I’m not sure where to start the move in process was very quick and easy of course.. after I moved in started to notice mold in the bathroom they painted over, roaches came out no matter how clean your apartment was, maintenance is a joke literally, ppl sell (hard drugs) in the buildings across from me and I moved out and they’re refusing to give me my deposit and put a bad report on my credit because of “damages” that they couldn’t prove. Currently suing them !

The tub wouldn’t drain because the wall was filled with mold inside the wall and under the tub. The water is so dirty when we showered or felt so sticky. They would sometimes turn ur water off with no notice. They never fixed a single thing & when they came to “fix” the tub they left dirty plungers in there & gave us a key to a different apartment that never been clean and the bathroom was just as disgusting. The carpet is brown & matted. The wall are yellow and there is black mold in almost a every corner! The sink is always stopped up because the pipes are terrible they would leak onto the floor making it smell like mildew. The oven barely worked I would have to cook food twice as long time to get it to cook all the way. The apartment doesn’t look like the pictures. This apartment is not even worth the cheap price.

The apartments look nothing like they do in the pictures, don't let them fool you! When I visited, the apartments were dark, smelly, and everything was broken and in need of repair. The parking lot was full of large potholes, and there was a mini bottle of liquor littering the lawn. In general I was very sketched out. The person showing me the apartments did not know where he was going at any point, and there are rumors that drug dealers live there. To my horror, the number I used to check in at the office (before I saw the apartments themselves and read these reviews), was used by that same person without my consent to text me on my personal cell phone number at night, asking me to friend him on social media. ?? And that is after they called me twice, and I have never had any other property call me (I would be the one calling them if I was interested). I am baffled and horrified at the unprofessional, inappropriate, and creepy communications I have had with Suburban Apartments... and I didn't even get further than a tour! Spend your money elsewhere, you can get a WAY better place for the same money. Even if you think you can't afford it, you definitely can't afford to make this mistake and I'm glad I didn't!

Not exaggerating when I say this is the worst property I've lived in. Windows and door not properly sealed, causing huge drafts and a terrible bug problem. Water is sources from a private well instead of the city, and they regularly have to warn tenants to "boil before drinking" because of maintenance issues. Terrible communication, we have gone days without hot water or heat, and only know whether or not we have these things back on if we call to complain. There's a high turn-out of staff so you never know who you're talking to and no one ever seems to know what they're doing.

This place needs to be shut down; the buildings are dirty and have bug/mice problems. The hot water still does not work properly and is yellow!! Some apartments are updated, however, most are straight out of the 60's and are falling apart. Every time I go into the office there are new people working there, so that shows you that even the staff don't like this place. Don't let them fool you into thinking that it is a "New Suburban Apartments" because all the problems before are still here and getting worse. I have had work orders never fixed and just gave up and did it myself because no one ever showed up. It is not a safe place to live and I have heard of many car break ins. None of the pools work and the pond has dead fish and frogs laying around it all the time. The winter is worse since they do no snow removal and there is thick layers of ice on stairs and on the sidewalks. I would recommend taking your business elsewhere unless you want to be frustrated every single day by a new problem.

When I moved in, I quickly realized I would not be renewing my lease. The parking lot is all potholes and it's essentially a dilapidated shanty town. When I moved in, my feet turned black from the supposedly newly cleaned carpets. I didn't have hot water for the first 6 months of living there and they didn't seem to think this was much of a problem. There was a crack in my kitchen ceiling that silverfish fell out of onto my table and there was a leak in my bedroom ceiling. I called maintenance and they brought me a bucket, after which he told me that the complex owners knew about the leak, but didn't fix it because it only happened when it rained hard. So I slept on my floor for a few nights until they fixed it. When I moved out, they kept most of my security deposit even though there were no issues on my move-out report. I know people who still live their only because it's on the bus route and they don't have cars. Though, one of them had to duck in their apartment because of a shooting that happened right outside. The water would be turned off randomly and without warning to fix breaks. The city offered to put in city water, but they turned it down because it meant they would have to be considered in the city limits, not just the county's which has more lax rules and less oversight. I would have sued them, but I don't have money for a lawyer, which is what I think they're counting on. I get anxiety just driving past the big sign Suburban has up. The workers there seem ambivalent at best about working or living there. My advice would be to live elsewhere.

