Property Ratings at Summerfield at Morgan Metro
My car got broken into within 2 weeks of me living here. The leasing office and company is negligent. Security cameras don’t work, garage doors are always broken, and ive seen cars on bricks. The lack of communication between the leasing office and residents is poor. Everything that was supposed to be done prior to me moving in still was not done 2 weeks after and maintenance was still working on my apartment during my move in day.

The trash compactor doesn’t work, so the trash from all the apartments is left inside one room on each floor of the building and it literally floods outside of the door

I hate it here ! From the day I've move here there has been countless issues. The management team sucks, they shut off water without contacting the residents and do patch work for maintenance repairs. Packages in their glorified Hub are scattered around and basically fair game for anyone with a fob key, and not to mention parking...park at your own risk. The literal only benefit of living here is location, but when you think about it that we live near a freaking stadium!! When games are happening, it's almost impossible to get home. Management really needs to get a handle on this complex and change how things are run! It's wild that some of ya'll are rating this apartment 5 stars...just out here LYING!!!

Nice location and very friendly staff. I have read the reviews and decided to see for myself, and I must say I was very impressed. The apt size was decent compared to other locations around the area. The staff was very polite and easy to talk to.

I honestly hate it here. If I could move now I would. Management is terrible. Maintenance is questionable. Security gate works when it wants to. Trash everywhere. Water off without notice! I don't and never will recommend.

Hi, we regret to hear that you had a negative experience with us, but would appreciate the chance to turn your experience around. Please contact our leasing team at your convenience!
I have had issue after issue since i signed my lease. It began with the poor education of amenities by the office staff. The security doors are not locked. After the few months they were broken, people keep taping and jamming them so they wont work now either. The garage door is broken and stays open. Cars are vandalized regularly because of that. They're stealing tires and breaking windows. Office staff lacks effective customer service training. They do not respond to emails timely. The hours suck so it's hard to catch someone in person unless you telework during the week. The apartment itself is beautiful. The floors and walls actually minimize noise. Maintenance is friendly and helpful. The trash piles up regularly outside of the trash chutes because residents are lazy. The way this property is managed and kept is the real issue. If you wanna feel like you played yourself, go ahead and sign up. Otherwise, avoid at all costs. PS: I've given all of this feedback to the property manager in recent surveys. No changes to be seen yet aside from the daily? trash pickup in the parking garage.

Very poor communication with everyone from the Property Manager on down. Trash takes over the property and the break ins of cars and unsecured doors takes the cake!

