Property Ratings at Sullivan Place
Exorbitant fees, trash overflowing every weekend, regular passive aggressive emails from the staff to remind residents to abide by the community rules, clean up after their pets, turn in your rent on time, and not park in reserved parking, charging for unreserved parking then not having sufficient parking for residents. Complex is right by the highway and a busy intersection where wrecks happen regularly. I would only wish this complex on my worst enemies.
Living at this apartment complex has been a nightmare from start to finish. Expect hidden fees, poor customer service, and noisy neighbors. The office did not bill me properly during my first few months and then decided to charge me a $100 late fee because their rent payment system failed. They also charge for trash collection despite having no trash bins in my building. However, the fees do not compare to the paper-thin walls and ceilings. Do not expect to sleep until your upstairs neighbors do, as every step will shake the apartment until pictures fall from the walls. Do yourself a favor and seek residence elsewhere.
This is my first review EVER, I moved into Sullivan Place and have had nothing but issues. My Washing machine did not work from day one and it took 4 requests and two months to fix, same with ice machine(still not fixed) They do not tell you how loud it is around the complex 24-7. I would not recommend this place to anyone. Again I have never written a review good or bad but my frustration with this place pushed me to. Not sure who Ofe is but I can not believe that his review is honest (must be on the payrole). The facility is filthy or well maintained, paint is pealing of the buildings shrubs are overgrown in the walkways.
Do NOT move in here! I wish I could post pictures. The garbage in the dumpsters is overflowing (I haven’t been able to throw my garbage away for at least a month), the elevators have not been inspected for YEARS. They will charge you for everything they can. You will pay at least $75/month for parking, and that only entitles you to park in the garage, if you can even find a space. For your visitors, according to the latest email, their Visitor Parking machine, which charges $5/night, is broken until further notice, so: “Visitors and Non-Residents acquiring parking passes for Sullivan Place Residents will need to bring certified funds such as a money order from the Shell Station in order to secure overnight parking in the garage.” I moved in 3 years ago under the understanding that I would NOT have to pay a pet deposit or pet rent of $40/month (for a CAT, who does no damage at all). That agreement carried through until my 3rd lease, when new management came in and started charging me for it, which is a breach of contract. The pool? The lifeguards enforce some rules, but not others - you guess which. We all had to pay full rent while they upgraded the gym, which we could not use for months, until it was done. We all get charged $3/mo for pest control, but I’ve never had any pest control done. We all get charged $5/month for “administrative services.” for them DOING THEIR JOBS?! They expect you to pay for the replacement of all lightbulbs in your apartment (meaning all the sockets that come with your apartment, not your lamps), SERIOUSLY, DO NOT MOVE IN HERE! Look at the recent reviews, THEY’RE TERRIBLE! Do you see how many apartments they have available? It’s because they’re terrible!
I recently had a terrible experience before even moving into this complex. After touring Sullivan’s Place, I decided to put in my application for a unit I was interested in. My application got accepted and I paid a security deposit to hold the unit until my move-in date. 30 days before my move-in date, I received orders for a permanent change of station and had to cancel my application. When I called the leasing office, I was told that not only will I not get my security deposit back but that I am “financially responsible for the unit until it is rented out”. I called several numbers/individuals, including corporate, and got the runaround. Forfeiting my security deposit is one thing but being financially responsible for a place I wasn’t even scheduled to move into until 30 days is absurd. A few days later they decided to not hold me financially responsible for the unit but then they charged me an additional $500 “cancellation fee”. Again, absurd. Nowhere in my lease does it state anything about a cancellation fee prior to moving in and I was not informed of this upon applying. In my search for a new place closer to my new station, I brought up this scenario with several different apartments and every single one of them told me that they’ve never heard anything like this and that you should be able to walk away from the unit prior to you moving in with no penalty, especially given that I gave 30 days notice BEFORE my move in date. This review is not simply because of the cancellation fee but also because of how I was treated from the staff there after I mentioned I needed to cancel my lease. The attitude drastically change the second I called and said I needed to cancel. At that point, everyone was rude I had no sympathy for the fact that actively in the military and this was 100% out of my control. At the end of the day, I am still human and was not treated as such. I would 100% not recommend this place.
During our move out we requested to be present at the move out inspection, as my husband and I had taken over the lease from a previous tenant, and there was no noticeable damage to the carpet. The inspection was held without us, and were notified once it was done to pay over $500 for issues that they had stated upon move-in that would not be our responsibility. Since our move out, we have spoken to several former tenants who expressed the same issue of fees being charged upon move out. In addition to the fees, during our stay, Sullivan's Place was responsible for paying the gas bill from our monthly rent. The billing department failed to do so, and as a result our gas bill went to collections. Poor management, and care of tenants.
My daughter and I moved from Hawaii and rented the apartment before we arrived. Such a mistake!! We have been here two months and I have put in SEVEN service requests to have the AC fixed. It is August and the hottest days of the year and they just kept refilling it when it had a leak instead of replacing it (which they finally did after rescheduling three times). Then they started adding random charges to my rent! And don't get me started on the upkeep of the grounds... garbage laying everywhere, "secure" doors unlocked, people passed out in the stairwell! I can't wait until we can get out of this place!