This place is trying to rebrand themselves as the “New Suburban Apartments”. It’s the same owner and staff offering the same low standards as before. They are only rebranding so they can get rid of their previous bad reviews. Just living here, I can tell you that I’ve gone MONTHS without hot water. The water quality is bad. It’s always cloudy or pure rust. The place itself is falling apart. Instead of fixing the actual buildings, the owner just seems to plant hundreds of bushes that they don’t take care of. It says there’s a pool. There isn’t. It closed and never reopened. I’m assuming because it didn’t pass health inspections. The pond on property is covered in goose poop and garbage. It always smells of dead fish. The owner is a jerk. All he does is yell in your face and refuse to answer any of your questions. They go through property managers quickly here. It takes months for them to complete work orders. If you owe any money at all, the owner will refuse to fix anything in your apartment (which is illegal). They clearly have no standard for background checks. They have felons who work for them. One of the maintenance workers used his keys to rob people’s apartments. He was arrested for it and when he made bail, they let him go right back to work. The crime here has only gotten worse. To combat the crime they installed flood lights that shine into your windows. Some of the lights are actually wired into people’s apartments and they are paying for that electricity without knowing it. Good luck getting them to shovel the snow in the winter on a weekend. All of the handicap parking doesn’t actually meet city standards. DONT MOVE HERE. TAKE YOUR MONEY SOMEWHERE ELSE.

