The other tenants who say this place needs Zero stars are absolutely right. AC is always out and never working. Nothing ever gets fixed. Plumbing issues, cars constantly get broken into. Leasing Office people are rude and will tell you anything including flat out lying, to get you off the phone or out the leasing office. Months go by with constant complaining over the same thing and nothing gets fixed. Even the Security gate is always broken. Do yourself a huge favor and save yourself a lot of misery, look elsewhere.
im a current resident here, I've been dealing with a leaking toilet , no air , animals. (raccoons ) in the attic of the apartment and faulty appliances that cause outrageous electrical bills!!! maintenance never shows up to fix anything and the staff including the property manager lie intentionally just so you won't stay on them about getting anything fixed. if you think you found a home here I urge you to continue your search ! I wouldn't recommend a crack head to live in these ran down apartments. lastly everyone working in that leasing office needs to be fired ASAP they have no type customer service and they're attitudes are horrible
The apartments are horrible they refuse to fix anything and when someone does come out to so called fix things it is never done correctly and the problem is never fixed . The rent is constantly increased yet we have been in this apartment for a year now have not been able to get in the pool one time whatever the reason maybe air has not worked properly for one full day they have sent out people multiple times yet still no air. We literally have to put air conditioners in our apartment just so that our children aren’t burning up in this Memphis heat . The office staff is horrible they put a sticker on my car because I have multiple cars sometimes this car sits I was told to drive it to the office or the vehicle will be towed and that the office hours are from 9 to 5 I was there exactly at nine and literally the office worker did not show up until 10:30. Four times since we’ve been here they randomly turn off your water with no heads up or warning. Not to mention there was some kind of animal I believe a raccoon in our roof and when I told a maintenance person seen around the apartments in their golf cart about it he literally told me “ they are friendly big bro just give him my name “ . Really not sure what kind of management this apartment is under but they need an entirely new staff and I would highly recommend you staying in the middle of any hood in Memphis before moving into these apartments literally the worst experience I’ve had with any residence. Ps there are so many stray cats and the garbage bins constantly overflow not to mention there’s only two for the entire apartment complex and the front gates with the security code literally have not worked longer than a week . So anyone literally anyone can come in and out of your apartment complex at any time the so-called security can be seen at the front kicked back in their car doing nothing. DO NOT I REPEAT DO NOT MOVE HERE . If this was a last resort for apartments I would move out of the city! Going to have to break the lease and find better worst experience of my life.
First, the management is RUDE and they don’t know how to talk to people. They’ll make up bs charges so that you don’t get your security deposit back. They handle ALL situations/problems very unprofessionally. Second, The interior of the apartment is completely outdated, and not worth the rent. No matter how clean your apartment is you will see bugs. When I first moved in (just got the keys, checking it out) dead roaches in the refrigerator and the cabinet. I had to deep clean the apartment before I moved ANYTHING in???? Something is always breaking, or broken already. The refrigerator door handle, lights, doors, locks, windows,etc. They way they “fix” things is so disappointing and unreliable, you’ll be calling or putting in request for the same thing every time. Third, the secured gate, is ALWAYS broken (waste of time/money paying for a gate card) Cars get broken into. The parking lot is full of extremely deep potholes and they don’t fill them and won’t pay for damages done to the car because of them. Just look somewhere else because these apartments aren’t worth the money, headaches, problems you’ll encounter living here.
This apartment complex is one of the top 3 worst apartments to live in Memphis whether it’s your first time renting or looking for a new apartment. There are a series of daily gunfire within the complex and the surrounding area along with car crashes, police sirens, illegal night drag racing, and traffic jams. There is also, literally little to no security patrolling the property, and when they do patrol the property they’re only here for a couple hours out of the whole day. This area looks great in terms of location and conveniency for your daily wants and needs. But the majority of stores and restaurants have little to no staff service, there’s always a shortage of goods that last for at least a week, and it’s a constant bustling area with springing gas prices. So, I typed all this to genuinely say as a previous resident to save a potential apartment leaser to PLEASE save your time and money by NOT moving into this apartment complex or this area of Memphis in general.

Sorry you did not have a good experience when you lived here. We would love to talk to you personally since you did not let us know who you are. Please call our office at 901-795-9008.. as to security, we currently have 2 courtesy officers that live onsite. That along with other paid patrols gives the property 24 hour coverage. Unfortunately we are unable to control what goes on outside the gate such as gunfire, car crashes and police sirens. It is sad business are experiencing staffing shortages, our heart goes out to them. Our residents are important to us and we are here to address your concerns at any time.
I have been here for almost a year now. The apartment is good , The neighborhood is quiet, it depends on who you live beside basically .. the ONLY downfall I had was a sink that was basically patched up and maintenance took about a month to fix & my dish washer doesn’t work. They have neighborhood watch, everything you need is literally 3-5 mins away.

