On the eastern bank of the Connecticut River just nine miles north of Amherst, Sunderland is a charming town that’s stood the test of time since 1718. Sunderland’s nearly 15 square miles of land rests near a large concentration of state forests, wildlife area, and preserves, making this Massachusetts locale perfect for outdoor lovers, families, and students alike.
Sunderland is a modest town, but there are a few lively, local spots like Wild Roots and Blue Heron along Amherst Road that make a compelling case for a night out. Students might enjoy the quiet atmosphere of Sunderland, as the University of Massachusetts Amherst is only seven miles south. Take a hike through Mount Toby State Forest, or one of the many wildlife areas just north of the town. I-91 is just across the river to the west, so a trip into Springfield is never out of the question.

Sugarloaf Estates is a great apartment complex. The amenities are great and reliable, it is pet friendly, the bus is relievable (comes every 20 minutes), and the staff is friendly, patient, and reliable. Don't hesitate to rent here!

We thoroughly enjoyed our quiet and very well managed time at Sugarloaf Estates in Sunderland. There is a community garden, hammock garden, dog park, nicely landscaped pool, and an exercise room. We enjoyed seeing fireflies in on our dog walks! Highly recommend!

After touring in November, I was told that I would have no problem getting an apartment for May-June. It’s now April and after waiting 5 months to get an apartment offer with this time frame, they had nothing. They refused to adjust the lease dates, and after explaining that we really needed these time frames, they still went on to offer us apartments that started in July, or apartments that started in May and went until August of the following year. They had me pay a holding deposit of $100 that would have been refunded if they did not find an apartment complex for us to rent out, however, when asking for it to be refunded, they refused. They lied about finding us an apartment for five months and then proceeded to keep my money after not even being able to find an apartment that fit the dates we needed. DO NOT LIVE HERE !!!!! It will literally take you YEARS to find an apartment and they’ll say that they’re super accommodating although they are not.

I am sorry we were not a better fit for you! With our preleasing option we do our best to match as many preferences as we can while also trying to keep the wait time short. When preleasing several months in advance we know it can feel like quite a wait sometimes. That’s why we make offers in the order they come available to help make that wait time shorter when possible. Our reservation deposit is not refundable in the event we are able to offer you a home in your timeframe. I would love to invite you to return to our reservation list as we do still have options for you and your deposit does not have to be forfeit

My girlfriend and I recently moved in and are not very satisfied for the price they charge. First off, the leasing process was cumbersome. We had to send in our pet applications multiple times because they "never got them" when we had an email track of sending them. This was likely because we had at least 3 different leasing reps dealing with us, which shows the lack of communication. When we moved in to our "upgraded" home, it was only the kitchen appliances that were upgraded and not everything that was described we would have (not the biggest issue). The day of the move in we had to deal with wet carpets because they had forgotten to clean our carpets. We had our set move in day over 3 months before move in...I guess wet carpets was better than dirty carpets. The previous tenants were also not very clean and that was evident when we moved in (which shows how poorly the apt was cleaned). The apartment smelled of cigarettes, the cabinets were filthy, and there were bugs!!! Upon our inspection we also noticed our sink was leaking. Granted this was repaired within a couple days but this should have been checked before we moved in! Another issue was the pad lock on the building door also did not work and the leasing office seemed surprised when we told them. A few weeks later it was repaired and I had to help a tenant remember the code who stated, "This hasn't worked in years. I don't even remember the code, that's how long it hasn't worked!" Very disappointed and I would not recommend it to anyone if you can find a different location that accepts pets. The only plus is the other tenants who have dogs. Everyone is friendly and there's always someone else at the dog park around 5-7pm.

Sugarloaf Estates is a beautiful community and I would highly recommend to anyone looking to move! Some of the reasons why I love it here... The grounds and amenities are gorgeous and well-maintained (the saltwater swimming pool and dog park are a huge plus!). They are pet-friendly (I have a 60 lb dog so this wasn't easy to find...). My apartment was recently remodeled which I've loved as I have all new appliances and carpeting. I chose an apartment with washer and dryer as this was important to me, although they do have laundry rooms on-site. In addition, the team here is awesome! They have hosted multiple resident events since I moved in last month (my favorite was the "Yappy Hour" at the dog park). Sunderland is a beautiful area, with lots of hiking trails nearby, yet it's a short drive to UMass, Amherst, and Northampton, and about 5 minutes from I-91. My neighbors have all been really friendly, and overall I've been thrilled with my decision to move here.

