Just south of Barton Creek Habitat Preserves sits one Austin’s most family-friendly neighborhoods, West Oak Hill. Popular for its large lot sizes and relative tranquility when compared to the rest of the city that lies to the east, West Oak Hill is full of charming older houses, contemporary apartment homes, and plenty of amenities.
The nature preserve to the north is a notable feature, but there are also plenty of shopping centers on the neighborhood’s west side. Local restaurants of all types line Hwy 290 and TX-71, including popular spots like Jack Allen’s Kitchen Oak Hill. Take 290 to I-35 or up to the MoPac Expressway and you’ll be in Downtown Austin in just a few minutes. Commuters will appreciate the less intense traffic in West Oak Hills, and all the parks and green spaces that surround it.

Property Ratings at Stetson
The new management squeezes everything they can without being full-service. Heaven forbid you have a maintenance emergency, like the heat or AC go out on a Friday. You might see someone on a Tuesday. The AC was never fully fixed or replaced, unlike most neighbors, even though we were multi-year good renters. We had to buy a room unit to fill in, never reimbursed. There is road construction with no sound wall and frequent night work. This means lights and noise and the new to sleep somewhere else. This will continue until 2026, at least. Maintenance people are nice but they have no power. This is the worst place I lived, and I slept in a hammock while building a house in a jungle full of mosquitoes!
Problem after problem. Management? Is a joke! They don’t value tenants AT ALL! I once came home to find my wife in tears thanks to the rude manners and lack of empathy and the way that they chose to treat her. Don’t get fooled by the “price”. Really you get what you pay for: old apartments, things breaking down all the time and a “management team” that are rude, disrespectful and have no skills to treat people whatsoever. Spare the extra 5 minutes and read the negative reviews as they portrait the reality of living here. There are several amazing apartment complexes in the area at a competitive price. Dog park is a joke too: dirty, neighbors have reported their dogs catching fleas and careless neighbors that don’t pick after their dogs or tell you your dog can’t come in because their dog is aggressive. Please DON'T MOVE HERE. Please don't make the mistake that I've made. They do not care about their tenants, you will end up spending a ton of money at the end! My first week after I moved in, my AC stopped working... I didn't have air conditioning for over a week during July in Texas! It was 105 degrees outside. The first time I called maintenance they supposedly fixed the problem, but it was still hot and my AC didn't cool down at all. I had to call them again, the second time they told me that they had to replaced the whole AC System. After about 2 weeks, they finally got a "new" AC machine, but it still takes hours to cool down and it doesn't seem to be working properly. My Electricity bill was $170 in July and $200 in August!! Keep in mind, I live in a one bedroom apartment with a little over 800 Sq Ft, and my Electric bill was $200. That is insane, I always leave my AC at 75 degrees when I leave for work. I always make sure I turn everything off before I leave. I informed corporate that their Old AC is obviously working overtime and it is taking a lot of energy for it to run, that's why my bill is so high. And Of course, they blamed it on me and they will not do anything to solve this issue. Unacceptable.
I lived in this apartment complex for two years and for the first year I absolutely loved it. The management team was fantastic and the neighbors were so friendly and wonderful. But then there was a change in management and Equimax Management took over the complex and everything just went downhill. The new management staff could careless about the residents or any issues you're having in your apartment. And it takes forever for them to even get back to you or respond to any problems that need to be fixed. I had an issue with them overcharging me for water for my one bedroom apartment for at least four months straight and yet they never resolved the issue or even attempted to resolve it with me. They kind of just brush issues under the rug and ignore you once they are tired of hearing your complaints. The management staff has really ruined a wonderful apartment complex that was once a tight knit community. My advice: Find a nicer apartment in Austin and save yourself the trouble of having to deal with the management staff here.
I have lived in these apartments for 8 years. Though the manager changed once, and the office staff a few times, they are always nice and friendly. They are always super professional and don't harass/nit pick/patrol the tenants (some complexes drive around looking for "violations").The 24hr turnaround on maintenance is amazing, and if it's something major they must run because they get here so fast! The whole complex is surrounded by a greenbelt, and the center courtyard is very green and has lots of trees. I am lucky to live on the west facing greenbelt, so I have a gorgeous and peaceful view of grass, trees, and the occasional dog walker heading for the park. I've never been tempted to move, even having previously been an apartment locator and having seen at least half the complexes in Austin. One of the best things is the sound proofing is really good, so I don't hear my neighbors!! Sometimes when I walk outside I forget I'm in a complex full of other people. Eight years and I seriously have no complaints.
This little gem of a complex is on your way to the Hill Country for fantastic views to the west or go east for the mall or downtown Austin in 15 minutes. It is a very quiet, shaded complex. The staff is warm, receptive and very expedient with any problems. The best part is the reasonable rent!! Not having a gym is the only drawback for me but my 24 hour gym is close by. I can't imagine ever moving away as long as I am in Austin.
I want to be living here for the rest of my apartment living days
