After living with disgusting roaches for over a year since the whole building is infested, now my unit is also infested with some other pest that keeps biting me. The itching is unbearable. It is unclear if there are fleas, bed bugs, or what is it since I do not have pets. The pests are out of control and damaging my health. I asked management to move me to another building or at the very least replace the carpet since they have not done it in 13 years, and the managers have plainly refused. This is a completely lack of consideration to a loyal resident. PLEASE AVOID AT ALL COSTS FOR YOUR OWN SANITY

I would recommend this apartment community to others. Unfortunately, we didn't have good neighbors at all. They played really loud music till 2 am at night 5 nights a week. We could feel the music even in our bedroom that was farthest away from our neighbors. We called the office multiple times about this issue and it was not resolved. Our neighbors smoked weed all the time as well and it stank our apartment as well. I had a work-from-home job and this loud music issue was a big problem for me.
Maintenance staff is always prompt, professional and friendly.
Maintainance is great. However too many and constantly increasing fees for inconsistent services like trash collection and amenities.
Overpriced. Many shootings and murders inside the property. Poorly run as well.

It' rather quiet and peaceful in this complex. Although there are fire alarm difficulties every so often your comfort will be satisfied here.
Before moving in, I was told that the carpet is changed and the walls are repainted each time someone moves in. I believe it. It's nice knowing what I'm walking on is clean. The place is very comfortable and the people have been very kind. They have been very understanding with things through the pandemic.
I had an amazing experience here while renting one of the townhouses. But our apartment experience has been the complete opposite. However, I still love living here. It' peaceful enough, and everyone is so friendly.

I've lived in bad complexes and this is not one of them. Under the old staff it was getting that way and as long as they don't try and overprice out good people again this will stay a great complex.
I loved living here, just the increase to rent made my life a little different

I've only been a resident for 2 weeks, but the ladies in the management office , Sandra, Maria and (Can't remember the other lady name) but they have been a delite, very pleasant and always working to get the job done for whatever my concern or issue is. Called me over a month after I moved out to tell me I owe them $190 for water and carpet cleaning. I didn’t use that water, trash service and did not agree to pay for a carpet cleaning. We already had one done only a month or two prior to moving out and that was free for renewing our lease. Contacting a lawyer about the matter. Stay away from these over priced greedy money grubbers

Please note: I wouldn't dare share the following information with any recommended applicants. These are my own opinions and observations: First and foremost, the rent is pricey for what you have to offer in my current apartment. I know, the "Market Price" has sky rocketed within the last couple of years and is the same at nearby competitors. I know of course you have to follow along with the rest with these increases in the rent because you can. The structure and appearance on the outside property is nice but the inside of my apartment is very dated. I too could use updated and more efficent appliances as well. This would be more cost effective for me to have more energy efficient appliances. My refrigerator is very noisy (antique motor). These are very close quarters. While watching my television, I have to blast my sound to hear due to the excessive noise from the refrigerator. The stove kicks off a toxic burning like odor when in use. The fan makes more noise than helping the smoke out. The kitchen and bath room lights are very dated. The lawn care is not the best down in the area which I reside. Too frequently there are lots of leaves/debris at the door front/breezeway and patio. Recently the parking lots have more than norm tree branches all over the place. I noticed the lawn care personnel using their blowing equipment is purposely blowing leaves all over the tenants cars. This is unacceptable. Leaves are getting down into the windshield and underneath the hood. The leaves could rot there if you are not aware. This could cause a malfunction in the operation of the cars eventually. They blow the leaves on the patio and do not bother to remove them. This could cause possible rodents/snakes to hide out, etc. On my patio, it floods when it rain hard and long. The leaves/debris collection is not cute. I have to pay valet trash service whether they come at their scheduled time or not. They come at random times. At times, the trash can may be turned over with the lid off after the trash is taken.

Great staff, wish the apartment had been clean with new carpet upon move-in. The gate has been off its hinges since the end of October and still is not fixed.