We are very sorry to hear about your experience and would like to learn more. Please reach out to our team directly at rwilkerson@missionrockres.com.
Looks nice on the outside but is managed VERY poorly simply because of the incompetence of the Property Manager. She ignores your emails, does not communicate. She look you in the face while you are standing in the office trying to speak to her and walk right out of the door. To get a response from her you must cc corporate. The maintenance turnover is poor and work order suffers due to it. The large trash reciprocals must be pushed to the front of the property every morning which are extremely loud early in the morning and makes the value of the property look tacky! Trash is generally everywhere all the time. Garage gates are always broken and take MONTHS to fix, meanwhile tenants/guest cars are being broken into or sitting on bricks. The property is going downhill and I cannot wait to get out of this place! Oh, be mindful of the roaches in the unit. When I saw the unit, they wanted to assign to me it has roaches crawling in the kitchen area. They quickly switched me to a new unit due to my demand, but PLEASE PLEASE DO A WALK THROUGH OF YOUR UNIT BEFORE SIGNING ANYTHING! This is how they get you. When it time for your renewal “they” look at the market price from a third party company and the same value issued to a good standing tenant is issued at market rate. So, if a prospect wanted your unit you(as the paying tenant) both have the same rate. The renewal increases are roughly 7%-10% and not the standard 3%-4% they LIE and tell you. Only positive is Mr. Johnson is great with getting things done and following up in a timely manner. Other than that the office staff has a high turnover so who moved you in, won’t be there for more than 6 months guaranteed. Packages are always stolen in the package room. Tour it any day and packages are all over and not inside the actual lockers. You will not just be paying your original base rent that’s advertised that’s how they trick you. The bulk cable and trash into it with no option of opting out. Take your money elsewhere! BELIEVE ME!
I have been at this property for five years and I have a literally watch it decrease in value and safety over the last five years the staff is horrible the garage is pitch black most of the time the gate is broken 95% of the time there’s strange cars that drive in and out breaking in cars constantly and the staff just doesn’t seem to care with any issues as far as security or helping you with any other concerns
I moved into this apartment complex in 2019 and the renting process was absolutely horrible. The leasing agent and manager forgot to put in a request to have my apartment prepped before I moved in. The grout in between the shower tiles are a dirty yellow, making it look like a dirty motel shower. The apartment had dirt and marking from the previous tenant. The leasing manager acted as if she was understanding and going to fix my issues, she wrote it down, had me send an email and everything, but she did not fix it at all and had no intention. She will act nice and understanding to you, propose solutions and then tell you that nothing can be done. You can hear the loud metro trains from inside of your apartment. The appliances are old and haven't been updated in years. Corporate never answers the phone and I believe they do not care about this location. The apartments are spacious and in a good location.
I moved in this complex in 2017 and I was so happy to make this place my first home! I loved it up until this year (2019) when I started experiencing MICE!!!! nothing can stop them. I’ve called Terminix and reported it to the leasing office, and still to this day, I have MICE. I am breaking my lease because of it and am living at another location for the next few months. Maintenance and trash-monitoring and has always been. I can’t live in a MOUSE INFESTED apartment. It’s dirty and makes me feel uncomfortable. GOODBYE SUMMERFIELD. Don’t waste your hard earned money living in an unclean complex, I regret living here

I'm the previous property manager, and have been associated with this community in this capacity or as a resident since 2010. I initiated parting with the company for moral reasons, in response to not only First Communities dealings, but their client Centennial Holdings as well. I state this only to illustrate that the following review is not vindictive in nature. I've been gone for nearly a year. Currently, the community is dealing with massive mice infestation in it's Phase 1 building where my family resides. I'm pregnant with two small children and find the handling of the following situation far below standard. Sadly, I'm not surprised. My personal situation has been ongoing for nearly 90 days with any substantial action taking place within the past week only after extremely aggressive efforts on my part to see action. Even that was comical. The gentleman was present for a maximum of 5 minutes and I had to provide directives because he wasn't even going to plug a clear hole!! He complied when I provided him with steel wool my family had previously purchased. He also noted he saw the head of a mouse peek through the hole. The company is well aware of the mice problem, as well as the fundamental issue with it's pest control partner, Orkin. I experienced and made clear issues with Orkin during my tenure, and know factually the problems persist. Yet, no action has been taken to substantially address the matter. My family has had to use our own personal resources to try remedying the problem, and suffered much stress and anguish because of the First Community team. Several days have been missed from work to "track" the activities of management team (Tiffany, Crystal, Trevino, and David) related to the problem. All have knowledge of the situation, yet with all their years of experience can't come up with a collective solution. It's time for this company to do more than talk. My husband has personally caught two mice, droppings have been throughout our home, including the stove I use to prepare meals, and no one seems truly invested in fixing the problem. If this team doesn't get a dose of integrity very soon, an already rampant problem is going to lead to complete infestation. I'll be reaching out to the health department today. I suggest anyone experiencing a similar situation to do the same.

This place is horrible, it’s been nightmare since I moved in, during winter my heat system did not work And now the ac is not working. My bathroom cabinet is messed up, water was leaking it took them two weeks to fix , just unnecessarily expensive

This place look good on the outside but once you move in it’s like living in a hood Maintenance Don’t come to fix stuff the day they say. My center caps been stolen off my truck, my truck been crashed into and I was parked right in front of the camera but the camera wasn’t working they say, the garage gate have been broke for over 4 months now I have some kind of big black bugs in my apartment reported it two weeks ago no one still haven’t came. Trash be all over the garage.