I love living here at Sugarloaf. It is so close to 91 North and South, close to campus, beautiful landscaping and pool, and the bark park agility courses are so loved by my fur baby.

Sugarloaf estates is a great place to live, especially for students looking for off campus housing. However you will certainly need a car due to its remote location. Pros: bus stops in the parking lot, all utilities except electric included in rent, pet and student friendly, safe(police dept 5min away),maitnence 27/7 and nice( they gave me a free plunger!) and neighbors are really nice. Cons: too far from campus and buses not always reliable, mostly families here by a lot of socializing, no one bedroom or studio option, electricity is monopolized in sunderland so they can raise their prices higher(and they do) and rent super high (so constantly looking for roommates)

My wife and I have lived at Sugarloaf Estates for two years now. The quality is pretty good. The appliances work, the bedrooms have pretty good space, the closets are sufficient, and there is plentiful parking. We specifically live in a unit that has a washer and dryer, which not all units have. It is really nice having the washer and dryer in the apartment rather than go to a central location (they only have a few washers and dryers for the rest of the apartments in our building). The grounds are really nice and management tends to keep them in good shape. Snow removal can sometimes be a hassle, but management is pretty good about taking care of the parking lot and walkways. The pool is nice and usually not crowded in the summer. Management is easy to deal with and they respond fairly quickly to requests. If you are kind and respectful to them they are nothing but nice and helpful (I have not seen evidence otherwise). This apartment is nice because it is right on the bus stop that goes directly to UMass, where I attend school. It is also really close to I-91 access. Why does it not get 5 stars? First, it is kind of far from shopping, the closest being Hadley/Amherst, Greenfield, or Northampton. It's about 15 minutes driving to any of those (so some may find that beneficial, being sort of in the middle, but I do not), so it's a hassle if I need to just get a few things, the local marts are convenient stores with limited supplies. Second, people are allowed to smoke inside their apartments and the smells rise to the upper apartments. About 70 percent of the residents in my section alone smoke, so we have to deal with a lot of smoke smells during the day. This unfortunately includes marijuana, which a number of people use here. Technically, the apartment complex does not allow it, but they will do nothing if somebody uses it, and the smell WILL find it's way to the upper apartments and into the bedrooms. We have just had to accommodate to those things. Overall, we have enjoyed our time here.

We have been living in Sugarloaf Estates for over 2 years now. There have been positives and negatives. My wife and I have 2 dogs, with size restrictions and pet policies this was really the only option for us. The Positives: There is ample green space, a large gardening area and service calls are generally prompt. The rent is somewhat high at roughly 1400 a month for a 2 bedroom but all utilities are included (except electricity) and cable is included as well and we have a washer/dryer in our apartment. We are surrounded by farms, food is cheap and plentiful in the summer and fall and there are major roads close to the complex route 47, route 116, route 5/10 and I91 are all a stone's throw away. The Negatives: The apartments are not aesthetically pleasing. There is wall to wall brown carpeting (likely designed to hide pet stains well), our appliances are old and do not work very well, particularly the dishwasher. We have bug issues in the summer, Japanese beetles and fruit flies seem to always rear their ugly heads in our apartments in the summer. This past winter we called the office 5 times to have our back door cleared (it was our 2nd means of egress) as it was a fire hazard and we finally had to go out and do it ourselves. The leash laws are largely unenforceable at the complex and some people have been able to register aggressive breeds at the complex as well. I had an issue where an unleashed aggressive dog charged at me while I was walking my two dogs. Luckily I was able to scare off the dog and the owner was able to collect his dogs before a fight occurred. Unfortunately, there seems to be a revolving door with the front office at our complex and the people they hire are not terribly qualified or helpful at times. Sometimes the office will put in a solid effort to help you with issues, sometimes your problems will fall on deaf ears. Additionally, there is a lot of turnover and being a large complex, sometimes you can have not so great neighbors. All in all, it has been a decent experience here but we will not be re-signing a lease next May. I think it is a great place for graduate students, but more than 2 years here is tough.

We are making great strides in renovating our community and all newly leased apartments will have stainless steel appliances. We were also very concerned with the off-leash dog issue, so we installed an off-lease dog park within the community. This has offered a safe alternative for dogs to freely get exercise while keeping everyone safe, and has remedied the former off-leash issue. If you are ever looking to rent in the area again, I hope you reconsider us. Have the best day!
