This apartment complex is a nightmare and feels like a bait and switch. The management is unprofessional and makes empty promises. I experienced severe roach infestations and mold issues that were never addressed. Appliances like the fridge and dishwasher were semi-functional but infested with roaches, and despite requests, they were never replaced or repaired. The hallways, carpets, and common areas are filthy and poorly maintained. The AC unit and walls are moldy, and repairs are just poorly done patch jobs. Amenities are poorly managed; the gaming area closes early, and security enforces strict rules on a supposed 24-hour facility. Trash areas are disgusting, and the granite countertops are poorly fixed with tape. Management constantly sends notice-to-entry emails to avoid the 24-hour notice requirement and turned off elevators during move-out week, making it difficult for residents. The parking situation is bad, and security is lax. The building always smells of weed, and common areas were dirty and broken when I moved in. The electricity provider, Conservative Inc., is a scam, charging excessive rates. This has been the worst apartment experience of my life. Even motels are better. Avoid this place at all costs.

Roaches inside everyones apartment has made people become sick. Appliances never get fixed, smells like trash in the hallways and the new property managers are not fit for the job. They are young and rude.

this place is the worst. i wish i could rate it zero stars, my apartment was infested with roaches despite being clean, my dishwasher was full of them. the office will enter your apartment and room without notice.
This place is honestly awful. Do not live here. Read all the reviews that they try to cover up. There are bugs everywhere and the hallways look like jail. All the amenities suck and everything at the gym is always broken. It’s ALWAYS loud and people are so rude. Staff doesn’t really help or care either and security is useless. All of the appliances break and everything’s disgusting and dirty. DONT LIVE HERE.
As a resident I can tell and warn you Management does not care They charge crazy fees The apartment is filthy. the elevators are broken every weekend ,the gates are always broken,the doors are always open. Maintance will pretend to fix something and it will be the same the next day. If you bring up concerns it will not be address they will just bring up excuses. Find a better place.

Yes, it does look remarkable from the outside, that's why I give it a star, but this is by far the most unorganized and uncaring management team I have ever dealt with. I have lived here for 2 years solely because of the convenience of how close it is to campus. I moved to University View last year (which University Park managed) and they never had anyone in the office stating that they did not "have power" at that office. No one was ever there to help when there was a problem. Oh and don't expect to ever get your packages. Instead of having ups, usps and whoever else deliver them to your door like they would normally do, they would have them sent to the office and you would then have to email the office a made up "pin" for them to then deliver your package(so unnecessary). Just recently, I had a medication that was being delivered to me that needed to be refrigerated as soon as possible, I emailed the office to make sure I got this package on time. I had the tracking number and when it said delivered I went over to the office to pick it up (since they never deliver it personally unless you nag about it constantly), management said they did not have a package for me. I showed them that it had been delivered on this date at this specific time and they simply said "well it's not here". It wasnt until almost a week later I drove 30 mins out of the way to then pick up another medication from my pharmacy that the office emailed me and said they found my package at the office. At that point my medication was no good. It had been sitting there for several days and no one cared enough to really look for it. Point is, I and other people living here, have had nothing but constant problems with this management. And although this was at Uview, Upark is the same management team. It is a bunch a college students that don't care about anything but getting their paychecks. I highly recommend not living here.
Worst experience is a nice way to describe my experience here. Please don't waste your money. I ignored the negative reviews when I came to leave here and I REGRET it so much. People that write bad reviews are telling the truth, good reviews are from employees.
Living at university park has been the most horrible experience I have ever had with renting an apartment. They take every chance to rip off students from fees to fines. Management is not friendly or helpful at all. Everything has to be done through email they don’t ever take the time to answer the phone and respond to problems. Yes the utilities are nice but that is about it , everything gets locked at a certain point in the night and it is so very inconvenient to get to get anything within the complex. The worst part about this is the management and leasing agents. Don’t let them fool you in the beginning. This has been BY FAR the worst experience I have had with a rental company. Please take into consideration !!
Don't ever live here if you don't have to. This is one of the worst places I have ever lived. I don't know where to even begin. People are always smoking weed and partying all night long. The cops are here every single time I pull in. There has been gun violence and drug dealing from my understanding. I'm currently trying to end my lease after an extreme FLEA infestation took place due to one of my roommates having an unregistered dog that she claimed was registered. When I told management about how fleas were eating me alive in my sleep they blamed me!!! The victim!! Terrible management. A very disgusting place. STAY AWAY.
I came to the front office one day because my key fob stopped working and I could not get into the building. The staff there could not have possibly cared less. The office was closing in 20 minutes and the staff were far more concerned with going home then they were with helping me. I was told to come back another day. I do not recommend this place.
Please please read all the bad reviews from this place including other web sites before you rent. It is all true and more. The worst place. Poor Customer service by Management . Excessive fees for incidents. They add any fee for incident as part of your rent payment. The system does not allow you to pay only the rent amount you neeed to pay for the incidents too even if you are disputing the charges. If you do not pay the entire amount there will be a late fee of $100 added on the 5th of the month.
I wish I could get back those 12 months that I spent living there. University Park Student Apartments holds the title for the worst place I've ever lived. Aside from its completely overpriced ridiculous prices for COLLEGE students, they could care less about their residents. The place is run down, even with the new management. If you enjoy getting 2-3 hours of sleep on average every night, then this is the place for you. There is constantly noise and there are people always outside smoking, blasting music at all hours of the night. Oh, and the 4 bed 4 bath apartments? I would rather live in a shed than live in that box again for 12 months. 2 of the smaller rooms are the same size, so if you did want to get a little bit of a bigger room, you'd have to pay an extra couple hundred for a few more square feet (not worth it). In pictures, the place gives off a resort-style vibe, but in person, way different. Also, since I kept my promise and swore I would never renew my lease, I often visit due to the sole purpose that I have friends still living there. Here's another example of how terrible the management is and that all they care about is taking your money: I went today to visit a friend, and was there for no more than 50 minutes until I receive a call saying my car got towed. Instead of parking inside the gates where they have signs that it is strictly for residents, I parked where I always park in the completely empty parking lot that is out front and outside of the lobby. Not to mention that in front of the parking spot, there is a sign that says "Future Resident Parking." It's a trap. There are no tow signs anywhere near the vicinity of that parking lot, but only 1 out front in the entrance of Upark reading "Tow Away Zone," not even slightly indicating where that zone would be. Turns out, I was in it and -$150 later plus some attitude from the manager, who's name I am sparing, I was towed, as if my $12,000 was not enough for them in the year prior. Moral of the story, STAY AWAY.
Yo this is the luxury life people are talking about
I’ve been living here for the past 3 months and I cannot wait until my lease is up. Security is nonexistent, gates are always broken so anyone can enter, neighbors are very disrespectful, vomit and dog waste in the halls and stairways, walls and doors are very thin so it is very easy to hear any noises from your, roommates, neighbors, parties, etc. Boca Police are constantly here. There were not one but TWO armed robberies within the past 2 months, the 2nd in which shots were fired. Very unsafe environment. The amenities aren’t too great. Hammocks are stretched out and useless. Grills are never clean. Gym is very nice, but weights are never re-racked. Printer in the study room works on occasion. Trust me, LOOK ELSEWHERE!!!!
