Terrible management. Withholding over a thousand dollars for our deposit back. Won't answer calls/emails even when we leased here. Wouldn't recommend living here.
Leasing team is beyond disrespectful, when you are contacting them to rent they are super sweet and nice, then they turn into a whole different character and treat you in the worst possible way, (yells, eyes rolled, etc.). Additionally, appliances are too old, electricity was around $150 monthly because they are not high efficiency.
I have tried emailing, calling, and leaving messages for management. They never return calls, or emails. Even when I could get a team member on the phone, which is very rare, messages are never given to manager. Management has a hands off approach, and are completely unprofessional. I would never lease here.
I live in a 2-room apartment, I live with my wife and 2 children and I pay almost $ 150 a month for water, for 4 months in a row I pay the same amount with cents and everything and it is not possible to have the same amount of water provided at all times. That is something is wrong. I have claimed and they do nothing and I am tied to a contract in which I have paid more than $ 1400 in water for a year. And the manager does nothing. they never give me an answer I don't recommend them
I currently live here and if would HIGHLY recommend you choosing any of the surrounding complexes to live. You can’t have a guest over without proper notification so you can get a guest pass. So if your family wants to stop by for a visit..that’s a NO or you will be towed. You are only allowed one parking spot wether it’s covered parking or not. No matter how many people live in your home. The managment is horrible and ignorant. PLEASE PLEASE PLEASE do your self a favor and DONT move here. I’m looking forward to when my lease is up.
Update: The parking situation. We went ahead and added my fiancé on the lease to get an additional uncovered parking spot with a monthly fee. Paid $65 for the app. Now he is being told that they do not have anymore parking spots and that even though he is officially a lease holder, he has to park offsite or he will get towed. Supposedly “Its coming from corporate”. People are parking in the grass inside and outside of the complex due to this new parking policy. They said they only have one uncovered parking spot per apartment. They didn’t take into account that its 2019 and that most married couples have 2 vehicles. People have already started breaking their leases because of this whole mess. Original: Giving the apartment complex 4 stars. The new parking changes have confused some people in our complex. I saw that someone posted they forced everyone to get a garage (thats a complete lie). There isn’t enough garages at the complex to even do that. All guest parking is outside of the gate now. All apartments get 1 free parking spot. Additional vehicles belonging to residents cost $15/mo. Fairly simple. The maintenance team is awesome. We absolutely love the pool during the summer. The apartment features are a little more upgraded yhan some of the others in the area. Glad they got the fountain in the pond working again. The only reason I’m deducting a star is because of the surprise fees that didn’t get fully explained when I moved in and then again when I renewed last year. Also the price influx over the past 2yrs. Kinda steep for 3rd floor, one bedroom, and 750ish sq ft. We’re getting a bigger place in a different area of town anyways. Other than that all has been well.
At the beginning of 2019 the complex implemented a new “reserved parking” system. The corporate office is in California and doesn’t seem to care that residents are having issues. On site management is useless as they state only corporate can change these policies.
This parking situation is unacceptable. They do not allow for a second parking spot. They will not honor their lease agreement and will change what they what when they want. Because my wife needs her son parking spot. I cannot park on the property. They will not allow me to purchase another spot. Guest parking is full when I get off work late.
Having lived here a few months my family and I thought this was a great place to live until recently. The maintenance staff is prompt and helpful as well as they attempt to keep things in working order (apartments are 10 years old so I give them some slack). However, there is no excuse for the poor attitude and management displayed by the office staff. The two girls that work in the front office are snarky and unprofessional, displaying attitude and lackluster performance when it comes to basic questions about the lease or new policies enacted on property. I called regarding the new parking policy (each apartment only gets 1 spot- no matter how many adults on the lease) and when I asked to speak to a manager I was rudely told she was on vacation and that I needed to call back at her convenience. At no point was there any attempt to help resovle my question or did they ask to take a message. At that point I asked to speak to an Individual above the property manager and still have not heard back. The office staff does not make any attempt to aid residents with questions or issues and act as if it’s their first part time job where the only thing they care about is a paycheck. Extremely displeased and will be moving out promptly at the end of my lease.
Would give zero stars if it were possible. This apartment complex is ridiculous. My friend moved here and was told that all guests must park in very back by retention pond or park outside the gates by the office. Last night I parked by the retention pond and they towed my car. They even have a sign that has arrows that states "guest parking" near where I was parked. The ground was wet and nothing else was visible. Their "resident parking" spray paint jobs on the spots themselves are not only miss spelled "RESEDENT", but it is NOT LEGIBLE unless you are on your hands and knees looking for it. We have called the office several times and explained the situation and they are refusing to accept their mistake. Whoever is running this complex is clearly out to get your money no matter the cost.
I love these apartments so much! This is my second time living here and Larissa has helped me so much and has answered all the questions that I’ve had. She made moving in even easier and fun. Love it!
Worst apartment complex I have ever lived at. Ladies in the front office are nasty and rude. They also know mold is in some of the apartments and all they do is spray it with bleach and paint over it . All of my surrounding neighbors have mold in their apartments as well. I am now sick from mold inhalation . Do not waste your money on these apartments. They are not luxurious at all. Jacuzzi is always out of order . If you want your washer or dryer looked at , good luck not getting sassy attitudes from the ladies up at the front. oh and also telling you they won't come replace them. If I wanted anything done, I always called corporate .
