The neighborhood of Ingram Park surrounds the mall for which it is named. The popular Ingram Park Mall is an indoor shopping destinations filled with well-known stores like Dillard’s, Macy’s, and JCPenney. For those who can’t get enough shopping at the mall, strip plazas surrounding the mall contain even more shops and restaurants.
The mall sits along I-410, making it easy for area residents to get around the San Antonio area. Downtown San Antonio is only about 10 miles southeast from Ingram Park, so the area is a terrific option for commuters who want to get to work in under 15 minutes. The staff is rude and they lie to get you to move in. I was told that the in my apartment they were going to replace the bathtub, the laundry doors and appliances in the kitchen would all be replaced to stainless steel. I was also told that all the units are fumigated and inspected for pest. All of these things were lies. The tub and doors were just painted over when they were in disgusting condition. The appliances I was then told would be replaced in 30-60 days. The apartment was infested with roaches. The office’s reply to that was that moving in can rile them up and to get some raid, make sure not to leave any food out and to be on top of cleaning, and that way nothing should attract them or bother me. They also said they would send someone to come re-spray. I hadn’t eaten there or brought any open food just refrigerated food and hadn’t made any mess that would attract them. Unacceptable answer I decided to terminate my lease also no one ever came to re-spray also in the following days that I repacked my things. and move somewhere else. Save yourself the headache don’t move here.

The apartment was treated on Thursday, September 29, 2022, since Thursday is our weekly service day. Also, we do offer stainless steel appliances and white appliances in our apartment homes. Mailboxes have been broken for over a month due to someone trying to break in them. This is not the first time. A security camera COULD have been installed rather than the now useless (unable to lock) security gate. If the criminal is a resident, how would a universal code gate have helped anyway? Tampering with mailboxes is a federal offense, and me not being able to send mail to my daughter has this mother livid.

We are very proactive to reduce criminal activity. We have 16 cameras on the property and a courtesy patrol service with a variable schedule. Also, we offer significant rewards for information regarding criminal activity and theft or damage to our resident's property. We will remain a leader in countering the problem of crime.
This has been my experience... Parking: parking spaces too tight. If you have a compact car you MIGHT have enough space. If not, your car will get dinged, dented and damaged. If you have issues with people beside you, management will politely ask them to stop, and that is it. And if someone is in your spot, you can call the courtesy officer who doesn't up the phone, and doesn't respond. They won't simply tow the car. Community grounds: a lot of people "forget" to pick up their dog poop. It is everywhere even though the management has poop bag dispensers (with bags) all over the complex. There is also a fair amount of litter around the complex, even though maintenance is always picking up trash. Air Conditioning: you can leave your AC on all day and your apartment will sit above 80F. We spent $130-160 each month all summer and still sweat every day and night. We asked maintenance to fix it several times and they came over, changed the filter, and left... at least we had filtered hot air. Cockroaches: We see multiple each day and night all over the apartment. Kitchen, bathroom, on the couch, in the bed... There are several holes in corners at floor/ceiling, under sinks, etc. Basically the apartment wasn't properly finished so there are plenty of points for them to access. No matter how clean we are, they are still there. Took management and maintenance about a month before they came to address it. Management and maintenance: not terrible but not good a communicating. We have a dog and when maintenance wouldn't notify us when they were stopping by so we didn't know when we needed to put her on the patio. Then when they didn't come in because our dog was out, they wouldn't notify management so they thought the work had been performed. Pools: They are frequented by non residents. Often there is litter left from residents and non residents. With all that said, I've lived with worse management, in worse conditions, in worse places. Management is overall nice, maintenance works hard, and the location isn't horrible. There seems to be a few simple fixes that would make this place alright. But still... I wouldn't do it again.

