Property Ratings at Summer Trace Apartments
I wouldn't recommend these apartments on a homeless person! Everything about these apartments are horrible it's an unknown smell bugs living behind the refrigerator and the WORST of all the towing company! Don't move here!!!!! I'll give it a 0 if I could
This company does not care about its tenants. I have been staying in one of their complexes for a year. The property is not well kept, they have yet to repaint the lines in the parking lot but allow the tow truck to tow cars in a gated complex. The ceiling in my master bedroom and kitchen leak when excessive water is present such as rain. They continue to send these “handymen” who can barely do their job. One maintenance guys flooded my apartment trying to fix the dishwasher. The others left drywall and puddy all over my bathroom. Bother came to fix the stove and it still burns extremely hot on level 3. According to 18 CG Policy line 8 these are excessive damages. The property manage refuses to contact corporate, they keep replying to emails out of chain and under different subjects. I’m being told my issues are not “active” but when they were I was not offered a transfer. Because they are not active I can not request an emergency transfer however they can deny for late rent in the last 6 months which apart of the very same policy. My suggestion do not move in to any 18 CG. Properties. They are poorly managed and kept, their police’s are to cover them and only them and it very unprofessional I’ve been waiting for two weeks to speak with a representative from the corporate office.
The staff does not care about you, they only care about money. Air and heat never fixed after a year, water damage from upstairs apartment. There is lots of theft, cars broken into, packages stolen, mailboxes broken. Junk cars are not towed. They do not do anything about unruly neighbors or clean the hallways and walkways. The lease does not have any provisions about you getting robbed or being in an unsafe location. The gate rarely works.
The property manager and staff act so nice when they first meet you. Once you’ve signed the lease, you are fair game. Me and my boyfriend stayed there for three years, not because we wanted to but because we couldn’t afford anyplace else. There was only three maintenance men and work orders never get completed. Dealt with water damage in ceilings and mold for 6mnths. “Lost” our money order for rent. Ended up being charged $500 after we moved out for damages due to the water leak. I Wouldn’t wish these apartments on my worst enemy.
After reading some of the reviews... I would have to disagree I loved these apartments I always enjoyed the peacefulness and the apartment always felt like a home never an apartment... I mean when yu move into apartments you can’t just expect to not hear your neighbors.some things are just out of management control but I know Cindy and Gary are very nice and understanding and we always felt safe mod was always patrolling the apartments. I would have renewed my lease if it hadn’t been for my high risk pregnancy. they made me and my fiancé feel right at home on our first visit. If you want your moneys worth summer trace is the place to call home.

Really enjoyed living here. Lived in a few other apartments in the area prior to Summer Trace that weren’t near as nice. Also, management and maintenance were always so helpful, fast, and efficient. Only left because we bought our first home. Would recommend to anyone.

There is regular gunfire at these apartments. I live in fear. I constantly look around while walking to my car. And like the other review said there is constant smell of weed (even though it's reported to management). Also, you hear everything that goes on in all of your neighbor's apartments...cursing, all the bass from their music and their conversations on speaker phone. My upstairs neighbors literally play music all night long until around 4:30a most nights. I cannot wait until my lease is up; management would not grant early termination due to fear/lack of safety.
At 12:22a Monday, 4/23/2018 there were for gun shots at Summer Trace Apartments. I live here and will be leaving as soon as possible. It is not safe to live at these apartments. The management was apathetic about the situation. When I spoke to them about the situation and wanting to move all the property manager would do was quote the lease agreement. Stay away from this place. It's "cheap" for a reason. The walls are paper thin; it feels like I live in an open room with my neighbors. Also, there is a CONSTANT smell of weed. Management does nothing to stop the use of illegal drugs.

Thank you for your review. We are sorry to hear about your negative experience at Summer Trace Apartments. We do have deterrent measures in place such as our gate, nightly security patrol, increased lighting, etc. Security patrol heard a suspicious sound and immediately contacted MPD and the property manager. Summer Trace Apartments takes swift action against anyone conducting illegal activity on our property as we do not tolerate it. We work closely with local law enforcement to take care of any problems. I am sorry you feel that I was apathetic when you came to the office to share your intent to move out due to your dissatisfaction of having heard gun shots. I assure you that is not the case, however, due to Federal Fair Housing laws we are bound to ensure that all (lease and law abiding) residents are treated equally. Therefore, we have a buy-out provision in our leases that you may utilize to break your lease. With regards to the “constant smell of weed”. If at any point we are walking buildings, or get a report from a resident of the smell of weed which does happen occasionally; management traces the smell to the source and starts eviction proceedings on the offender. We have sent letters to all residents within buildings reminding them of our policies. All person(s) living on property have had criminal background checks so that we can minimize any potential problems. Occasionally someone will move in and decide to ignore our community rules and regulations. We work quickly to evict them from the property so that we may maintain a quiet peaceful property. Again, it is unfortunate that it occurred but again we will continue to work closely with security, law enforcement and our residents to find the culprit and take appropriate action. This apartment complex is a great place to live. I moved here in 2016 and haven’t had any issues so far. First the apartment maintenance are quick responsive and friendly. The management are courteous and kind and they are willing to talk with you about issues if you have any to find a solution. The Elementary school is literally steps away and you’re located within miles of restaurants, stores , gas stations and other needed things. I feel this location is a hidden gem due to the pricing,location and overall comfort. I give them five stars !!!
Quiet gated community. I've lived here since 2013 and haven't had any problems since I moved here. When I have an issue with anything, the maintenance guys take care of it rather quickly. The leasing office staff is nice, inviting, and willing to work with residents.
If you like falling to sleep to frequent gun shots and the smell of weed, this is the place for you. I would have people come up to my windows and look in them. I had two attempted break-ins, while I was home.The maintenance staff was great at getting things immediately fixed. The apartments are not sound proof. My neighbors had screaming matches late at night on a regular basis and my above neighbor was an elephant--the windows would shake when he walked around. I have many stories to take away from living here, such as a guy running down the hall yelling that he'd been shot. Many instances of police outside my building. Overall I would never recommend living here. Do not be attracted by cheap rent.