WORST APARTMENTS IN MEMPHIS. DO NOT MOVE HERE. My neighbor and I had major plumbing issues for months, with SEWAGE, HUMAN WASTE, and USED CONDOMS overflowing into our bathtubs for WEEKS. Not to mention several FLOODS. Management failed to correct the problem for months until we got the health department involved. When they finally did correct the sewage issue, they left a PUDDLE OF SEWAGE AND POOP outside of my window for days. My neighbor and I requested to move units an uncountable number of times, to which they denied and wanted to charge nearly $1000 for the application to even be submitted. They gave some excuse about being too far along in our leases to transfer units. Other major HEALTH RISKS and damages incurred included the HVAC systems being sealed shut and never being changed upon inspection, several property items lost during floods, and the obvious MOLD that must be festering in the floorboards of the unit after flooding so many times. In addition, there is always a layer of TRASH on the ground throughout the complex. The management and office staff are the most INCOMPETENT, APATHETIC, and UNPROFESSIONAL people I have EVER had the displeasure of dealing with. They only care about getting your money. It's remarkable these units haven't been condemned. Living here has been an ABSOLUTE NIGHTMARE. DO NOT GIVE THESE PEOPLE YOUR MONEY.
If I have could give zero stars I would. I have been living here for a little over a year, and I hate it. I had heard good things before I moved here so I thought it would be good, especially for a single person on a budget. I have lived in apartments that cost less but were much better quality. The air in my apartment stops working frequently. I have put in several requests, some of which were never responded to. Maintenance keeps saying my air will never reach the temperature that the thermostat is set to and that the unit is not sufficient to cool a three-story apartment building. To me, that means there is a problem on the part of the property management. However, I was told that due to a leak in my a/c into the apartment below mine, that I would be charged if I put MY AIR below 70 degrees in an apartment that I pay rent for and utilities. I was outraged that they would suggest charging me after I have already told them that there is a problem with the unit, which they clearly already know. It never gets below 75 degrees no matter what temperature I put my a/c on. When it's on 70, it works for a few days after maintenance comes in to patch it up and then it's right back up to 80+ degrees. They care more about the person below me having a leak than me burning up. I can't even sit in my living room comfortably most days because it's so hot. There is a horrible raccoon problem. They have previously damaged my ductwork according to maintenance. I'm sometimes scared to leave my house because of the raccoons. They run around in the attic all night, yet I'm told there's nothing that can be done other than setting traps (which clearly isn't helping). My freezer constantly freezes up and cause my refrigerator to stop running properly. The toilet in the bathroom runs constantly. I am so dissatisfied. I will say the people the leasing office are always nice to me. However, that has not made up for the multitude of problems that I have encountered. I have been tempted several times to just break the lease because it is that horrible. I am waiting on the day that my lease is up.

This place is Terrible. On the outside the place is decent up front but on the inside that's a totally different story! My fiancé and I have live in these apartments for only 3 months. Our dry has broke and it takes 2 hours to dry 1 load of clothes. Our water heater has leaked all on the floor. There are water stains on our bathroom ceiling and bedroom ceiling. Which we were told a month ago that it would be fixed. On top we have put in 20 request to have our toilet fixed and they come in plunge it and then let flush once and say the fixed it. The minute they leave I go to flush it again and it doesn't flush. We have brought it to the attention of one of the apartment managers and said that they had to get a contractor in and that was out of his hands. Also we have found roaches in out apartment and were paying for pest control so I brought to the apartment managers attention and he said oh those are water bugs. Water bugs or not they are still a pest and if Im paying for pest control I better not have any pest. There are tears in our floor as well and we have to slam our door shut because the hinge is to close to the second door. The bushes are have lots of trash in them as well and the second dumpster does not work half of the time. I would never recommend this place to anyone and it is very over priced!
I have lived here for a year and I have had nothing but issues. There are drugs deals always going on in the parking lot. The gates are never working so anyone can get in and out of the complex. The property manager Don doesn't care when something personally happens to you. He pretty much brushed it off. I have had raccoons in my attic since day 1 and they now are always running around the parking lot. I have had a person in my attic as well at 3 am. There has been several car break ins and when I called to ask when the gates would be fixed they said a few days it's still not fixed. My car has personally been broken into. People have come pounding on my door at 10 pm and would not say who they were. It's very unsafe and very unclean. I enjoyed living there until the complex got sold in the fall. Ever since the new management has taken over it's been awful. Any time I have called to address these issues no one calls back and they do not get resolved.

***UNSAFE*** Do not move to these apartments!!! I have been a resident for 2 years, and there have been several armed robberies, dozens of vehicles burglarized, and gunshots fired on apartment grounds frequently. My vehicle has been broke into 3 times, lease is up next month, and will be moving out and warning others of this place. They spend money making the grounds look nice, but the apartments are full of criminals. The only security (besides the gate that is always broken, likely by the criminals who need access), is a rent a cop who makes a few rounds every night with a flashing light on his golf cart, alerting criminals of his presence.
I'm a new tenant and this is the first apartments that I've leased. I was really nervous about it being my first apartment. This community is quite and secured. I love and enjoy my new apartment and all of its amenities. I really feel secure with the gated entrance and the fact of knowing security is on the patrol. I wanted an apartment with washer & dryer in the apartment and I am very satisfied that they have this feature.I love that these apartments are in distance of my job. That is very important to me. I chose the sun room over having a balcony and I love it. I also love the fact that I have a very nice view of the pool. I would recommend these apartments to any of my friends
I'm happy with what I've seen so far. I'd definitely consider moving here.