I would recommend to anyone moving here to walk the apartment before they move in. In my case, I moved from another state...with an infant, and was not able to see the apartment before moving in. My family and I had to endure a couple of months of living in a townhouse with a strong cigarette smell. My family and I didn't even use the master bedroom and its closets because we would instantly get headaches because of the smell. The leasing office never set up our gate code (we asked several times to program our code in the gate), so we were forced to meet our delivery drivers all the way to the entrance (amazon now/prime, uber eats, instacart deliveries). The apartment was not properly sealed to prevent cockroaches and other insects from getting in. There are no ramps in the community, I had a hard time moving around the community with my baby on the stroller. We had such a horrible experience living there! I signed up for a 12 month contract, but because of the terrible conditions I rushed into moving out in 2 months.

I would recommend it based on the amenities and great community along with the location. It can be a bit pricey so as long as the individual can afford it it is a great place to live at.
This is a very lovely community. The rent for a one bedroom need not go up any higher.

With apts upgrading, it amazes me that this place chooses to remain ancient. Nice but outdated and that should tell you a lot about the owners. I bet their homes are equipped with updated appliances, countertops and flooring.
Been here for a month. Have had to deal with water pouring thru my chimney for over 3 weeks. Management keeps thanking me for my patience and pushing the blame off on the roofing company. Meanwhile I am living with buckets in my living room & damp carpets and cannot have guests over.

I've lived here for almost two years now. The apartments and townhomes are very spacious. Lots of storage. You don't feel crampt. Maintance is quick and very friendly. The office staff is easy to get in touch with and calls you back. The amenities are nice. The landscaping us mature and overgrown and needed in some areas. It's a gated community. It has valet trash pick up which is great. Sugar Mill has no news letter. No Social events year round. There are only two dog areas and two waste stands in the whole complex. The dog area by building 200 is a dirty muddy mess!! NO ONE picks up after their dogs. So watch where you walk.
I live here with my sister, my fiance, and we are expecting in march. There is plenty of room for all of us plus our 2 big dogs! We love it! Very close to our work and school as well and a great price!!
SugarMills Apartments in Lawrenceville is hiddened away at the end of ROAD CLOSED sign because of highway work. We were blown away by the 3 pools, tennis courts and the layout for the Townhomes and apartment setup. 2-bedroom townhomes have over 1500 sqft each bedroom having its own bathroom. There is a 4000sq ft gym as one of the amenities. People are great and you will love living here.
The apartment complex is decent. I have not had the opportunity to really explore with my work and school schedule. There is a bug problem for me since my apartment is on lower level along with lots of issues with owners allowing pets to relieve themselves in front of the lower level balconies.
My current home is at Sugar Mill Apartments, and they're more than 18 years old. The kitchen and bathroom counters are not granite, the fixtures are a bit outdated, there's no built-in microwave and I LOVE where I live! In the past 10 years, I've lived in several apartments. Most recently, I was living in a fairly new, 3-bedroom home with an attached garage - it was like a house. After being there 8 years, I decided to move closer to work and downsize. I chose a brand new apartment with all the bells and whistles, high-end appliances, hardwood floors and best of all - an elevator! I was able to live on the third floor without having anyone living above me! This place was 1/2 the size of my previous apartment, but cost me $500 MORE per month. Being on a very busy 4-lane road, I noticed that the noise from traffic was very loud. I found out that there were no covers on the outside vents, so my heat/AC vents were like loud speakers in every room. With a hospital, fire station and police department close by, the sirens became unbearable. My complaints were of no use, as they couldn't fix the problem. So, despite the convenience of being close to the office, this apartment was not a good place to live. I now live in Sugar Mill Apartments in Lawrenceville, GA. I'm surrounded by trees on a quiet road, and I never hear traffic noise. Unlike my previous two apartments, I know most of my neighbors, and we watch out for each other. And, my rent is much less for this HUGE two-bed, 2-1/2 bath place. The kitchen isn't state of the art, but it's very large with a great breakfast bar. There's a nice size laundry room, two very large bedrooms with good-size walk-in closets and deep, garden tubs. The staff here is wonderful and maintenance is done quickly and efficiently, with a smile! So, my point is, although the previous two apartments were more expensive and supposed "luxury" residences, this beautiful community tucked into the trees is the best place to be! I'm now retired and on a fixed income, but I'm still living well, without the high costs. Just like me, it seems older can be better. I wouldn't have it any other way!
