I have had numerous maintenance problem and not to mention the fact there has been black mold all throughout my unit and when mentioned to the property management they were very rude about it! I have gone to the doctors for being sick back to back since I moved in. I was without water for few days when my water heater broke and needed to be replaced and they didn’t offer anything for the inconvenience. Then to turnaround to find that my ceiling and the walls had water leaking through them and they couldn’t figure it out or care less where the water was coming from. They ended up cutting two holes in the ceiling only to cover it up with plastic and called it good. Have I had known that this is the kind of place that would treat tenants like this I would have not rented from here!!!
All they care about is getting you through the door. Once you are in you can expect a pool that shouldn't be swam in, being disregarded by all of the office staff, an apartment held together with duct tape (literally in some cases), and an average wait time of two weeks or more for any work order. Don't forget all the money grubbing fees they tack on.
Management does not care, will not fix things, covers up mold, doesn’t shovel when snows, it’s bad!
Pool is always disgusting, you're considered late on the 2nd and get hit with a 325$ fee... don't rent here
This place is terrible and i wish everyone that works there nothing but the worst. Dog poop EVERYWHERE. If it snows, you'd expect them to shovel? Nope! Enjoy the ice! Forced to pay nonsense trash collection fee and they don't even pick up your trash because they don't feel like it. The complex is so commercialized that you are just a number. The staff are so incredibly rude. I lived there three years and went to them a handful of times, yet they treated me like i was their worst resident. I never missed my rent payment in a 3 year stretch yet they turn around and slap a $250 late fee for being 1 day late! They dropped it $50 when I inquired. Such a joke. Maintenance can't fix anything the first try, took me at least 3 attempts and i had to return their tools they left in my unit. Should have kept it in hindsight. When i moved out, they of course overcharged me and didn't even have the nerve to respond! They blatantly ignored me, multiple times. If you think you might get your deposit back, you are entirely wrong. You're going to owe money. This place and more importantly the people that work there are terrible. Don't do it!
Mary helped us find a place from Kansas site unseen. She was extremely knowledgeable, kind and helpful. I called over 40 places in search of the right place. Our apartment is very spacious with a large living and dining area, a well thought out kitchen, large bathrooms and bedrooms to accommodate large furniture and gigantic closets. My only complaint is there is no pet waste station near my building and people leave there pet waste bags in front of their doors or under the stair case. Otherwise I would have given this place 5 stars! I highly recommend you move here if you are looking for friendly neighbors a beautiful pool, helpful staff and large apartments for an inexpensive price. Well done Mary and Stone Canyon!
TERRIBLE APARTMENT! Upon moving in it was a dirty apartment, not cleaned, clumps of dust over the vents, broken blinds, gunk and grime over all the floors. So get ready to clean when you move in. When you put a work request in for them to repair anything you get half the job done. Then if your happen to be on the bottom floor, and you wake up at 5:30 am with your living room pouring water, the maintaince guy comes out, sticks your apartment with a big fan and dehumidifier, (which you have to pay to run them) you have to wait days for a repair, in a smelly gross apartment. When they finally do say that their coming, you get a call midday, saying they can’t come in because your dog (the dog you locked in the bedroom for the day) miraculously got out... which is funny because you come home and your 10lb dog is still locked in the bedroom giving them complete access to the living room. You aren’t compensated at all for any inconvenience, you get threatened when you ask for repairs to be made, “you can sign paper work right now to get you out of your lease”-manager. Which would end up costing you thousands of dollars. The staff is terrible (the only decent guy is the maintaince guy, who is restricted on what he is able to do.) this is by far the worst apartment I have ever lived in, the low price and exterior look appealing but the price doesn’t stay low, $35/ month for trash, a $25.00 fee for valet trash even if you never want it or use it, and an extra $10.00 trash fee, just because they have big dumpsters. I’ve rented and lived in apartments for over 10 years and have never had an issue until Stone Cannyon. DO NOT MOVE HERE
Despite claims to the contrary, maintenance is not usually that quick, and the very first time we had an issue, we had to call back again to get the maintenance scheduled because they never showed up. There are indeed required fees for valet trash, which is kind of ridiculous. The appliances were damaged when we moved in, to which we were told “just make a note”. The dishwasher is cheap, and is not even firmly held under the counter; likewise, the fridge can’t maintain a steady temp. Additionally, we were told when we scheduled a visit that the complex is a smoke-free environment, which was obviously a load of crap, as everyone and their mother openly smokes here. They allow people to park multiple work vehicles, in addition to their personal vehicles, in the complex, taking up spaces we would otherwise be able to use. And on that note, they do have unmarked spaces in front of the offices, but apparently we aren’t allowed to use those - again, despite being unmarked. Not the best of experiences here.
