Property Ratings at Stonebriar of Frisco
Four year tenant from 2007-2011 and moved back 2019-2022. If you value your money and self-respect...you can find a better place to reside. It may cost a few extra dollars but worth it. Stonebriar of Frisco has become an eyesore and does not value all tenants. Horrible experience the second tenancy! Tolerated inoperable appliances from the '70's, carpet from the 80's, poor ventilation and the most recent manager who is less than professional in conversations. Neither did he follow up with concerns of erratic water billing. They do not schedule regular fireplace inspections or HVAC cleaning. You should request for your own safety. Unit was not repainted before I moved in, and the previous painting was sloppy; splatters everywhere! Also, they gave my key to carpet cleaners that were actually scheduled for the unit next door...I thought I had a break in because they knocked things off my table and scuffed my leather sofa. Constant smell of marijuana through HVAC. They finally did landscaping a few weeks before I move, but previously had dust/dirt blowing through windows...could not ever get fresh air due to dust and dirt. Trash dumpster is a daily disgrace; especially on weekends. The trash valet service is a joke. If you value yourself, your money and your neighborhood...this is probably not the place for you. If you just need ANYWHERE to lay your head...go for it. Great neighborhood and location...not so great apartment complex.
Management engages in unethical conduct. The application process is designed to NOT provide 5 security questions associated with your credit history. The application then goes to ResidentVertifyLLC which automatically denies it. You are then automatically sent an email inviting you to reapply and pay another fee. The property tells you this is normal and to contact ResidentVerify LLC to "unlock it" and ResidentVerifyLLC tells you that is incorrect, giggling like a little schoolgirl. You are shown a model, not real apartments, no matter which floor plan you choose. In response to management refusal to address these complaints, I hired an off-duty Plano PD officer to go through the process - and he experienced the same results. Do not waste your time or money applying for an apartment that does not exist. Even though the application fee is not refundable, it is just that - a fee for an application process that does NOT occur, as verified by property MY and ResidentVerifyLLC
The property is littered with dog poop and dead rats. I would upload pics if I could. Gates always breaking. Roaches are a huge problem in my unit. Simple work orders take 2 months to complete.
From the time I moved in I felt at home. The Office and Management staff is nice and always willing to assist when needed. The upgrades in the office and being able to have a secure place for packages are added bonuses. I enjoy driving into my community daily.
Awful Staff!! Courtney and Renee are very rude! They rolled my eyes at me one day after as I was walking out of the office...they did not think i noticed. my husband is not happy. Maintenence sucks and the grounds are trashy! they will raise your rent ALOT. do not bother renting here. there are cheaper places around and much nicer!
Horrible maintenance. We've had huge holes in our dry wall for weeks now after the maintenance crew came through to work on our inside sprinklers. Here's just a preview of what you can expect from the maintenance crew while living here: - As mentioned above, two weeks after the maintenance workers cut holes in the drywall of every room we still have huge holes in the wall and they also apparently didn't care enough to bring a small tarp to cover furniture below so they just got drywall dust all over every thing below the holes. - When we moved in there were screws missing from wall sockets. My small children and I found them with our bare feet hidden the carpet during the first week of living there since the maintenance workers clearly couldn't be bothered to clean up after themselves. - All the cabinet painting was done terribly. Our living room fan didn't work for the first month of living there. - It took them almost two weeks to fix a substantial leak under the kitchen sink. We had to put mixing bowls under the pipes and empty them multiple times a day it was leaking so much. - The gate opener I was given when I moved in has never worked and the office told me they'd get around to getting me a new one. It has never happened (not that it matters since the gate is broken most of the time). I've lived in a lot of different apartments over the years in DFW and I can tell you for certain this is the worst run apartments in terms of maintenance that I've ever seen. Avoid this place if at all possible! There are better apartments to live at!
The gate has been broken for the entire summer now..not a gated community. Anyone can just come inside.

