Located at the intersection of Interstates 57, 72, and 74 in east central Illinois, Champaign deftly skirts the line between small town and college town. The University of Illinois largely defines the city, with nearly 45,000 students enrolled (the city’s population totals around 85,000); as a result, Champaign is home to a growing sector of tech startups and other entrepreneurial endeavors growing out of the university’s research community and recent graduates.
The rental market includes a number of highly affordable options, including many apartments under $600 per month. Expect your schedule to be packed with community events when you live in Champaign, from the popular and wide-ranging Boneyard arts festival to the Sweetcorn Festival in neighboring Urbana. As the hometown of late movie critic Roger Ebert, Champaign’s historic Virginia Theatre hosts an annual film festival in his honor.

Property Ratings at Stonegate Village by Royse + Brinkmeyer
The apartment itself is actually really nice (mine had brand new carpet) but the staff and leasing problems were the biggest issue for me. The manager shows up unannounced and maintenance enters your apartment without your consent even if a maintenance request wasn't submitted. Their reasoning is that it's "in the lease" but they could at least inform you before they just show up and enter your bedroom while you're sleeping. They also have a policy that they don't mention until after you've signed that says you have to renew your lease by March if you signed before labor day (even if you signed your lease all the way up until the end of August). Otherwise your apartment goes back up on the market. So if you don't know your plans 6 months in advance, I wouldn't bother.
I lived here for almost a year. Overall, I had a great experience. The area is quiet, and there are multiple parks within a few miles as well as a high school/middle school and a nice gym within walking distance. Sound isolation is good through the walls and floors of the apartments, but wasn't so good through our front door. Staff at the leasing office was always a pleasure to work with, and the repair people were always timely and courteous. Apartment was nice and spacious for the price (I was in the Granite). Each apartment has central air and its own water heater. Plenty of parking right outside the building. I wish I could find an apartment like this in the area I live in now!
This is one of the best apartments I have ever lived in. The staff are friendly and very helpful. Any problems/repairs are solved fast and, done with excellent results. I would recommend this apartment to anyone.