So I stayed here for three months for an internship in Houston. I was really thrilled about living here, because appearance wise it's pretty nice. The problems started up near the end of my stay. Around month two, I figured out that you need a two-month notice before moving out. This was despite the fact that I specifically told them I'd only be able to stay three months, and signing up for a three month lease, which is much shorter than they usually do. This resulted in me having to pay rent for a whole extra month AFTER I had moved out. I tried to talk them out of it every way I can, but I ended up having to pay another $1,200 dollars in rent. But it didn't end there. After I moved out, I got hit by a fee, because apparently it costs 300 bucks to clean a regularly vacuumed carpet and toss out an empty trash can I couldn't fit in my car. But since I couldn't argue with it, I payed it anyway. BUT IT DIDN'T END THERE. Like, a month later, I got a call from DEBT COLLECTORS, saying I still hadn't payed that 300 dollars! WHICH I DID. I really liked the place, appearance wise, but their management only cares about what's in your wallet, so I'll never return if I ever go back to Houston.
There's trash piled everywhere, they use the most crooked towing company, they try to get more money out of you. It went downhill fast the longer I was a tenant there.
Since I have moved in I have had a great experience with the complex. From what I understand that there is new staff in the office and what I got from them was amazing customer service. I have walked in and heard residents upset because they haven't paid on time and got charged late fee's. Read your lease and it say's if you don't pay on time you will get charged late fee's. I love it here and would recommend to my friends and family, so they can enjoy that nice pool too. Take it from me a satisfied resident this is an amazing complex.
Absolutely horrible place to live! If you like quiet, safe neighborhoods, clean pool and nice staff, do not move into Summerbrooke Apartments. If you set anything outside your door even for a few minutes you get a $50 fine. The pool is dirty people drink alcohol and smoke inside the pool leaving all that trash inside, I'm not even going to start talking about the hot tub. NOT A NICE PLACE TO TAKE YOUR KIDS. Parking is terrible ( make a mistake and your car will get towed), the halls are always dirty. People do not pick up after their dogs making the grounds land mines in every direction. The office staff ( manager / assist-en manager etc ) wont solve any problems they take your # and never follow up. Everything below about all the issues are true... Don't waste your money o bring your family here.
Above is the review under “Don't Rent Here” I wrote almost a month ago. I was called the morning after I left the review, from there I was belittled and despite me saying I couldn’t talk because I was in the hospital with my son, she continued to talk until I told her I was hanging up because I couldn’t speak about things at the time. Her only reply to me when hearing I would come in at my earliest convenience but was in the hospital, was rudeness saying I should have said that before she started talking, which I tried to the entire time but she talked over me with anger and unprofessional behavior in a way I was shocked even for this low class apartment. From the information I was given on the phone (told at me without asking, so this is something he suggested and offered to me) was I was allowed out of my lease from the problems I had had while here. When I tried to pursue this twice after I was told different answers of how to follow through and led to believe it would happen smoothly and May would be my last month. It is the last day of the month and I was never contacted to cancel despite me trying to contact them about it. I went to the office and was told I owe the next month’s rent and we will talk about it but I owe 60 days notice to them all of a sudden (when I was conveniently for them was never told and now with tomorrow being the first they are trying to take another months rent from me). This was never mentioned and my husband and I have found another place to live already because we were going to have this be our last day in this apartment. I asked to at least move units to hopefully help with noise but was denied because I also owe 60 days notice for this despite that this apartment is unlivable for my family. The unlivable condition of this for us has been explained in the many calls I have put in asking for any of the problems to be fixed, to be met with no help at any point ever. I write this sadly long review in two parts because I had originally taken down the top portion in hopes to not down talk this apartment (even though my experience has been worse than terrible) because they seemed to care about making it right and letting me out of the lease, so I was trying to be nice. Just know if you lease here they will certainly treat you and the problems that will absolutely happen in these trashy apartments with the same non-existent courtesy and neglect they have given to my husband and I.
When I signed my first lease, the place was reasonably priced, but the following issues were always something I had to tolerate: Paper thin walls, serious year round insect infestation *spiders everywhere* wasps and bees in the summer/mosquitoes become an issue any time the weather allows.
I've lived here for 3 months and so far so good. I live by the lake so no issue with parking and I have a great view. I would definitely recommend asking to be close to the lake if you can.
I have lived here for over 6 months now and love it. Yes parking can be a pain when you get home after 11pm but it's not the first complex I lived at where it was an issue. My kids love the lake with ducks, the trail, splash pad and riding bikes throughout the property. Yes I can hear my neighbors stomping at times but I wouldn't say paper thins walls. The only pest issue I have seen is silver fish. Which I wouldn't call an infestation. I feel very safe at this community and that's extremely hard to find these days. Were building a home so I wont be here for too long but I would recommend my friends and co workers to this property. Looking forward to another fun Summer at the pool.
Summerbrooke is overpriced. I called in because my toilet was leaking on the 13th and they finally showed on the 22nd to fix it. It sounds like elephants live above me. Parking is TERRIBLE. They have a contract with a towing company who drives around in the middle of the night looking for cars to tow. Once they get you in then they don't care about you at all!!!!
Major pest problem. Management team unwilling to negotiate after 40% increase in rent to resign. Utilities have doubled in 2 years. Maintenance understaffed.
Decent condition apartments with good set of equipment as of electronics and services, few cons as of parking spots always get stocked up and barely can find parking place. Little bit tough to carry for student and have to help out of roommates. In general nice apartments with great pool area.
Nice community, quiet, maintenance responds quickly. There are numerous outdoor areas, I enjoy the pond with the walking trail.
Now these guys know what they're doing when it comes to making you feel welcome with no worries. Clean complex, respectable neighbors, and great maintenance crew. Very easy going when they ask for anything from you to make your move in/out less stressful. Five Stars hands down!