I moved here about 3 months ago because I really love the location, it's centrally located around shops and restaurants. Also I really enjoy the wood floors a much better option than carpet! Can't say enough about the Management team, always very helpful!!
I loved working with Stacy when arranging my apartment from out of state, and then after arrival. The complex is quiet, and maintenance requests were taken care of timely. The community is gated; however, the gates stay open most of the day, and the gate stays open long enough to tailgate, so I wouldn't really call it a safety measure. There is a nice pet area, though I'm not sure what the $400 pet fee is for, since I was charged for a cleaning and carpet cleaning upon moveout, having only lived there a little over two months. My experience soured upon move-out. I had a short term lease and moved out 3 weeks before the end of my lease. I turned in the keys, signed the form, and left. (I paid the full month's rent). On the last day of the month, the manager called me at 8pm saying I was supposed to move out that day but had not provided notice or the keys. Hmmm...I let her know I had not been there for 3 weeks. Then I received a final statement from her with two charges, but no record of my initial deposit. I wrote back asking about the deposit, no answer. I sent an email to the general email address and got a reply that someone would check on it. I got another email stating one amount but the attached statement had a different amount. When I wrote back asking about it, again, no reply. I finally just paid what was online to be done with it. Though I couldn't even get an email reply, I'm sure they'd not hesitate to report me as late to the credit bureaus. They also charged me for two damages that I certainly didn't do, but they were on the outside of the apartment, so nothing I would have seen during my move in inspection. Nice complex, but they need to train the manager and be better with record keeping.
I lived at the apartment complex last summer (2015) for 2 months during a summer internship. I moved out in August last year and just today (July 2016) received a letter from a debt collection agency indicating that I had an outstanding bill with the complex. Not once over the last year have I been contacted by the complex requesting payment, nor was I even aware of the outstanding bill since I was told by the office that I paid in full when I moved out. Irresponsible management. Avoid at all costs.
Let me preface this review by stating that I have been renting in North Dallas for several years and am not one to be overly critical of the places I choose to live at. That being said, this has been the worst experience I've had yet. The units themselves are outdated with leaky faucets/showers, non-functioning electrical wiring, no parking, extreme not poor management (3 new managers in a year) and horrible maintenance upkeep. I was lured by their decent rates but it is absolutely NOT worth saving the extra 50-100 a month to live here.
Management has changed and it has brought a breath of fresh air to the complex! Everyone in the office has been very helpful and easy to work with.
Complex has been through 3 to 4 management and still the property and the maintenance is not where it needs to be even with the new management team
The apartment community is in a great location off of Hwy 121 & Legacy in Frisco. The leasing office staff was very nice but has been shorthanded. Trying to call them and get someone to answer has been a problem. The parking situation is terrible here and paid reserve parking is a must.
Stonebriar of Frisco is what I like to call a diamond in the rough. Our Property manager is making many changes, positive changes. Adding amenities such as a dog park and an outdoor kitchen. The staff dress in a professional and treat the residents with courtesy and respect. The neighborhood is relatively quiet, with only the sound of occasional child having fun riding their bike or along the streets of the property. Close enough to the many shops that surround the Stonebriar of Frisco area you can quickly dart out and grab a bite to eat or meet with friends for coffee or a day of shopping. The Shops on Legacy are a mile and a half away. I am pleased to see the community improving and intend to renew my lease for another year. If you are looking for a nice community come have a look at Stonebriar of Frisco.
Everything seems fine living here. Best apartments i lived at in years. Price is average but other than that i recommend this place.
I have been here over 3 years, seen management come and go so much. Gated community but the gates don't always work. As for the trash. People leave garbage on the ground its disgusting. When I ask where should I put my garbage they want me to drive around the property looking for a dumpster. The problem is they let quite large boxes in the dumpster that leaves no room to put anything. As for the dog problem watch your step, people here do not pick up after their dogs and management does nothing.
