitting several requests. Any time I contacted the front office with these problems, I was only given excuses or was told they would look into it, but nothing ever happened or improved.

Even if this place is your last option, don't move here! Service is bad, parking is horrible even if you have a little car there isn't enough space between parking. You'll have to squeeze in and out of your car often without trying not to scratch your door to the other car. Lots of molding around the complexes. They are constantly always doing some sort of construction. There is no indoor pool like it says in the description. All in all this place is a no go. All the moving trucks I've seen at the apartments are moving away trucks only. Please consider a different apartment.

My tub hasn’t drained since Jan 16 2023 and it’s now Feb 26th. I just bathe in my own filth everyday. I have to run the warm water and put dish soap every time I shower since it’s so cold and disgusting. I’ve submitted a service request that day and been ignored and have had a number of nasty emails back and forth. Just avoid it and don’t move here.

If you have a job that requires to work late at night, this is NOT the place for you to rent because when you get home, you will find NO PARKING. When I first moved in, I contacted leasing office about the parking, they said "oh parking has always been a problem here." I asked the lady don't you think that's an issue you should tell your tenants before they move in. I parked 5 buildings away from my apartment and had to walk home in the dark late at night. I told the leasing office, they have absolutely no concern for their tenants' safety, never heard back. Then I contacted the leasing office, and originally, one of the ladies there got me a garage to rent, which I would've gladly paid for. Then a week later, while she's on vacation, another lady told me I should've have gotten a paid parking because they were out. Yet, this is the best part, they charged me $165 in my account for a garage, so I paid for it. A week later, I contacted them to ask about when am I going to get my parking, they told me I didn't get a garage that I am only WAITLISTED. And the lady on the phone said, "it's so horrible they charged you, we will refund you." I spent late nights looking for parking for over 30 minutes and not being able to find any parking even out on the streets. So I parked in an illegal spot sometimes, and 1 night, my car got towed for $680. This was my final draw, I sucked it up for 7 months, when my car got towed and had to pay this hefty fine, I decided I wasn't going to be nice about this situation anymore. I am never someone who wants to write a bad review for anything, but I do hope this message goes out to all the people out there who works late for their lives like I do.
The windows in the units are terrible, lots of mold in windows. Have to clean all the time, when complaints sent in maintenance team says the windows sucks and the mold isn't as bad as other apartments (since we have to deep clean them regularly) and they won't do anything to fix the problem. They will raise the rent to the legally allowed max, as I have lived here the parking has gotten worse, trash piles up at times and a lot of police activity.
Heads up to keep copy of your move in form noting any damage, and then take photos of everything when you move out because they will charge you for cleaning and carpets even if they are 100% clean. They do not refund your deposit and will drag you thru a long process trying to get your money back. They will keep changing their story and amounts, to cover for their unscrupulous practice of keeping your deposit. Get an apartment somewhere else. I wish I had.
There is no unassigned parking. You may have to wait months for a covered parking spot or garage. Too many units have multiple vehicles taking up every available space. There is no room for visitors to park after 5pm. One night I drove around 45 minutes and walked 3 blocks to get to my unit. I have been waiting for the waiting list to hit my name. Also there are covered parking spots no one parks in. Do they have a data base for parking. Every unit should be guaranteed a parking spot. For heavens sake this isn't downtown Portland Street parking ! People tear apart cars and store gasoline in garages for motorcycles. Nice to hear motocross bikes zipping around when you work nights and sleep days. I believe it's against fire code to store gas in a garage without a fire suppression system within an apartment complex. Expect to pay about 90 dollars a month for water, Sewer Trash, and base fee. Even if you are 1 person. You also have a 48 dollar convenience fee to pay rent by credit card every month. There is no option on their portal for and ACH withdrawal direct from your checking account which in most cases is free.

Apartment is nice and enjoy the different amenities that I didn’t have at my last apartment but the whole application process/ moving in experience was terrible. Very poor customer service and very rude. We had to resend in all of our documents a total of four times because they kept losing them. Only recommend applying if you’re a very patient person.

Terrible management with poor service who will refuse to give back your deposit. I lived in this apartment complex for two years and I cannot recommend it. Some of the problems I experienced: The units are cheaply constructed, and the appliances always had problems. There's lots of noise at night with people racing their cars up and down Murray and Scholls Ferry rd. and its nearly impossible to find parking in the evening if you don't have an assigned parking spot. If you walk up to the office to get help, the office people will just stare at you and then ignore you. I moved out in May, and its currently October and I still have not received my deposit back. When I moved out they mailed me a document that itemized the deductions and said that the remaining deposit will be mailed out immediately. Five months later and I still havent received the check. After calling several times, it feels like they are giving me the runaround and are trying to keep the money. Avoid this place!

