Property Ratings at Stonebriar Apartment Homes
For the price there are better options. I lived here from 2018 – 2024. At first it was a decent starter apartment as rent was cheaper in 2018 but in 2024 for what they are asking there are newer and better apartments. When I moved in in 2018, I told them that the carpet had some stains, now conveniently, that is not on the move in inspection so I have to pay $150 for carpet cleaning for stains that were there before I moved in. During my 6 year tenancy I never spilled anything or tracked mud. I was told that the carpet gets replaced every 7 years. It was not replaced in 2018 when I moved in and I lived there for 6 years so it is due to be replaced now and they are choosing not to. Also the entry way roof leaked during heavy rain, I reported this at least 3 times and it never got fixed until Jul of 2024 when basically the whole entryway tile flooded and part of the carpet did as well causing it to stain. (Had to pay for those stains to be cleaned too). The seals around the windows and doors are terrible, I had to put up the plastic insulation each winter to keep the cold air out. I could sit there and watch the plastic air up like a balloon with the draft. I knew 2 other people who lived in 2 other buildings, one that had a terrible brown recluse infestation and the apt only offered to keep spraying which did not solve the issue. They also had a bunch of minor maintenance issues that were poorly repaired. The other couple was forced to pay for carpet replacement when they too didn’t spill anything. Also, my cars were hit twice while parked, and I paid for the carport parking. That is more of a tenant issue though. The buildings were built in the 90s so there are going to be things that are worn down but for the price now, there are newer and nicer apartments to consider.

We haven’t slept well since we moved in months ago, squirrels noises, traps put in ceiling to trap squirrels and the trapped squirrels keeps banging all night, no sleep. Very frustrating. Maintenance doesn’t keep their word to come and get the trapped squirrels out, you have to call many times and follow through for them to do their job! Nightmare living. Definitely wouldn’t recommend this place to anyone!

The infestation is by far the worst I've ever experienced in my entire life. No one deserves to live in such conditions. The kind of insects, rodents, ect..., that you fight with in and outside your living quarters is truly unbearable. Very spacious, has potential, but over taken by pest of every species, sadly your lured in by specials that quickly go away. Recently fulfilled lease and quickly ran.
Overpriced! maintenance Sucks.. if you want to call multiple times to get something fixed, you are wasting your time! Some of the office staff is super RUDE. Make sure you document who you talk to, because the office staff doesn't communicate with each other they contradict each other. One person will tell you something is ok, and someone else says it's not. My advice TALK TO MANAGEMENT FIRST! If you get a ground level apt, YOU WILL ALWAYS HAVE BUG PROBLEMS. Found a roach in the bathroom on 2 occassions, Spiders are everywhere. Mudbugs and roly polys are constantly slipping through the cracks of the doors. Windows and gutters are horrible, they leak during rain storms and floods on the inside and you will have ICE sealing your windows shut if its Snowing Dryer maintenance is bad, every month we call to get the lint contraption cleaned out and effects the heating coils The dishwasher floods and leaks and doesn't clean any dishes fully There's not enough storage space in the kitchen, the kitchen is very small and the sinks aren't very deep. Inside the pantry smells like paint, and the paint quality is SO HORRIBLE.. it chips off easily and gets everywhere. Not a very good experience for us.

I renewed my lease for a second year recently and it's been very positive. The maintenance is *very* responsive, the staff is friendly, the property is well maintained and not too busy. I like the layout of my apartment, and it had the best value/quality combo for a one bedroom in the area. I'm not one to get online and leave reviews, but they earned it.
The apartment staffs were very rude. The apartment was not ready on the day they gave me keys and they didn't even bother to check the apartment before my arrival. I opened the door and all the work materials were scattered and apartment was ugly. They were so harsh and told that they can provide apartment only after a week. When I told them that my current lease got over, they replied that if needed I can move in immediately and they will do cleaning after my move in keeping me inside the apartment. I paid for electricity also for two days until I called KCPL by myself to transfer my electricity to new apartment and they didn't even give back the money I paid for electricity which I never used. Don't ever move this apartment. Worst ever experience.
My wife and I lived in a 2-bedroom, 1-bath (St. Andrews) in early 2017. Everything about our experience living at StoneBriar was positive. The agents that we talked to at the beginning were courteous and helpful. The amenities were everything we were looking for. We made a few maintenance requests and they were completed quickly and thoroughly. While StoneBriar isn't a high-end luxury apartment complex, it's a tremendous value for the money. Living there, I could hardly tell that it was a couple decades old, and everything was well-maintained; we had very few issues, and they were all resolved. We loved it there, and the only reason we moved out is that I got a great job offer in Ohio. If not for that, we'd still be living there.
Not well maintained. Office staff not responsive they do not follow up Report problems and never receive call backs. Do not waste your time looking at these apartments
I really enjoy this place. The office staff is very nice and they have a resident breakfast often. The other amenities are very nice as well. The neighbors are great too. I love the area schools. Overland Park is such a beautiful place to live.

When I first moved back to Kansas I lived in a townhouse. Then I looked at numerous apartments. Regent Center Apartments has it all. My apartment is by a grassy yard with a creek. There are 2 pools, an exercise area, garages and quiet. No noise! Any maintenance request is handled immediately. Ceiling fan, fireplace, vaulted ceiling, lots of windows and natural light, washer & dryer included, what else is needed?
I relocated from Washington, DC and am very happy. Quiet, clean well maintained neighborhood. Well maintained grounds and apartments. Staff is the greatest. 2 pools, work out center and computer access is wonderful. Everything you would want for comfort and convenience all in one place.

I am a KU Edwards campus student and moved into regents center to be close to school. Good amenities. Two pools (lots of kids). Small 24 hour gym. Close to parks and Indian creek trail. Some silver fish, gnats and spiders in the bathroom. Could use a fan in the bedroom. I like that I can pay rent online. Cheap utilities.