Oh no! I signed a 12 month lease! How am I going to make it another 10 months? These walls are paper thin. I can hear neighbors that live on the side of me, even if they sneeze! The person above me has no respect for neighbors and stomps around on the hardwood floors. I can hear every cabinet, drawer, inside and outdoor doors being slammed by neighbors. Slamming the outdoor doors rattle the dishes in my cabinet and is startling. I've probably lived in 15 different apartment complexes over my lifetime and have never experienced this much noise from neighbors. My solution: earbuds, earplugs, and sound machine. Pathetic. Neighbors leave dog poop and trash outside of their doors for days and it stinks, attracts insects and rodents.
Do not rent at this property. Very poor management, does not do anything about the drugs, poor maintenance and the caliber of tenants here. They run specials and all the down and out people seeking a place to live move here at a discount. Very scary environment, do not walk at night. Lock your vehicles, lock everything that is valuables. Also the porches are full of junk and tenants smoking 24/7 drugs and all other things.
This place seems to look really nice from the outside, you're excited to be getting a new place and ready to get settled and the location is good.. Then you move in and start noticing things, Things like brown bubbles from chemicals mixing with different body oils etc.. in the horribly dirty hottubs.. Or you might notice the broken grills that are there for "You to Enjoy" bring your own lighter and a manual on how to start a propane grill, Staff offers no help but they do encourage you to bring a long lighter to reach the gas light! Or you'll notice the grim on the workout equipment because they don't thoroughly clean the gyms. If you don't notice any of this, or it doesn't matter to you, Great! You might be more interested in the parking, come home after 8pm and you're looking at a good walk because there will be no parking spaces available. Or perhaps the noise, we have lived on the first floor here for a year, we can hear people upstairs laughing, fighting, personal noises, it sounds like they are stomping constantly, the dog barks non stop.. You can hear it all, even when they flush the toilet or turn on the shower! I have children and I know they can hear my kiddos crying, night time was horrible when we were transitioning our little one to his own bed, we would get complaints because our baby was crying at 9:30 lol Maybe noise and parking don't bother you, clearly we've put up with all of this for a year now and are surviving.. Just beware of your lease and all those great add ons, my favorite is the extra $25 a month for the valet trash, that is truly a bigger inconvenience then it is a convenience. You have to put your entire garbage can outside with the trash in it, "Service starts at promptly 7pm" but keep in mind the trash won't get picked up until after 9pm and sometimes you'll wake in the morning to find your garbage to still be outside your door waiting for you! The best part of all that, if you only leave the trash bag out, they will charge you extra for violating the addendum within your lease! I'm giving one Star for location! Keep that in mind
Predatory leases. Taking advantage of those who don't read carefully. If you sign, you have agreed that the landlord can charge you personally the annual taxes due on the entire property. No joke. They also have a 5 day a week trash service they require you to pay for, didn't tell me until I was moving in. If you get rats, bugs, or other pests . . . YOU have to pay to have them removed, even if it is because the guy upstairs is a slob. Oh, and If the landlord's costs go up 5% from last year for ANY REASON, he can charge YOU a pro-rata share of the costs but get this . . . LANDLORD decides the formula calculation to determine what this is. So . . . . hailstorm hits like it did a few years ago? Has to do repairs on siding? roof? Congrats, you owe $20k, or more. Whatever they decide. They can come into your apartment, anytime, without warning. You can only have two guests at the pool at a time, and they police this. So much for having my cousin and her kids over for a BBQ. Didn't tell me this until I was moving in. When they send you something to sign, they leave out the entire lease . . . until DIRECTLY before you move it. That way you are hooked, don't have options, feel forced to sign. If you sign this lease, in theory you could have to pay to get pests out of your apartment, pay