Neighbors are loud and rude, maintenance does show up but if you don't check their work, its probably not complete or done correctly. Management changes monthly. Very few people actually clean up after their pets. Parking spaces are way too close, I have multiple dings and paint missing thanks to people not able to park correctly. Mail boxes keep getting broken into. Pool is always super overcrowded with people who don't live there and even though it says its a gated community, the gate only works half of the time. The initial apartment we were shown and signed the lease for was unavailable on our move in date so we got one that had multiple problems. Certain neighbors have way too many people living there which causes issues with the assigned parking. The office isn't much help and the security officer is an even bigger joke. Occasionally cars get towed for parking in the wrong spots but there are no signs around the complex to remind visitors not to park in reserved parking so it just becomes a never ending nightmare. Good luck with all the dogs running around too that belong to residents but treat the entire place like their own personal backyard.

I would give no stars if I was allowed. Absolutely horrible! Worst place I have ever lived and I have lived multiple places. Problems from day one including roaches, pipes bursting in walls and flooding the apartment(which maintenance said "Deal with it"), violation for hanging my Ivy on my porch, rude staff, a manager (Meagan) that refuses to call you back when she says she will and shuts the door on your face when you try and talk to her, the "security" gates are never closed and no one is EVER in the booth at the gate, the office loses packages that must come through them first, just to name a few. I moved in January 2017 and I am counting the days until I can get out of this horrid place. PLEASE do yourself a favor and DO NOT move in here!!!!!!
This was. Y first apartment away from home. I shared mine with 2 roommates, it was nice. I loved the area, but we always had problems with the drain in the tub, and the AC. I later on moved out on my own, I. The same complex just a smaller apartment for myself. Little did I know that was the worst mistake ever. I would leave every weekend after class back home, and I'm guessing some nosey bystanders or maybe even maintenance crew themselves, knew what I was bringing in and taking out. When i returned one Sunday evening I found my apartment had been broken into. I had my tv, a diamond ring, my nephews Xbox stolen. Not to mention my private drawers were opened and messed with! If you rent here, install a secret camera! I'm sure it was maintenance!
i like it here, they are nice apartments, they keep the pools clean, the grass cut, and security at the gate. friendly and quiet, i have really enjoyed my stay.

The location is excellent. Pretty much literally across the street from Ingram Park Mall. A couple gas stations/coner stores in Chevron in Valero and several food spots, all within in walking distance pepper the area. If you're a pedestrian, there's bus stop right outside the complex and a transfer station not too far away either. Leon Valley trail is accessible from here for those who walk or trail run. The complex itself is pret friendly, attentive to tenants needs and maintains excellent service. Maintenance requests are easy to make with their online portal (through which rent and utilities can also be pad) and are often resolved quickly. The only small shortcoming is that a lot of the apartments here are pretty old, built in the 70s/80s. They keep them up very well and do a good job of keeping them clean and functional and modernizing them in anyway they can, but sometimes old things are just too old. The complex is split though. Some parts of the development are new, more recently built buildings, Building 10 being the youngest having been reconstructed after being destroyed in a fire caused by a lightning strike a couple years back. if you express an interest in a more recently built living space, they will accommodate if possible. The older apartments arent terrible but there are little things here and there that remind you of their age and some might find annoying.
When I moved in here, I figured the AC would work fine... I mean, it's Texas, right? People here should know how to get a good AC. Unfortunately, as soon as summer hit, my power bills spiked through the roof ($150/mo for a 1 Bedroom) and I quickly found the system was... rather inadequate. The majority of the units here are old and incredibly inefficient, so much so that they're actually illegal to sell today, and about half the minimum efficiency legal for a new AC unit. Despite a multitude of work orders put in, the AC managed to die entirely more often than it worked. After three months, the unit was finally replaced, but still provided no real relief from the heat. Perhaps the unit is undersized, or perhaps it's the shoddy insulation, either way, living conditions are miserable. Perhaps I should have been more worried about the horrendous paint job when I moved in (seriously, they ran out of room listing paint discrepancies on my move-in inspection sheet. Front and Back.) but I was having a hard time finding places with good internet available. My suggestion: keep looking. As nice as other things might be, if you can't be comfortable in your own home, it's not worth it.
simple.. they cheat you at the end. they will not return your deposit and will try to charge you for anything they need to repair, clean,... not because of you but because of they do not prepare the apartment before you move in and they do not show you the apartment before your move in day. Advise do not live there
