Property Ratings at Stoney Brooke Apartments
1) The day before my move in date, I did a walkthrough and informed the front office that the previous tenants washer and dryer was still in my apt. The office stated they would get maintenance to remove it asap. My move in date comes and the washer and dryer is still in the apt. My personal washer and dryer had to sit in my living room while It took them a week before they even removed it. 2) The front office gave me the wrong key to my mailbox. I go to the office to get the right copy and they dont have it, they stated they would have to get another one made. Fast forward, I couldnt get access my mail for 3 months until i threatened legal action for denying me access to my mail. 3) They forcefully added their own internet service in your apt. They sent a letter out 14 days prior, and said you had no option but to let them install it whether you use their internet or not. BUT, even if you didnt use their service, you still are charged a service fee every month for $75.00 for the internet that was disguised in the lease. 4) The walls, ceiling, hardwood floors and carpet had water damage after the upstairs neighbors apt flooded. Which damaged my property such as clothes, shoes and etc. The office wouldnt even offer assistance with the damages, nor would maintenance paint the walls back white after everything dried up. Long story short, do not move to this place. Save your money and go elsewhere.

Thank you very much, Mary, for your kind words. We're thrilled to hear that you're enjoying your apartment and experiencing excellent service from our team. Your satisfaction is our top priority and we're delighted you feel at home here.
Of all the apartments I lived in, this has to be the worst run place of all. I have a neighbor, who, instead of taking their trash to the dumpster across the lot, leaves it outside their front door. I reported it to the management, but nothing is done about it. Lately, though, it is the maintenance that is sorely lacking in this place. On November 3 of this year, I put in a service request because shower tiles fell from the wall. Two weeks later, I find that they came in and applied black tape. Figuring they were waiting for parts or something I waited. Today, the 27th of December they closed the work order. So black tape has fixed the problem. Unbelievable
I moved in about 3 years ago and my single mother and my 2 siblings lived with me and we really had no where else to go and this was the worst living experience. AC does not work in the summer and the heater didnt work in the winter. Our sink was leaking so bad under our sink that the wood became black and was basically going inward and was practically a bowl and we called every week for 6 months and I had to go in and practically yell so they can fix it and my moms car had it broken into 3 times and our house was broken in 2 times, we were on the 2nd floor and he jumped into our balcony. just do not move here. Throughout all this they never cared and would ignore you and the girls always have horrible attitudes. There is still more but I am at maxmium wording.

Thank you for taking the time to post your review. We are sorry to hear your experience has not been good with us. We appreciate your feedback. If you are still having maintenance issues please contact us directly. Thank you!
I have lived here since 2017. I started out in a 1 bedroom and upgraded to a 2. Since I've been here, the management and office staff have switched constantly. No one ever knows what your talking about. Rent has risen a LOT! When I chose a 2 bedroom apartment, I chose it because it was NOT upgraded and was cheaper. They forced upgrades on the apartments and raised the rent $50 upon renewal. Then it was another $50 the next year. The amenities that they claim to have barely work. The gym has non-functional equipment. The hot tub has never been a 'hot tub'. There is an indoor and outdoor pool. The pools and gym have been closed for renovations since before COVID hit. This winter the snow damaged some of the carports above the parking spaces. These were the guaranteed, numbered spaces that each apartment had. Instead of fixing/repairing, they cut them all down. We were promised that we would skill be guaranteed spots by numbering the lot. This has yet to happen. That was over 3 weeks ago. I would NOT recommend this complex to anyone. The cost is NOT worth living conditions.

