The "City of Seven Wonders" is in itself a wonder. It is home to the tallest mountain in Arizona, Lowell Observatory, the US Naval Observatory, the Arizona Snowbowl, the Meteor Crater, and historic Route 66. It is the gateway to Grand Canyon National Park and has a strong tourism industry. Flagstaff is surrounded by national forests and is ideal for those who enjoy hiking, camping, mountain climbing, skiing, and snowboarding. Woodlands Village is a fantastic Flagstaff neighborhood, located just south of downtown and adjacent to Northern Arizona University. It is bordered by I-40 and I-17 for fast commutes throughout the region, and the neighborhood features a large shopping district along Woodlands Village Road.
Woodlands Village is attractive and wooded, offering beautiful mountain views, the Flagstaff Urban Trail, and nearby parks. Downtown Flagstaff is just over a mile north, and Northern Arizona University is about a half a mile from Woodlands Village.

Property Ratings at Sterling Pointe
My recommendation: stay far away and don't fall for any "move in deals", unless you want to move again in a year. They will mercilessly bump your rent by $500/ month when you're up for renewal. Also, they routinely close the amenities for seemingly no reason. When we lived here, the pool was closed all summer.

Property Manager at Sterling Pointe, Responded To This Review
Hello, I am the new Community Manager for Sterling Pointe and I can assure everyone that rent will not increase as it has in the past. I am here to make as many positive changes as I can and that is a big one. The pool will definitely open by Memorial day if not sooner. I plan to have a bbq party when it does! I do apologize for how things were, it will be better now :) Alison
It’s been absolutely amazing living here, very friendly and kind. An amazing area
Apartments are not worth the cost. Water pressure is extremely low, laminate flooring had no glue so occasionally it would come up and expose the even cheaper tile underneath, toilets seem like they've been there since before the turn of the century, countertops are cheap, the oven sets off the carbon monoxide alarm if you're not running a fan, the second bedroom doesn't even have a ceiling fan. A lot of these things seem to have been an issue since 10 years ago and nothing has changed. Management seems to care, but doesn't change the fact the apartments are not worth the price. You can hear anything and everything going in apartments around you, like dogs running around in the middle of the night and even people talking outside at 4 AM. The gym door was broken by someone who doesnt know how a door works, but doesnt change the fact that 8 months later it wasnt fixed. Complacency seems to be the standard here and giving you a place that barely hovers around the threshold of liveable seems to be the goal.

Hi! I am so sorry to hear that your experience was not the best. I am the new manager and I am doing my best to make sure that we are our very best moving forward.
Apt is mix between a Frat House and a Cheep Hotel. Frat House because no one respects the property, the other renters and the many rules. People parking in your paid parking, leaving trash out on patios, dog poop everywhere, excessive noise and dealing on the balconies in the middle of the night, renters fixing cars in the parking lot. Cheep Hotel because of the constant door slamming, loud destructive thrashing around at all hours, even 4 am, revving of loud truck engines, washer so loud it rattles the walls, hearing all activities in the bathrooms (toilets flushing, showers). So many changes in the management you don't know who you are dealing with. Not recommended unless you do not care

I wish I could give a 0-star rating!! The new management is absolutely horrible and have ZERO accountability. Don’t even get me started on their communication skills. First off when I moved in my washing machine was not installed properly it flooded my apartment. Then about a week later my upstairs neighbor left their bathtub on and flooded my apartment. I was HARDLY compensated and had to move all my belongings to another apartment while they repaired mine. I had make-up, prescription contacts, rugs, and so much more damaged. I was very kind about the situation and didn’t make a huge fuss. I dropped it (well until now). Then while living there the amount of dog poop laying around is DISGUSTING. I had a dog myself and was always picking up my dog's poop and my irresponsible neighbors because all of the grass patches were INFESTED!! Once again cool whatever. But then when moving out this June I was really let down by the lack of communication and accountability. When moving out I requested a walkthrough and was denied because of COVID. Yet, they are still doing maintenance requests and they even came in a few weeks before we moved out to check our carpets….but they can’t do a walkthrough? Which are Arizona renters RIGHT! But I didn’t make a fuss because the rental associates said they would call me if any cleaning needed to be done so I could do it myself. That seemed fair at the time. I took a video and let it be. Then I tried calling multiple times a day for a few weeks to see if cleaning needed to be done/ when we were getting our deposit back. No answers. No callbacks. I even left voicemails. Then finally I got a letter in the mail and saw we owed $365! Mind you they were also keeping our $250 deposit. I left the apartment clean. I do not see how over $600 was needed. I was also VERY mad because they said they would call me. I tried sorting this out with the office and they did not hold themselves accountable. They also lied to me saying the fees I received were customary and pretty much everyone gets these fines. Which was a lie because after I paid my friend who had the same apartment that I did got fined almost $100 less and they also had a dog. All repairs that have been made before us moving in were done poorly and the apartment itself is nice but very cheaply made. Overall don’t rent here it’s OVERPRICED and they raise your rent SO much each year. Also if you have someone above you get ready to hear every single step they make!
These guys have quite a racket going on here. If you are looking at this location as a possible residence, I recommend going elsewhere. Prior to our move in, the carpet was stained with pink nail polish from the previous residents. It was noted in our lease that my wife and I would not be help accountable for carpet cleaning. We have sense moved out two years later and they have charged us for cleaning the carpet. I cannot seem to get ahold of the office to resolve this issue. Out of an $800 deposit, we are lucky to see even $100 of it back. My wife and I are not messy people, in fact, my father who is the director of housekeeping at MohaveValley Medical Center volunteered to help us scrub the place spotless. We spent two full days cleaning the place up. They still charged us $35/Hr for a total of 7 hours. There is no way they spent 7 hours cleaning a place we scrubbed spotless. Management has little respect for their residents. They walked in on my wife who was half dressed and hardly coherent due to medical issues from the night before. We DID NOT receive the mandated 24 hour notice of entrance prior to their entry of the apartment. I had the manager pull out their records to see if they had a copy of the supposed notice they sent out. They had a copy for every other resident but us. All they could say was they were sorry. If you are looking at this place, please look elsewhere. The prices at this place are not competitive and they treat you no better than the other locations down University Ave. As for us, we will be pursuing legal action over some other issues we have had. Best Regards! J
My husband and I have lived in the same apartment for just over a year. While there is nothing functionally wrong with the apartment, it is dated--carpet floors (which we hate because we have pets), dated linoleum kitchen floors, and plastic-like countertops. We live on the first floor, and, while convenient, we can hear everything that goes on upstairs--if our apartment is super quiet, we can even hear a cell phone vibrating/ringing upstairs. We are graduate students, and it is just not great for the type of living we like (quiet) to be around a bunch of undergraduate students that do not respect others' living. There are not a whole lot of affordable options in the city. Additionally, the complex recently changed management, but did not inform any of the tenants of any changes that may be occurring (I only found out because I had an issue with something related to the apartment). We loved the place when we moved in June 2014, but it has now lost its appeal, and we are waiting until I graduate from my master's program in May to move. Also, because of the continued increase in rent, it is unlikely we would be able to afford the apartment in a year's time.