the property tax for the entire property, pay for the properties expenses if they go up over 5% from the year before, get fined for having your three friends instead of 2 at the pool, get fined for leaving out the trash can you didn't even want (a service btw that you can't refuse). Overall, your liability is literally unlimited. I used to work for a consulting firm that did windowns of distressed real estate properties. If this company starts to go under, it will take down every tenant (READ: all YOUR money) through this lease. I honestly don't know how these people sleep at night. They they repeatedly tell you the lease is standard. People . . . I used to do this for a living . . .this lease is anything but standard. It is bizarre the level of ways they come up with to ruin their tenants if they would like . . .and even more bizarre that they have fooled themselves into thinking it is "standard". If you sign this lease you will have literally signed away the potential for them to take your life savings. Look up reviews for the parent company . . and RUN!

If you are looking for a good location, they've got it. Next to the hospital, major gym, and nice places to dine. They really keep the grounds nice and seem to have a lot of maintance and ground crew that keep things nice. Apartments are good size and pretty well sound proof. Only downside, beside the fact that the up your rent every year, is valet trash...there are already dumpsters that you pay $8/month for, then they require you to have valet trash service that's an extra $25/month. The worst part, they pick it up from your door step and walk it over to the nearest dumpster, something I could do for free.
Well managed. Good maintenance. Pricy. Best deal is the attached garage on some units.
The apartments are very nice and clean. Every time that I have had a maintenance request they have fixed it very quickly. The office staff is very friendly and helpful. The one thing I would change is that there is a valet trash service that is twenty-five dollars a month and you can not opt out of it.
Stone Canyon is a beautiful place to move to. They have new events every week and the community is great!
I have just moved to an apartment on the 3rd floor that I absolutely love. I was driving around and saw this place. I drove around the complex and fell in love. I like the exterior and of course my 2 bedroom apartment with a balcony. Have to have a balcony. I like how the 2 bedrooms are on either side of the apartment and the living room in between. My apartment is in good condition and I have no complaints. Oh and I almost forgot to mention....lots of storage space. You also have the option to rent a garage to park your car in. There are over 600 units and there are two Club houses that provide all sorts of amenities from 2 pools to 2 work out gyms, two TV rooms (first come first server), free wifi, shuffle boards and pool tables. When you have kids it's nice to have these amenities. When you first drive into the main entrance it's very welcoming and the location is great. It is about a The staff is nice and very helpful. to minute drive to Denver and close to the Toll/Highway.
Stone Canyon is a decent place to live. Easy access to the rest of Parker, Centennial, and Aurora within a short drive. The price is above my comfort level with the lack of building and recent economic boom here in Colorado. Access to local trails and outdoor activity is a plus. Another plus is that it's generally quiet.

This property is a very nice place that has everything one could ever want in an apartment.
I have had a number of issues while living at my residence. #1 Management is overly rude. Asking them to fix anything is a chore. #2 Watch out when you move out! They will demand a payment on the spot 2 months later after your lease is up. They will admit that they are just now contacting you and demand $138 in utility fees otherwise they'll report you to collections. I urge everyone that reads this to look for another property manager that knows what they're doing and one that treats you with respect and dignity.

This seems to be the opposite of what I've experienced (however I cannot comment on the moving out portion, as I still reside here) The management has always been so pleasant to me, and I've never had any issues. Although I don't spend too much time talking with them either.. I've had maintenance show up at my apartment multiple times, and it has ALWAYS been within 24 hours. They've always fixed the problem and went on their way.