I can't wait to get out of this place. I've been here five years but it has progressively gotten worse each year. The biggest issue for me is security. In the time that I've lived here, I've seen no fewer than 5 vehicles have all four tires stolen off them with the car sitting on cinder blocks. You would think, a place this big, charging as much as they charge for rent, would have some sense of how to provide security to residents, they don't. Do we have a security door that closes at night so only residents can enter the garage? Yes, but it's been broken for the last 4 weeks and it when it was working, there is nothing to prevent someone from parking here during the day and waiting until the middle of the night to do their misdeeds. Do we have access control systems to the building? Yes, but again, many of the doors have not worked at all for the last 4 weeks, so you can come and go as you please without a key. Also, residents will often leave exterior doors propped open. Do we have security cameras? They say yes but it didn't stop the criminals who broke into my car, nor did it help with apprehending them. What else should you know... You'll be putting up with residents that don't have much common courtesy. Neighbors leaving trash throughout the complex is a daily occurrence, dog poop / urine in the hallways and elevators is not uncommon, and you'll need to get used to little kids running around unsupervised tearing up the place. The staff cannot be reached by phone 9 out of 10 times. You'll need to get used to visiting with them in person if you want them to take action on anything. Service tickets can only be submitted online, don't even waste your breath speaking with them about maintenance items. The maintenance team is good, but they lack communication on when they'll be visiting your apartment which can be disconcerting if you have pets. I think calling this place a luxury apartment complex is a farce. If you do choose to call this place home, take my advice and find an auto insurance plan that has a low deductible for vandalism and theft. It will happen to you someday living here, it's just a matter of time.
So i wasn’t going to write a review, but after I got charged a $175 cleaning fee (we cleaned the home thoroughly, details later), I felt the need to put my two cents in. First off, I want to say that Keenan is a gem, Becky is sweet and that the management team in general was nice. My problem with this establishment is that from day 1 to the last day I moved out, there had been some kind of issue with the apartment. When we first moved in, our thermostat went haywire and i would come home to an 88 degree apartment even though i set it to 70. Then in the winter, our heat wouldn’t work until we got maintenance to fix it again. Then our faucet fell apart and had to get a new one. In the mean time, every once in a while, i would see a dried up earthworm in the carpet (we lived on the first floor). There was another time the carpet was damp. I think the AC unit was leaking. The insulation in the apartment is awful. You can feel the wind blowing through the cracks of the balcony door. Then there’s the thin walls. My neighbor would have band practice (literally) often. My neighbors above me would argue and fight all night long. Then down near the lobby, the “Sullivan Pub” was always occupied by either kids bringing their Xbox’s down there and turning it into their living room or it was a group (seemed like the same circle of friends) that locked up the pub for their own personal and private parties. I highly doubt they paid and reserved for that room EVERY weekend. The basketball court, gym and shuttle are used by the people who live in the apartment complex next door. They follow someone in and hold the door open for each other and use the amenities. The tenants leave trash bags outside of the trash removal area, as if what they did was good enough. There is also very minimal parking, and you’ll find yourself parking on the roof all the time, unless you’re an off duty. cop who parks in space reserved for police cus you can. Finally, when we moved out, we found out that there were earthworms everywhere, which disgusted my fiancé and I. We are not dirty tenants (very clean actually), but there is an infestation or something along those lines.
I currently live here with my fiancé and I really enjoy living here! The staff are great and always willing to help you. When I was living in a not so great apartment complex, Becki, one of the leasing staff was amazing! She helped me find the right apartment for me and helped me transition and made sure the apartment was all set and ready for me to move in.

Sullivan Place is an Excellent place to live , because of its location.It is very clean beautiful landscape and gardening. great maintenance and staff members! And most of all reasonable rent and comfortable home setting. it has a very nice amenities , to go along with the apartment s too.
I currently stay at Sullivan Place and the property is very well kept. There are also a lot of amenities such as, package pick-up mailbox service, concierge, movie theater, and gym. It's also located right next to I-395.
When it comes to apartments the Sullivan Place is one of the best places to live. I've been living there for the past 7 years and I don't plan on moving no time soon. When it comes to taken care of their residents they bend over backwards to make sure you are taken cared of. The complex is clean, it's a dog friendly place, they give military and teacher discounts. And the location right off of 95 makes it a great place to live if you work in DC. Overall Sullivan will be a place I'll call home for awhile...
Very good apartment. Staff and amenities are good. Wish they had after hours at the pool. Should consider 9-11pm for adults to use the hot tub at least.

We've always enjoyed living at Sullivan Place. The first time we moved in, it was like living at a luxury resort. We came back after leaving because we loved it and let me say, they stepped their game up! They've updated the look of the buildings with new paint, carpet and colors. They work hard to keep loyal tenants happy and everyone comfortable. The leasing staff go above and beyond (Thanks Tim and Ted) In one simple sentence: It's a great place to live.