Wow! So my fist experience here was pretty good - but this is epically bad- balanced out it is poor. Moving a family member in and went out of our way to be 100% sure everything was set for the next day/ move in. It took a few emails ( we had to prompt them) but after a few follows ups we got a solid , all set! Flash forward 16 hours and- no, they need another form. Okay, as I am on cell this is not an easy ask and I am on a sup we tight line… but I go and get it done and emailed in 5 mins flat… I have been standing outside the office for 42 mins now in 90 degrees. There are multiple people in the office and they don’t make eye contact and won’t come to door. I have called 3 times no answer. Finally another person came up… and called… and they came to the door. While I am am standing here another person tried just tried to get assistance - .. and then another.. well… one person got someone to answer the phone - they told her to drop the item in a box ( she was choosing not to move in as apartment was shabby) she let them know there was a woman standing out there for 42 mins and they told her the would try to get out there) 3 mins later she came out and said ‘ oh we did not know you were out here’ Then.. a young man wanted to as a question- they very literally closed the door in his face and told him to call. I am sad to say that they picked up that call… I am sunburned and waited 48 mins while there were at least 3 woman in the small office that could see me ??
The very first day we moved in, we had to place a service call. Over the very short stint of us staying there (6months) so many things broke down. Parking is AWFUL and no matter how well you clean, you we not get your deposit back. Do not rent from them!!!!! There is a reason why their rating is so low.

Disappointed with our experience at Sterling Pointe. We explained our financial situation/income twice before submitting our application (before spending $90 on it). We were told it looked great and we were given the green light to proceed with the application process. After submitting the application they then informed us that the income wasn’t sufficient because a W-2 was not provided for my income. I am self employed and just started working from home about three months ago. They said bank statements would be sufficient for the application process/proof of income. They then denied our application and would not refund the $90 even though they misinformed us about the reality of what they were looking for in a proof of income. Be careful if you look at Sterling Pointe as they are clearly making extra money on application fees.