STAY AWAY This place may seem great because it is so cheap but spare yourself frustration and find somewhere else to live. The area has frequent shootings and is full of crime. I lived here for 3 years as I was going to NIU and shortly after my first year here, maintenance had to rip out the kitchen area and bathroom in my studio because of a water problem in the unit above mine. They did minimum amount of work and left the place half completed for another year even though I frequently informed them it was not done. After I moved out of the studio into a 1 bedroom they had the audacity to take money out of my deposit to finish the job. After moving out of my 1 bedroom apartment they kept half my security deposit for painting and carpet cleaning even though I hung nothing from the walls, and the carpet/walls were as clean as when I moved in. They will shut off the water frequently through the year giving no notice. They do minimal landscaping. I also complained about someone below us smoking weed in the apartment and they actually defended the person who was smoking weed. There are also frequent weed smokers in the laundry rooms every day and the staff does nothing about it. The parking lots are full of pot holes and the water is a nasty yellow color so showering is disgusting. These people will rob your security deposit, offer no maintenance help, will not enforce any rules, and lie to your face. Please do not support these sleazy "business" owners and stay away!
This is the worst place I have ever lived in. I lived there for one year and it was the worst experience ever. The owners are completely rude. I had both owners yell at me because I did not agree with their information. There is a $396 fee taken from the security deposit regardless if the apartment was left in a perfect condition and you have pictures to prove it. They lack to inform you that the city forces them to have to wash the carpets to meet the city code. That was their response when I questioned the $145 fee for washing the carpet of two bedrooms. I asked where that was on the contract and the owner yelled at me and questioned whether I had read the entire apartment, which I had. I hired someone to clean the apartment but was still charged $75 for someone to clean the unit but was not informed. The owner just said " I am 99.9% certain that if I called you to inform you, you wouldn't have came here to clean. Ummmmm I had asked to be called if there was something that needed to be done to the apartment. The owner pain thousands of dollar for pointless pine trees but can't be ethical enough not to lack information in their contracts. I asked to see receipts and the owners wife just yelled at me and said that she can't because everyone is on their payroll. Oh and she also said that she was going to sue me and call the police for talking to her customers. That was after she told that same customers mother that if she was his mother she would tell him to shut up.
Living at suburban apartments is amazing. The staff here is always friendly, experienced in their knowledge of what needs to get done, and their maintenance team is awesome. You call them for problems they come within 24 hours it's perfect. Of course in all apartment complexs, there's complications, but there's nothing the maintenance team hasn't been able to fix and there's nothing that this apartment complex will not make perfect for you. I love it here.
Resident. I find Suburban Apartments very desirable, there is some noise issues but staff living in the complex and fixing any problems which comes anytime of the day and night is good. Rents are reasonably low and affordable. I love it here. New owners has added many amenities and as I hear , they are working on solar farm for green energy and providing low cost electric to all tenants in Suburban apartments.
The studio was anything but move-in ready! It was absolutely gross!!! It was the most disgusting place I have even moved into! No exaggeration! 1. The floor was not mopped! There is still gum in the floor!!! 2. The kitchen counter was not wiped! 3. The kitchen closets were absolutely gross! 4. The bathroom looked like it was just used by 20 homeless people! Human hair everywhere! 5. There were spiders nets everywhere! 6. The window screens were all missing! 7. The window leaks water when it rains outside! That was how the place was when the keys were handed to me, and they told me it was move-in-ready like they didn't know about it!!! I have already spent the entire weekend (at least 20 hours) try to clean up the place, doing the work that the property management was supposed to, but failed to do! The place is so disgusting! It is beyond your imagination! I promise you! If you are even thinking about Suburban Apartments, QUIT! I will keep you guys updated how this will go down.
Being an international student traveling with our two cats they were great at saving us our unit with a $50 dollar deposit wired from our home country. Upon arrival we noted the advertised pictures do not show the reality of the complex nor the units. In general everything is not as new and shinny as you see in the pictures. Our unit’s rugs, kitchen cabinets and stove needed to be changed. They were polite enough to note this down when we did the walk through. We love to be on the quite side of the complex. Our neighbors are great and we have made friends with them as to have them home and pet sit for us. They installed a new A/C unit and left it disconnected for three months. They came to install a power outlet and let the whole side of our building in total darkness after cutting the wrong wires. We used the A/C with an extension cord for several weeks until they came to install the power outlet. First they tried to used industrial quality outside the wall wiring until they realized we just needed to install and A/C and not industrial machinery. After several visits they finished an OK job. The outside of the building is still in total darkness posing several security and safety issues. Although heating is not an issue. Hot water it has been since we moved in. By the date of this review we have been with no hot water for 2 weeks! We have also had power outages but I’m not quite sure this is their responsibility. The problem with this place is that they pick cheap vendors so rework is high and deadlines are never met. If I had had another choice I would go somewhere else.
Sounds great at first when you take a look. Upon signing lease, they said they were renovating there units but it's not a full renovation, they re-did cabinets and the bathroom sink and the floor. Otherwise, it's not great. I was promised our A/C unit would be installed before we moved in. Upon move in day, I noticed it was still missing. They said they should be installing it within a week after moving in. I didn't receive my A/C unit until the beginning of november (i moved in, in August) and had no use for it by then. Once they did start installing A/C units, they installed them in the units that were vacant before taking care of their current tenants. When I called to complain, I was talked back to with attitude and told they were working on it. There is no counter space where there could be but instead have an outrageous amount of space in the bathroom and chose to install the smallest sink they could purchase. Maintenance drives all over the grass and doesn't seem like they do anything all day and yell at us for driving on grass and charge you a fine for doing so but it looks horrible due to their maintenance. If you ask for maintenance, don't expect them to come that day even if it's an emergency. When I had maintenance in my place and I was gone for the day, they left it unlocked and I didn't come back until late that night and fortunately nothing was stollen. I had no hot water in my unit for 4 days and told them and they did nothing. My heat also wasn't working during November and it took them over 2 weeks to finally make it in just to tell me that they needed to order a part and that I needed to wait a couple more weeks for my heat to work instead of them just taking a part out of one of their vacant units that was under construction to satisfy our need which was right next door. They have a strict dog policy limiting certain breeds and size but in my area, I noticed huge dogs everywhere who aren't on leashes and run up to me sometimes not knowing whether the dog is friendly or not. Their parking lots are atrocious and are completely ruined. They had a company instead of redoing the lot instead just put a layer of asphalt down over dirt so now the asphalt is just peeling up in places and it looks horrible. I've lived in multiple places and this is by far the worst for the price and the management is rude and doesn't have any sympathy for your problems about the place. Highly don't recommend. Stay away if possible!
This apartment was great at first. However they do not enforce the quiet community aspect of this apartment complex. Our neighbors frequently are playing loud music with a lot of base. the many times we called to complain they have given us excuses or have told us that we can just go talk to our neighbors ourselves. We are college students and need quiet to study. But even thought it is advertised as a quiet community, the DO NOT enforce it. If you move in here prepare to lose some sleep. Also out side, on each building there are several security lights on each building. Many of them have began flashing. This started over 3 months ago and they flash right into our window. We now have at lease 6 bright flashing lights around our apartment. After several calls, NOTHING is being done. Now I don't want to be one of those people who write a review just to complain. So there are many great things about these apartments. When we first moved in our AC unit was broken. We called to report it and within 2 days we had a new one. They told us heating and AC are one of their top priorities. Also, we LOVE the balcony/deck. It is spacious and lovely to sit on. There is a lot of natural light, the rooms are a good size and the closets are amazing. Lastly, I will just say, in may we are getting another roommate and will need to move to a bigger apartment. we looked at the bigger ones here and many others. We decided to move to a different complex in a few months, even though it will cost more, just to get out of here. Ill let that speak for itself.
