Property Ratings at Sugar Tree Apartment Homes
Horrid. Appliances are old, dirty, and rusty. The floors are the cheapest laminate ever. Roaches! Lots of them. Twice I’ve woken up with them crawling on my body. Neither the doors nor windows are sealed. The windows are dirty. Speaking of dirty, I don’t use any of the cabinets or drawers because they are dirty and stained. They are unfinished particle board and unfit for food or dishes. The neighbors play pounding music that invades your space. Overall, this place is disgusting. If you’re still interested, be sure to get a full tally of the fees that go beyond the rent. They’ll nickel and dime you every chance they get. Definitely avoid this place unless you’re into crappy surroundings, obnoxious music, and pet roaches.
I want to preface this review by saying that I am not the type to waste my time writing reviews, and consider myself to be a very easy going guy. The staff pretend to be friendly and helpful until you move in and then completely disregard any problem you have. Had I been able to tour the property before I moved in, I never would have. The pictures online do not reflect the true substandard quality of everything from the appliances to the paint on the walls. If you want a taste of the 1980s (presumably the last time anything was renovated here), then this is the spot. Upon moving in (when the apartment is supposed to be in its best shape), one of the lights in the living room did not work and the blinds in the bedroom were broken. Within five days of moving in the plastic shower handle cracked and broke off and the paint began rubbing off of the sink. There is a horrible cockroach problem that the staff does not do anything about. There are no baseboards on the walls and the paint where they should be is cracked and chipping. The parking lot looks like something out of a warzone, if you drive anything but the most jacked-up pickup truck then may your tires and suspension rest in peace; there are massive cracks and potholes throughout. If you want to wash your clothes be prepared to pay two dollars in quarters for every load for washing machines that seem decrepit and on the verge of breaking down at any moment. I didn't move in here with any expectations of luxury, but this is a huge disappointment. The only redeeming quality is its location relative to the water and to SPID. Any problem you bring them yields you corporate speak, "We're so sorry. We'll send someone out," with no action ever being taken. At this point it is difficult to discern if their business practices are out of incompetence or maliciousness. It seems they are either too cheap or do not care enough to fix any of the glaring problems it has. I'm convinced any of the positive reviews were either written by the staff themselves or were paid reviewers. Overall, save yourself the money and the headache and find anywhere else to live. Cons: -Old, janky appliances -Unhelpful staff -Potholes throughout parking lot -Tiny Kitchen -Chipping paint -Flimsy plumbing -Laundry room Pros: -Location -The mandatory $75 internet service is actually quite fast, albeit spotty (goes out frequently at random times) -Has Walls
My husband and I lived here for three years and we didn’t have any issues. The staff was always available when we needed them and were quick to respond whenever we went in to talk to them. Fun fact: our bike was actually getting stolen and they chased down the thieves and got our bike back. Seriously a wonderful staff that treated us with respect and took extreme good care of my husband and I. I know some of the reviews say it’s horrible but, to be completely honest, we had such a smooth life when we lived in Sugar Tree, we actually miss it. Give it a chance and head on in to talk with the staff about renting an apartment. Rocio is wonderful and she will go out of her way to make sure that whatever is needed gets done. I lived in these apartments for just over two months. I had bugs in my apartment from day one that wouldn’t go away. I moved because my child needed to be in another school district to get the help that she needed. This apartment complex not only gave us a very hard time moving out but would charge or bill you for everything. They not only keep my deposit but also charged a fee for breaking the lease and for the rent on the apartment till it was leased again. Even though we were not living there. Then after I paid all that they still kept on sending more bills after I’d moved and they said I paid for everything. These people will suck you dry of money if you move here.
HORRIBLE. You couldn’t pay me a million dollars to say one good thing about this property. The management staffs acts super nice and friendly to try to get you in, and then once you move in they completely throw you to the side. After Hurricane Harvey my apartment has substantial damages. Cracks walls, door, ceiling. I had a huge water leak to the point that my roof was caving in, right above my bed. I repeatedly told management about my damages through phone calls, emails, and in person conversations. I was always met with “yes we will get around to it” “ok we will fix it.” Yet for the FIVE MONTHS from Harvey until I moved out, not one thing was fixed. It was so bad that for the last 2 months I wasn’t even living in my apartment because the mold from the ceiling got so bad. I had to crash in friends couches all while being a full time student. It wasn’t only Harvey damages that they wouldn’t fix, but it was everything. Anytime I needed anything I might as well forgot about it. If I needed maintenance, I would have to hunt down the guy myself. When I wanted to get out of my apartment, it took days and multiple requests just to get a copy of my lease. Now that I have broken my lease, they have come for me legally saying I owe over $1700 in debt for frivolous and made up charges. DO NOT MOVE HERE. There are so many nicer apartments out there with management that isn’t negligent.
Excellent and fast service when a problem arises and they pick up your trash you leave in front of your apartment. The only problem is their pest control company, they rarely show up and when they do they only give a quick spray when they do. They also have an awesome pool area and the place is very well maintained. The pavements are a problem for cars driving on them as they are uneven and bumpy.