I have been putting in maintenance requests for over two months that have not gotten responded to. I personally went to the office to request fixing the air-conditioning because it's over 80 degrees in the 90 degrees summer heat and they just say they will get to you when they can and never do. Don't live here out of respect for yourself

This place is toxic I have never seen a place who provides appliance but does have any. Move-in scheduled the same day as the turnover. Washers and dryers always broken. The maintenance supervisor is the worst he took 4 hours to change my fan like who does that. I am so happy to be away from this place. My advice please don't waste ur time they show you one place then give u an apartment with a stale smell and pests. And even after having the turnover done the same day you move in they will let yihbmovevin promise u appliances and still never deliver. The maintenance staff was pleasant with the exception of Kieth the maintenance supervisor. Honestly when I need service I just asked maintenance and skipped past the office. I felt bad for maintenance because they had 2 guys working the whole property. Best thing to do get rid of first communities.

Staff members are unprofessional and unhelpful. Get documentation and everything in writing because the staff will promise you one thing then later on lie and say they never did. -I have been dealing with bugs in my apartment for 3 months. -Garage door is always broken so anyone can come in whenever they want, even non residents. -There has been an apartment break in and car break ins. Cars have literally been sitting on bricks. -Trash compactors are almost always overflowing, which is disgusting. -So much noise. Walls seem like they are paper thin. -Staff is not well trained. They are inconsistent and do not communicate properly. -Tried to move into another apartment after my lease was over because of bugs and noise. I was then leased an apartment either someone else was still in or they gave the apartment I signed for to someone else because a week before move in I was told we could no longer have that apartment. Four days before move in I was told there would be a $500 “transfer fee” even though I am not breaking my lease and even though I am moving out due to bugs in my apartment and noise. This place has inconvenienced me so many times and are unwilling to work with me as a resident to figure out a solution. Instead, I am being faulted for their negligence.

Hi , We are sorry to hear about these instances. We work to provide a comfortable and accessible living environment for all of our tenants. We invite you to come to the front office and speak with our manager to discuss these situations and find a resolution. Thank you.
I literally can't stand this rental office here . These people literally give you the run around and do not solve your complaint. For one , this community parking garage is gated but every night the gate is open. Granted they have security out there , but half the time they are socializing not paying attention to who is coming in and out of the gate. My toilet broke on 8/30/2018, I sent an email about the toilet. No response . I called on 8/31/2018 where I was told they would try to get a maintenance man out , they would text him and call me back. NEVER DID . On 9/1/2018 , I called about the SAME THING , they tell me they would text the maintenance man and get back to us. NEVER HAPPENED. SO I called again , and someone tells me okay we are waiting for a response , this is a whole hour and a half later. SO that afternoon I go the rental office where they said they were still waiting for a response and they would call me , NOTHING , knowing it was a holiday weekend, they still gave me the run around. I never got a response that Saturday. So I have to suck it up till TUESDAY 9/4/2018 , I call and again I have to explain the issue to someone else again. THEY THEN SAY THEY WILL PUT IN A REQUEST AND SEND ANOTHER TEXT , they will call me back in 10 minutes never do . SO today 9/5/2018 , My toilet is still not repaired , there is still no ETA on when it will be . I have spoke to 3 different people today , all of them have told me they would back to me , none of them have. The manager is always unavailable, and you never get a call back. THESE PEOPLE can honestly care less about you as a resident . : ) I have definitely been making a record of every call , and been recording the times and days I called. As a resident that has not been here long , I am sick of it .
Good Day, For those of you who are contemplating moving into the Century Summerfield Community because of convenience, please read the testimonies of current and former tenants, as I am a witness that these comments are accurate, if you want to see for yourself, Take a moment out of your day to visit the community, you will be glad you did. You will undoubtedly be able to enter into the “Secured” location as the gates and doors are most likely broken and have been for some time. Walk the entire property ie, all floors of buildings, the elevators, and all floors of the garages. Many tenants have broken their lease because they were fed up with the lack of support from management to make this community a safe and healthy living place for their families. You will all see responses and comments stating to come in and talk about what you are experiencing and that work is being done to improve the community, but yet tenants are still complaining and nothing was is being done, but now after a County Housing Inspector started coming out and issuing fines, only then is when things are being done.
Wish they had never bought this property. We have had 4 resident manger in less than 20 months. The current manager is the worst of them all. His lack of effective customer services is a big concern. He sees this as his world and we are just here paying to be a part of it.
I am writing this review as a new resident, so quite naturally things are subject to change however, being aware of all the "issues" previously mentioned by both a current resident who is a personal friend of mine and by reading the reviews, I chose to visit and tour for myself. I'm glad I did. Doing my research beforehand allowed me to go in with the perspective that there are some things that may need work. With that mindset I was able to see both the right now and the potential. 1. The property is absolutely BEAUTIFUL! My apartment, a one bedroom Sydney is spacious and doesn't feel like a unit. It feels like a "home". There is crown molding throughout and other "upgrades" you don't expect to see in an "apartment." 2. The CURRENT staff is amazing. While there is one who is still on a learning curve, her personality and WILLINGNESS to correct any mistakes makes her lovable. Ms. Lee in particular helped me with my own personal crisis on my move in date and did it with EXCELLENCE and patience considering it wasn't her "job" to do so. 3. I've had to submit one maintenance request and it was addressed within 24 hours. 4. Last, but not least, the property manager, Carmelita, is a beautiful soul both inside and out. She has a willingness to speak with you and even when I just drop in she invites me into her office. I think the transition from one ownership to the next may have been rough, and the actions of a few have negatively impacted the community, but if you are willing to extend grace and patience to what they are trying to rebuild, this is definitely the place for you. It doesn't hurt that the Metro is 20 seconds outside of my door either, :) Kudos to the staff of Century Summerfield @ Morgan Metro. I'm glad to call this place home! Don't make me regret this review, LOL!

