Property Ratings at Stonehaven Villas
I lived here for at least 5 years and the property is so quiet and peaceful. The landscape is pretty with large trees much like in a housing neighborhood. They have not one but two pools. So easy to jump literally right on the highway when traveling. Hailey the property manager is very professional and kind. You can tell she truly cares about the people here and she’s always trying to make sure the property is looking good and planning fun community events. Maintenance always arrived within a few minutes and if not they always at least called you right back I miss this place so much. .

When I moved in the apartment was filthy. Hair all over the place. I gave them a huge list of things that were broken and dirty. Nothing was done. We cleaned and made it look awesome. Various things broke during our time living there and it always took forever to get things fixed. The trash service was terrible and you are forced to pay for valet trash that stinks. Once our AC broke in the middle of the night and let me tell you it was so loud you couldn’t think. The neighbor finally came down and kicked it and it stopped but it was never fixed. When we moved out we signed our move out notice 60 days before we moved out although we moved out 1 month early. I told them we would still pay the rent and they could re-lease the unit but instead when I got my final inspection (I had a $970 deposit) they tried to tell me I owed them money!!! They claimed that I didn’t give them notice early enough. Which the paperwork I signed clearly had the correct date. They also claimed they needed to fully repaint the unit (nothing in the lease that said they could do this) and I didn’t even fight them on that. After over 7 months and calling over 30 times and leaving countless messages and emails I finally got $280 back out of my original $970! And I was happy about that! Long story long. Don’t ever move in or have anything to do with this complex.

We want all of our residents to feel comfortable and at home, while living on the property, both at home and in the office. Please contact us at your earliest convenience so that we can address your issues and rectify this in any way we can.
Oh where to begin. Save yourself the time, money, and disrespect. STAY AWAY!!!! 1. Horrible HORRIBLE management/maintenance. Unprofessional, rude, and they do not care about you whatsoever (manager hides in her office all day, or if you run into her at all in the office she shoos you away and is rude to your face, assistant manager is rude, and very unprofessional, she will get on her cell phone while speaking to you and oh, the constant annoyed face) 2. If you have any issue with your apartment, don’t expect anyone to do anything about it for at least 2 weeks, This includes, infestation, AC being out, water leaks, valet trash (you’ll be required to pay $15 a month for valet trash that doesn’t come and animals will eat through your trash it’s disgusting, oh, and they will charge you for that) 3. They don’t keep up with the apartments, there’s mold, leaks, stained walls, torn up carpet, bugs, faulty units, and nobody does a thing about it. 4. You will not be able to get ahold of anyone, assistant manager won’t reply to emails (the only email you can actually use) they don’t answer the phones, and when you walk in there to speak with someone, well, they normally get annoyed and shoo you away. They will laugh in your face, shoo you away, get on their cell phones while talking to you, act annoyed, cuss at you, or better yet, not give any reply or service. (Even if you are just super nice to them, and want to resolve an issue) Stonehaven Villas is DISGUSTING!!
I was bitten by a Brown Recluse spider while sleeping in my apartment at this property and have incurred serious medical issues and debt. This place is infested with the spiders. Ceiling that leaks was never fixed after a year. Be careful with Stonehaven Villas.
Really bad Brown Recluse infestation, like really bad. Multiple buildings deal with it so, no, it's not just bad luck or one bad building. Parking is terrible, get a garage if you decide to live here. ...There's a dent/hole in my floor, can feel it through the carpet, no telling how long that has been there...ceiling leaks... the appliances are out of date. And the apartment is right next to a school, so only expect peaceful mornings during the summer. Seems like reccess last all day over there lol. And now, last but not least, they canceled the online residents portal and emails. So we have to do everything in person. (maintenance requests, pay rent with cashier's checks, etc.) Can't wait to move!!
We had called during the week and spoke with Kelly about a Saturday viewing she explained that as long as we were there by 3pm we could see an apartment. We arrived just after noon and met Peter, he was Rude and told us Kelly was mistaken that he did not show on Saturdays. He made us feel like we were interrupting him although he was the only one in the office and playing a game on his phone. Peter said they did not offer broachers or apartment layout information that if we needed to see apartments we had to come by the office during the week or look at pictures online. Being as we are new to the Tulsa area I am glad we found a better place.
Maintenance request are done in a timely manner. Property is clean and quiet. Affordable place but feels fancy! Heather, the assistant manager, puts the residents first and foremost. It seems she’s been there amongst staffing changes and always working hard going above and beyond. I do wish they had a rent drop box but I like that you get a receipt when paying the rent.
This place is great! The maintenance team is attentive and efficient on bases of urgency. The office team is very understanding and always willing to help with any issues you may have. However, it used to be much better. It has recently gone under new management with Hamilton Point who have done away the social events they used to have throughout the year. They have also raised the rent more so than what the place is actually worth, even with their updated appliances. It is not only frustrating to the current residents, but surely the staff as they were always so insistent on making these events known throughout the community and did very well at bringing tenants together. From their trolley ride through neighborhoods to view the Christmas decorations to A competition of decorating flamingos in honor of Breast Cancer Awareness. It's truly sad to see these things go for what seems like more money for the management pockets rather than the quality service to their "valued" Customers.
Roses are red, Violets are blue, Moving to stonehaven was great for me and will be for you too. (witty joke for valentines day) Staff has been absolutely wonderful to deal with, I lived here in 2016, moved out in 2017, and loved it so much here that i had to move back. The heated, attached garage is wonderful for the winter and is beyond spacious in the 1 bedroom set up; and the two bedroom set up i lived in felt more like i was living in a condo. The community is very well maintained and its always nice driving through the stone paved entrance to get to my apartment. I have recommended Stonehaven to many friends who have ended up moving in, and they very much enjoy the community too.
Awful! Our first apartment was not ready on day one, old carpet ripped up, bathroom tiles ripped up, no toilet. Within the first six mos there were 3 SEWER FLOODS in the apartment! Black mold was also discovered in the apartment. They moved us to another, more expensive apartment, which had not been painted or cleaned yet from the previous tenant, and on night one....SEWER FLOOD, one of THREE more in this apartment. That's 6 sewer floods in 2 1/2 years in two different apartments. The management is HORRIBLE, and blames you for the sewer water. I gave them a $600 deposit to move in, that now at move out has "disappeared" off their ledger so they can't refund anything, even though it is listed on the lease, and I have in writing from the Apartment Receptionist that I paid it in full, Plus, I couldn't have moved in without a deposit (ever hear of that with an apt. complex?), the damage to the flood they are making me pay for. My apartments were not alone, our neighbor had to be moved to the model because of the black mold through her apartment, including the air vents! Look for all the cleaning/flood restore vehicles, they are there every week. Stay Away!
awesome manager makes it worth staying here for over 3 yrs. Group community events occasionally occur that are fun.
