Since new management took over a few months ago my neighbors and I have nothing but great things to say about them. Any issues they are quick to resolve. The grounds look great, The building is always clean and smell good. They put new lines in the parking area so we can actually see where to park. The tv's in the fitness center work. Diana and Chris in the office are very friendly and will go over and beyond for you. The new maintenance staff are very professional and friendly. This is the type of management we needed. Thank you for everything.

Water leaks in many buildings. Black mold on the walls. I’ve seen them painting right over the mold. They do not respond to emails and even voice mails. Not worth the money.
I called twice and wrote two emails across a span of 2 months about getting a tour of the property and never once received any kind of response. If they blow off potential future tenants like that I can only imagine how they treat current tenants.
Buildings old and infested maintenance and property manager does nothing when you complain. The hallways are always filled with bugs and mice trap and apartments are infested with ants to the point where they crawl on you whike you sleep
Where should I start… Dead bugs when we moved in ? In the carpet and EVERY window sill … The torn up carpet? The closet doors that fall off every time I try to open the closet? The dirty tub that clogs every time you use the shower ? The “cushioned carpet” where you can’t hear any neighbors walking above you? Yeah, that was a lie. And the walls are paper thin. Hear EVERYTHING the neighbors downstairs are saying… and they party every weekend which is not the issue… the issue is HEARING EVERYTHING…. Bass from their speakers, yelling from whoever is ALWAYS over? You would think you’re at UC with how much of a nuisance this complex is. I have nothing and I do mean nothing positive to say about this complex. Mail keys weren’t given when we moved in. Broken cabinets… If I could break my lease, I WOULD. No hesitation. Not worth the price. You definitely can find better.

This property is in such a wonderful area. I was looking for an apartment and within a week of viewing the model, I was in my own place. I’m so thankful to be here. The staff is so friendly and quick to fix any issues. I can’t thank Irene enough for working with us and working so hard to make this such a wonderful place to live.
I have lived here 3 years & love it. It is quiet & well kept. The staff is excellent & quickly respond to any need. Irene is super helpful & does not hesitate to help resolve a situation. I definitely plan to stay here!
this is a great place to live, very quiet and unique, centrally located, yet far away from the noise, would certainly recommend!!
***This area does flood when the rain is bad, so keep that in mind when looking here***. Several tenants have had to move up to the next floor, while repairs took place. It is a great area in general because there are so many restaurants and businesses to go to, but be mindful with the Beechmont Racquet & Fitness members and Beacon Orthopedic & Sports Medicine patients, they are extremely rude when it comes to driving and in some cases have almost caused accidents with many of our tenants. Management is alright, it has taken some time to get where it is now. Before, this place went through 3 or 4 management companies in a manner of MONTHS and for awhile, no one was in the office. Please also be weary about the discounts that are offered, make sure to get everything in writing. We were promised a few things when we first moved in and had to fight like heck to get them since the previous management company up'd and left so abruptly. I will say that maintenance has been fantastic with fixing things and they are very timely and professional and extremely nice. Parking has never been an issue as well. Some of the tenants have been terrible to live with (unfortunately, nothing much can be done with that), but always make sure to report everything. The walls are also paper thin, so you will hear everything around you. Rent has also gone up $50 every year since we moved in, which is concerning, giving the paper thin walls, the structural work, the hallways inside of the apartment building looking trashed and unkempt, and the apartments themselves looking rather cheap. The appliances are brand new and work really well and look very nice. Overall, be cautious about living here, get everything in writing, do your research and make sure this is somewhere you would want to live.

This place is just heaven! The new management is amazing. I have been in many communities and this is the best by far. Ignore any bad reviews, it's all from the old management. This is now by far the best to live in.

wow, they can't resolve the water issues. I would not consider this place until they resolve the water issues in the basement apartments. I'm no einstein but seems a drainage system needs to be corrected. Do NOT rent a basement apartment here y'all.

All the drainage issues have been addresses, since the Large Storms, knocked out all of Ohio, we have worked to remedy all the issues.
I've been living here for 3 years now and this property is going downhill. We are constantly having issues with the AC not working. The grass is almost never cut. They fired the cleaning people for some reason so now the inside of the buildings are disgusting, especially since all of the flooding that happens every year multiple times. Our Duke bill rivals a home with 3 levels due to the apartments not being efficient. I feel bad for the maintenance guys because they have to endure all the bull that management won't properly take care of/fix. After all of this, they have the nerve to wanna raise the rent. There is a long list of other issues but, I'm not gonna waste any more time. Look somewhere else. This property wouldn't be worth it if rent was $450 let alone what they advertise now, which will probably go up again soon.
The managers response to them “working tirelessly” is a complete joke. She’s never even here and when she is she’s, rude, insulting, disrespectful, inconsiderate, ignorant, & HIGHLY incompetent. The only reason residents got moved from their flooded apartments was because the Board of Health told her she waited too long to have the apartments cleaned and was becoming a biohazard. (Almost 4 days. EIGHTEEN (18) apartments flooded Fathers Day weekend. They have done NOTHING to actually fix the foundation & drainage issues causing it. They raised our rent but the quality of living here has gone down. The weeds and grass are a mess that never gets mowed and their reasoning is because of all the rain. Funny how surrounding complexes that didn’t fire their mowing service don’t have this problem.

My partner and I have been a tenant at this apartment complex since last summer and since then we have experienced leaking above the windows of our apartment. Maintenance would come and 'fix' the problem, but the leaking would eventually start up again whenever we had a bad rain storm. Unless you enjoy leaking in your apartment and want to risk water damage to your personal belongings, look elsewhere.

This complex is a JOKE. You can make it look fancy and wrap crap in a pretty package, but at the end of the day, it’s still CRAP. Their basement apartments FLOOD. They know this. When there is heavy rain? The water comes in. I woke up to an inch of standing water throughout the ENTIRE apartment, and their emergency maintenance said they can’t get to me because they’re working on other apartments with the same issue.