Thank you for your feedback. We do have rent increases to be competitive with the market. The past two years we have not been aggressive on rent increases. All of our units are nicely renovated and we feel the price of the apartments is in line with the upgraded interiors. We took the opportunity during COVID to make renovations in the fitness center and indoor pool area. We have had the indoor amenities closed due to COVID, but will be opening the indoor pool and fitness center in May. We added a new amenity this year , a dog wash station, that is open for the residents to use. Also, our outdoor amenities are open such as the dog park and tennis court. We did remove the carports due to their age and condition. We are planning to number the parking spaces as time permits. We are sorry to hear you did not have a positive experience and would be more than happy to discuss your concerns directly. Please contact us at 859-268-0962 or leasing@stoneybrookeapartments.com. We look forward to hearing from you!
This is the worst place to live ever! The AC doesn't work half the time, then there's a 10 degree temperature difference between the bed rooms and the living room. They don't respond to maintenance requests. I've been dying to get out of my lease and it's almost over thank god. There's someone underneath my neighbor who has a dog and it barks for hours and they don't know anything about it. That same girl also left broken glass in my parking spot, thankfully my neighbor across from me cleaned it up before I got back into town. This is not a good place to sign with period.

I moved in yesterday from out of state . I was familiar with the property from living here a couple of years ago. My lease was not ready by the time I arrived, my lease was sent to me after the office closed for the day. I was instructed I would be emailed and be brought my welcome papers since they were not in my apartment. I ended up going to the office after its hours to even be able to pick up my keys-after I already paid the prorate, security and pet deposit. I also, walked in and noticed my kitchen sink was disgusting. I’m not even sure what was in it. I notified the leasing specialist immediately once I got there, and nothing has been done. I haven’t been given cleaning products to disinfect it. And last thing, I moved into an apartment that was NOT ready. My toilet didn’t work and still doesn’t work. There was an emergency maintenance request put in even before I paid my dues. Maintenance guy still has not shown up. Now they are closed Sunday and Monday. I’m not sure how long it will be before I can even be able to use my own toilet.

They ignore service repairs and have cockroach infestations. We just moved in here. They don’t answer any phone calls.
There are repeated complaints on reviews online about this property for a reason! The air conditioning pan that collects water will overfill and pour buckets of water into the apartment. From reading reviews, this is a common problem in many of the units that was not addressed at all in the recent “renovation”. Rents were raised for a superficial makeover, but issues like the leaks remain. Also repeated complaints of smoke from coming through the vents into neighboring units, so hope you like the smell of pot or cigarettes if your upstairs/downstairs neighbor happens to smoke! New management took over and started enforcing the “parking policy” with absolutely NO warning to existing tenants, resulting in many people being unexpectedly towed for parking in the same way they had for years. Now the property has absolute ZERO visitor parking (which is crazy because if you drive around it you’ll see tons of empty uncovered spaces, they could designate at least a couple to accommodate their tenant’s visitors). Meanwhile if someone parks in your covered space and you complain to maintenance they do nothing. Some apartments have about a 10-15 degree temperature difference between the living room and bedroom (especially an issue in the 1 bedroom units). If you want your bedroom comfortably cool in the summer you need to refridgerate your living room (and pay a hefty electric bill!!) Even under the better (previous) management/maintenance team repeated attempts to fix this issue led to no improvement. It appears to be a structural issue with the ductwork (perhaps related to all of the leaking and issues with smoke transferring between apartments?). Pool/hot tub has been closed for months. The list goes on and on. Much better options around at the same or lower price.
Do not move in ! Not Safe ! Thief ! In less than two years, my apartment and my car was broke in twice. Additionally, I find out that not only my cars and my appartement, but several cars and apartments were broken in too. Really unsafe! Be aware. I brought my problem to management office, but they didn't care about my safety at all. I requested to cancel my contract early and all fee should be waived, by they denied my request. They only care about the money but not the residence safety. It is not safe to live here, please stay a away. I have police reports for all of that. If you like more information, please contact me.
I found my apartment complex online, and once I took a tour, I felt it was the perfect choice for me. This was my first apartment, I had just moved to Lexington for a new job, and was going to be by myself until my fiancé could get a job and move down with me. Right away my apartment felt like home. I love walking around in bare feet because the carpet is so soft and comfy. I love the open feel, the light that all the windows bring in and I know I am going to love sitting by the fire this winter. I rescued a beautiful dog from the Lexington humane society and we are living comfortably together in this lovely apartment until my fiancé can move in too. I am excited to start a little family in our cozy home at Stoneybrook apartments.
This apartment had a lot of amenities )like a washer/dryer in unit) and is in a great neighborhood near shopping and restaurants, but is still quiet.