I have lived at this property for almost three years. The property was recently sold to Century in the last 6-8 months. Since the acquisition, the upkeep of the property has diminished. There has been an increase in apartment and car break-ins. There is a high turnover with property staff, so it makes it hard to get any requests completed. When I attempted to get a copy of my lease, the property manager stated she would SEARCH for it and get back to me. That was two months and I have yet to get a copy of my lease. For amount of money that is charged in rent, it is not worth it. You can find more affordable, SAFE and UPDATED apartments in the same area.

This apartment complex was recently taken over by a new management company and they are terrible! They have extremely poor communication, poor turnaround time for maintenance request and poor security. Our garage has been broken for close to a month and instead of them fixing it they hire thugs to guard us who in turn allow their friends to park there to go to the games. DO NOT MOVE HERE! You will regret it. They are a really poor company compared for the previous owners

The only reason the ratings are so high is bc they recently purchased this property. Century/First Communites are terrible. They are a Heads in Beds company. They don't care about communication with residents and are just awful at customer service.

This property was once Camden Summerfield. They were bought by new management and is now Century Summerfield. I have no idea what these new peoples names are. They will look at you confused if you ask anything about the property. Oh anf if you dont ask they wont tell you. They dont answer phones, so might as get dressed and walk to the office. Grass hasnt been cut in idk how long, packages have been lost cause theyre so lazy they wont accept it unless they feel like it, key fobs dont always work so good luck getting into your house, hallways look a mess, mud and dirt everywhere outside, trash isn't always picked up so even though you pay for valet go ahead and take it out yourself, need something fixed in your apartment? good luck flagging down the maintenance men. GO ELSEWHERE!!!

The amenities and the common areas are a definite plus, along with the staff being considerate and helpful. Want a family friendly community with a touch of the city life? Summerfield's location, amenities and access to the city all make our community the perfect option. We really appreciate your taking the time to share this feedback!
Camden Summerfield is a nice community to live in. The apartments and townhomes are nice, updated and spacious. The community has a pool, car wash areas, a gym, movie theater and club suite. Maintenance are great with fixing things in a timely manner. There were no issues with rodents. The staff are nice. They also have workout sessions that are hosted in the gym. I enjoy living here. Parking is not an issue. There are aways places for visitors to park.

