Property Ratings at Sugar Pines
Friendly staff and personable apartment manager. Chad, the maintenance tech, makes sure that my maintenance needs are addressed in a timely manner. This is the best staff and crew we've had in my 12 years at the complex.

Chad is the only maintenance person I allow in my house. Not only is he amazing at what he does but he is such a nice guy.

If you are looking for an apartment I hands down recommend stopping in and talking with Melinda! Her vibe is amazing she is so welcoming! I wish they had three bedrooms but she pointed me to other places.

Cons: The HVAC system is a major concern. I live on the top floor and my AC has not worked properly for years. I've submitted at least 20 work requests every summer just to be told "it's working fine" yet I can provide proof my thermostat stays between 76-81° (this mild temp only sustainable because I purchased two window units out of pocket). My summer utility bill is over $400. Your apt constantly smells of smoke and weed, it filters through your air vents and even your dryer. The pool is rarely open during scheduled "pool hours". No point in attempting to contact the office. They don't answer the phone, and if you walk down during "normal business hours" on a weekend it's usually locked/closed. The carpet wasn't replaced, with outdated cabinets, rotted wood on balcony, peeling paint on doors and ancient windows that are very hard to open. Maintenance came and turned my balcony boards over (instead of replacing them) without notice they were entering my apartment. Can't receive deliveries unless you have phone access all day every day due to the "security gate" unless it's the weekend when the gate is consistently torn off it's hinge. Don't even think it ask they would have any consideration if you have to break a lease due to a work transfer, you'll get charged your $2000 fee plus two months rent (no consideration for being a long time tenant who always payed rent timely and didn't cause any issues). Pros: I feel fairly safe here, had a few gun shots near by, SWAT team surrounding a neighboring apt once, but never been broken into (car or apt). My neighbors are very nice. Close to grocery, gas, hwy. winter is amazing, don't have to use my heat (actually have to open my windows and place fans for a comfortable temp) Black appliances and modern light fixtures help the visual appeal.

Thank you for bringing your concerns to our attention. We appreciate your feedback and apologize for any inconvenience or frustration you may have experienced during your stay with us. We're sorry to hear about the issues you faced with the HVAC system in your apartment. Our maintenance team did their best to address your complaints and ensure that the system was functioning properly. However, we understand that it may not have been up to your expectations. We do want to clarify that St. Louis recently experienced the hottest summer on record, and the system may have had to work extra hard this year due to the location of your unit on the upper level. Regarding the issue of smoke and weed smell, we have not received any other complaints about this, and the office has not noted any issues within your particular unit or building. However, we take all complaints seriously and will investigate further to ensure that our property is in compliance with local laws and regulations. We apologize for any inconvenience you may have experienced with the pool hours and the office's availability. We understand that these are important amenities and services, and we will make every effort to address these concerns and improve our communication with our residents. We appreciate your positive comments about feeling safe, having friendly neighbors, and enjoying the location of our property. We take pride in providing a comfortable and convenient living experience for our residents. Once again, we apologize for any inconvenience and hope that we can work together to address your concerns and improve your experience, Sugar Pines.
We haven’t been here 12 months yet and things are constantly breaking down, maintenance will only come and fix 1/4 things after the first 3 months we were here any repairs done in a timely manner stopped but the office claims we’re on an “urgent” list. It’s been months since we’ve gotten a response about our appliances breaking down but they made sure to send a lease renewal letter on time smh. Very disappointed.

My wife & I stayed here between early 2017-2018. We originally desired the beautiful 2 Bed/2 Bath Classic (with the vaulted ceiling & sun window) on the top floor, in which we were informed would be available. However, it later turned out that a top floor unit was unavailable and we would have to get either a lower floor or the 2 Bed/2 Bath Master Suite. It's worth noting that the employee who made the error no longer works there, and from that point on we did all corresponding with office manger Tonya. She was very polite and accommodating to us and we decided on the Master Suite (which was actually larger and had a decent vaulted ceiling but didn't feature the sun window we originally wanted). Upon move in, we had a few minor maintenance issues that hadn't been completed by the time, but they came out and handled it in a reasonable time. Maintenance was always very polite and respectful as I'd see them out and about on the property. Overall our time and experience at Sugar Pines was VERY pleasant and we may have stayed longer but decided that having a top floor unit & a sun window would be a non-negotiable. Tonya tried her best to make that happen, but no top floor units were available around the time our lease-end approached, so we moved elsewhere. I would still recommend Sugar Pines to anyone as we really enjoyed our time there and the staff. I would even consider moving back in the future when top floor units become available.
I lived in Sugar Pines for over a year, during that time I experienced so many plumbing issues and water damage issues I quit counting. When I'd call the office number most of the time the mailbox was full. Thankfully I stored maintenance numbers so I called them. For the second year in a row the pool closed early because they did not hire a pool person. The office personnel always has some kind of excuse why something wasn't done and play stupid when you ask direct questions. The layout of the apartments are nice but that's about it. I informed them 60 days in advance that I was moving on a specific date and conveniently the people that could do the walk through were off site. Beware of this place
Former employee in the leasing office stole my all my personal info and what did the leasing office offer me?? A free one year credit monitoring service through Experian. The office left a note telling me of this on my door the same day I had renewed my lease earlier that day. What a total lack of empathy and total lack of professionalism.
Coming from a 3 bedroom house into a 2 bedroom Apartment is rough but at Sugar Pines it was a smooth transition! The spacious living room that connects to the kitchen is a plus! It allows me to cook and still interact with my family! The master bedroom suite is also very spacious and the full bath is amazing! After being displaced for two months and living in a hotel this place provides us with a feeling of serenity, peace and safety! Sugar Pines is a blessing to my family!!