The townhouse itself is lovely; Amanda at the office really made all the difference. Amanda is polite, friendly, and kind. She works as hard as possible to make your day brighter.
We went in for a tour. Generally everything looked pretty decent, the complex is huge and overwhelming but that isn't my issue with the apartments. FLEAS! four of us toured (not even a half hour) and we were all bit head to toe, I could even see fleas crawling on me, the agent giving the tour said that all units we saw were just cleaned and ready for renters. wouldn't recommend if you have pets at all, might be okay if you don't mind buying chemicals to kill the bugs often.
I moved here in a hurry and wasn't able to shop around much so I ended up at Sterling Pointe. On the day my lease started, the smoke alarm was missing, the stove didn't work, the toilet didn't flush, and the shower head fell out of the wall. Almost none of the floor plans make good use of the space. The storage in the kitchen is laughable even in a lot of the bigger units. I could hear my neighbor snoring from my bedroom which was unbearable. The windows are old and sweat which grows mold very quickly. The prices are ridiculous. Parking is horrendous. The office staff are helpful and nice but this place costs way too much for what they actually give you.
Spent months searching for simply a place to live in Oregon, which is near impossible. Steady income, iffy credit scores, and was finally approved for Sterling Pointe. Applied online without viewing due to desperateness. However, the process was very quick and within about 3 days, I had the keys. Got an amazing deal for rent. The pictures advertised showed a 90's esq apartment, however when we first walked in, the Ashford apartment was newly renovated with stunning vaulted ceilings and a beautiful light grey paint all over the unit. I was amazed and so relieved. The community is great, so many different things around the complex. Smoke alarm was being finicky and someone came to replace it within a half hour of calling the 24x7 service number. Such an amazing area in Beaverton to live. So close to everything!! I'm so in love with Sterling Pointe Apartments, absolutely no issues or regrets so far.
Horrible customer service, everything with them is like pulling teeth. They can't even be professional and nice when retrieving a package. It's been a nightmare since we moved in. I absolutely adore the apartment but the company who runs this place makes it completely unworth it. The leasing consultant quoted us the wrong deposit amount and they sent a lease to sign with the wrong amount. That lease was signed and then they tried to turn around and say our deposit was more on our moving day. It was the leading consultants fault but we were the ones who suffered and had to sit in the office for hours while said leasing consultant tried to cover up her mistake to manager. They never answer their phones, I truly believe they screen the phone calls because 2 minutes later I walk down to the office and they are all doing nothing. They advertise all these amenities well the gyms been closed for over a year from what I can hear from other residents. Overall it is just extremely obvious this company does not think about their customers when operating and making decisions. I would not rent here again.
I have lived here twice now. My first time in 2002 and now am currently residing here. I do work in the industry myself so I know what they have to deal with and understand the reality of situations. First- The new remodel is absolutely beautiful! You will really enjoy it. Second - Work Orders are completed promptly and correctly. Not to mention they do preventative maintenance also, you really should notice that is a HUGE thing! Paying rent online is soooo easy and free if you use your checking account. The staff has been nothing but kind and friendly and I really enjoy them. Thanks ladies!!!! :-) If I were to say anything negative because we all can't be perfect, is probably the parking. It's not that awesome. But hey, with over 600 units I'd say you're doing great! Thank you so much for everything you do and I hope to stay with you another lease term.
Do I need to give any stars? The indoor pool, and relocated exercise room has been closed for a year! There have been numerous FALSE promises about when the indoor pool and exercise room is to be re-opened. keep in mind the the indoor pool and attached Clubhouse building is where the apartment complex leasing office used to be. Also keep in mind the there have been 3 property management turnovers in the past year and a half (2015- 2016). When asked about the pool now, the current property management corporate gurus give more false lies and state -- Well we do have a pool open by the office. Yes there is 1 (ONE) out of 3 (THREE) pools at Sterling Pointe that is currently open. The second outdoor pool closed at the end of last season (Labor Day Weekend 2015) and it's accompanying hot tub are also closed. The exercise room at the second outdoor pool (a small room equipped with less exercise equipment than you would find at most hotel fitness rooms) was also closed and only just reopened this spring 2016. The water, sewer, trash, recycling bills have gone through the roof. Previously we had a varying bill around $40 a month and it varied depending on the number of occupants and how much water you used-- makes sense. Now with the new property management company (PRIME GROUP out of LA, CA) the water, sewer, rates have more than doubled, recycling is being charged more than 800% than it used to be. My current Water, Sewer, Trash, Recycling bill is around $90. My lease is up for a renewal and I am now going to be fully charged for the basic cable that used to be a subsidy to Comcast and was included in the rent. ($35) My overall rent is going up approximately 11%. Apparently they are trying to make the apartments more in line with other complexes in the area that were built since these units were (roughly mid 1990's). By doing so they are increasing the rent to rates that people can't afford unless you are moving up from CA or elsewhere and have plenty of money. Ants, are never ending here too. It used to be provided that the maintenance people who knew you by name (previous prop. mgmt company) would come by and provide commercial grade ant repellent and in a timely manner. Now I have to put my name on a list for a third party insect service (more money to Prime (and to tenants)) and wait for their third party insect service to come by once a week. I have had my name on the wait list for over a month to deal with bugs!! This is unacceptable.
I have lived here for two years now. Times are tough I couldn't move. This complex has had an issue every single month with our rent. They constantly give misinformation about our balances when they switched utility companies and we weren't getting bills, they told us to pay what we pay every month. So we did, then they charged us 75$ a month in non compliance fees for having a balance forward when we had them straight up tell us to pay the normal amount. Not to mention beforehand they lost our rent during the management change over and didn't tell us they lost it until 4 months later, we showed them proof and they said they'd get it taken care of. It was on the ledger with even a new roommate for almost a year until they got it taken care of. We rode them every single month on it. They have at least 6 leasing agents, none of which have a clue what they're doing and one financial overseer for the entire apartment complexes balances and she is always with a customer. Probably a tenant that the same issues we are constantly having. We have broken down or I functioning appliance that they constantly say they've fixed but haven't since they break the following month. And guess what happened this month?! After hand delivering the rent.. They took put MYSELF money orders, threw away my roommates cashiers check, and now they're blaming us for it, and threatening us with.. Wait for it.. ANOTHER NON COMPLIANCE FEE. The financial overseer has admitted that the leasing agents aren't allowed to discuss our ledgers with us, as that's her job, so what exactly is their function? Showing new tenants new homes so you can further railroad more unsuspecting people into going bankrupt in non compliance fees?
i HAVE LIVED AT MY APT FOR ABOUT 4 YEARS NOW AND IT'S BEEN THE BEST PLACE TO LIVE EXCEPT FOR THE STREET NOISE. HOWEVER, UNFORTUNATELY, IN THE LAST YEAR THERE HAVE BEEN 2 MANAGER CHANGES AND REMODELS CLOSING DOWN THE POOL ALL DURING THE SUMMER, AND THE WORKOUT ROOMS HAVE BEEN CLOSED ALSO. IT'S BEEN A LONG AND DRAWN OUT PROCESS THAT SHOULD'NT HAVE TAKEN MOST THE YEAR'S AMENITIES AWAY FROM US RIGHT AFTER THEY ROSE OUR RENTS. i'M SOON GIVING NOTICE DUE TO LEASE IS UP AND I DON'T FORSEEE THINGS GETTING ANY BETTER IN THE NEAR FUTURE. SORRY FOR A BAD REP ON THIS PLACE.
Overall, it is fine. They respond ok when they need to fix something. Sometimes they like to come and check the apartment a lot I think.
The apartment complex is very large and located in a safe and convenient location. The apartments are a little old but nice. The apartments have changed ownership 3 times since the beginning of this year and that is very frustrating. However, it really is in a great location and the people are nice.
I have been living at sterling pointe for 8 years and it's like a home to me. It's a town house apt and the staff is really friendly. Maintenance does a great job at taking care of my needs in a timely manner. It's a very pet friendly community. The neighbors are caring and friendly. I would suggest this place to any family member or friend as a great place to live.
