Property Ratings at Sugar Run
I have a few nice things to say: the renovated units have pretty finishes. The amenities are nice. The office staff are friendly. It's a good location. That's about it. I've lived here 3 weeks. I didn't get the layout I was told I would get. There was trash on my front step and on my patio when I moved in. I have had to have maint. fix things 4 times in those 3 weeks, starting with the fact that I had no heat or hot water for 4 days after moving in, which I didn't realize at first because I was still partially living at my old apartment. My shower didn't drain and I was standing in 2 inches of water in my very first shower in the apartment. After a week my toilet stopped working. Which brings us to this past weekend. My heater stopped working. It was in the teens and 20s outside. I called the emergency line, guy came by, said a part needed to be replaced and they'd do it the next day. He offered space heater, but I'm not comfortable running strange space heaters, especially overnight, given the risk of fires. So I said no. Got home from work today to find my front door unlocked, the electrical panel door open, the hot water heater door open, and the heat still off. No communication from maint. whatsoever. I called the emergency line back and asked what was going on with my heat. Got a very testy "The part is on order." I asked when it would be fixed. "Maybe Tuesday or Wednesday." I said it's freezing in my apartment and what am I supposed to do? "Well, we offered you space heaters and you said no." They have a legal obligation to provide heat in the apartment I AM PAYING FOR, and their only response is an unsafe solution. I had called the office earlier today to discuss how unhappy I've been with my experience so far. They said soothing things, but the gist of the response I got was "This is a 25 year old complex. Things will break, we can't predict that, all we can do is fix things as you submit requests." So. If you enjoy not having heat in the middle of winter, by all means, live here. Otherwise, maybe look somewhere else. I dread coming home, I'm constantly waiting for the next thing to break, and I feel so much anxiety about living here for the next 14.25 months until my lease ends. Only giving one star for the nice finishes and the amenities.
I have lived here almost 6 years and I love it. The apartments are very spacious and are kept up. The office staff is very attentive and the maintenance team rapidly addresses any maintenance issues. They are constantly making strides to improve/ update the apartments. The grounds are always beautifully maintained. Amy and Lauren are very professional, friendly, and they care about the renters(they have both been here the entire time I've been here) I feel very safe here and would highly recommend.
I have lived here for 8 years. I absolutely adore the staff. They always go above and beyond for us tenants with movie nights and gift wrapping parties. Any time I have a maintenance issue, the maintenance guys are on it quickly and they are super nice too. I have never had any issues and I find this a great and quiet place to live. The apartments are nice and they have upgraded my light and plumbing fixtures over the years. There is a great mix of residents.. young and old. While I’ve had some noisy neighbors over the years I’ve also had some really great neighbors too. That’s apartment living...
*I am not a current or former tenant, my husband and I are browsing in advance for our next place* So, we loved our visit with Meghan at Sugar Run and are extremely impressed. I'm honestly hoping this is where we end up when the time comes to move. The grounds are b.e.a.u.t.i.f.u.l and so was the model apartment. The amenities are great, they have reasonable standards for prospective tenants, and the buildings are pretty and non-bland (weird description lol). Y'all should also know that I rarely write reviews... So, just know that this really was a particularly great experience. Haha ;)
Do NOT live here. Worst experience ever. Do not trust "Shady Amy" and her gaggle of lying cheating rental agents. She is charging me for 3 full months of rent when the apartment has been vacant. She has been purposely not advertising or showing our old apartment so she can squeeze every last dime out of us. When I caught her lying about her failure to abide by Ohio Rental Laws, she denied not showing the apartment. Shady shady complex. When living here, many maintenance problems were not addressed, they almost never cut the grass and all around horrible service. I wish we had never moved in here- now have paid $3,000 for an empty apartment in the worst complex of New Albany. Thanks Sugar Run for causing so much strain on our wallets and stress overall. I hope everyone who works here gets fired and the complex is bought out by the LC.
Watch out for a shady auto-renewal of your lease. Unlike most other apartment complexes, Sugar Run requires a 60 day notice to vacate and if you miss this window, they will auto-renew your lease 2 months at a time! When I signed my lease they promised a courtesy reminder in my mailbox well before the 60 day notice period. Due to a "computer glitch" the notice arrived 30 days late and even though I brought the error to the manager's attention they took no responsibility and I lost over a thousand dollars when they forced me to auto-renew. Amy the manager will not work with you, so just make sure you tread very carefully if you decide to lease from Sugar Run.

These apartments are in a beautiful area. The finishes of the interiors are perfect and the amenities of this complex are over the top!
Great neighborhood with a pool, gym and bike path included. The ceilings are a little thin meaning I can hear my neighbors walking around, but the size and surrounding shopping is great.
Sugar run is a very peaceful community, and it's convenient to access. It's in walking distance of almost everything, grocery stores, fast food, gas stations. Every time I need something done maintenance wise, they are always on it ASAP. There would be a few things I would change, including making it a gated community, to where we need key cards/pass codes to enter for security. Also, the pool closes at 10 every night, but there is no life guard there so I don't see why it closes. Another thing would be to assign each renter their own parking spot, so the people who are actually paying to live here don't have their parking spots stolen from visitors. Other than that, I am a very satisfied resident here!
I absolutely love this place, it's quite literally as sweet as sugar. The interiors are sterile looking and simple and the property is covered with green grass and lovely white fences. Couldn't ask for more! Plus, there is so much wonderful food around, can't beat it!