I have lived here at Camden for a little over a year and it is definitely a different place from what it was when I first moved in but overall I have no real complaints. Maryland is an expensive place so these apartments are great for the price. The positives are the location in relation to other areas is great because you're not too far away from other cities but as always in DC there is traffic. The Metro is right next to the complex and is very convenient. The staff is helpful and when you put in any complaint they are quick to help you and the maintenance staff has always helped me with any issue I have. There are plenty of restaurants of places to shop near and you can even catch a redskins game and walk to the stadium, although gam traffic can be annoying. The only negatives I have are that neighbors can be loud and obnoxious but I have not had any serious issues. I did have a recent bug problem BUT I can say the office was great about getting that issue resolved for me. I would definitely recommend these apartments and just remind future residents that no place is perfect but you get what you pay for and I say this place is worth it.

Our maintenance team works really hard to maintain the community! We are happy that you are happy with their efforts! Thank you for sharing your feedback Camden Summerfield
My apartment is beautiful (Lombardi). It has a roommate style layout with the rooms on two different sides of the house with their own bathrooms. It comes with a fireplace, new carpet, new paint, and all black appliances. Accessibility. The metro is right next door and there's lots of restaurants, shops, etc. right near by. I'm no more than 15 minutes from everything!! Full sized washer and dryer IN the apartment. Online rent payments and maintenance request Friendly service from front desk
Property Manager at Summerfield at Morgan Metro, Responded To This Review
The Lombardi is definitely one of our most popular layouts and access and convenience are definitely great features of Camden Summerfield. We appreciate your sharing your review! Thank you, Camden Summerfield
Great location(seconds from the metro), spacious rooms, helpful staff and a quick maintenance team! There is lots of parking, the garage leads directly to your room which is a bonus, the community room is relaxing and the gym is awesome. However, the football season can be an inconvenience making it difficult to get to and from work. Cable and trash pick up is added to the rent and you can't opt out. The issue here is that sometimes trash is not picked up and the cable isn't always adequate, i.e. cable outages. Thus making those fees a waste of money. Other than that it's a nice stay and I've never had a noise problem unlike my previous neighborhoods.
Property Manager at Summerfield at Morgan Metro, Responded To This Review
Our location does offer a lot of convenience and is really close to the city. We also appreciate your feedback regarding valet waste and cable. While we have seen a nice service improvement with both of these areas we want you to know that we are available to help with any service need that you may have. Thanks for taking the time to share your opinion Camden Summerfield
Apartments are nice but a little pricy for how they look. It had several packages stolen from me because of the mailing system and they have residents packages set outside their doors also sometimes loud and hard to get in contact with leasing staff but an ok place to live over all. The area is nice and the pool is a very nice amenity. Only other big issue is game and events at the stadium on these days traffic is horrible and police do a poor job at directing traffic so you can get into your building. Can sometimes take 30-40 min just to get into your apartment complex! Over its a decent place to live. Nice on the inside and out!

The minute we toured Camden we knew that it would be our next home. Our leasing agent Tiera was very nice and helpful. The apartments are spacious and all apartments come with a FULL size washer and dryer-which is rare in this area. So far so good! :)

First off, I would like to say that these apartments are gorgeous. Granite countertops, huge walk-in closets, fire places and high ceilings are some of the few things that make these apartments so appealing. Not to mention that the metro is basically in the neighborhood which makes life a little easier! The staff at Camden are friendly and understanding but they seem to have such a high turn around. I'm a second year resident and I have to say that there have been so many changes within the community that in my opinion is causing it to lose its sexiness. Broken garage doors (safety issue), Valet trash not being picked up ( Cleanliness issue) and packages being lost (due to not being able to pick up from leasing office anymore). There are a few other concerns that I wont list because they are my own specific concerns. For the price you pay, you might expect more from this community and I totally agree. But all in all, Camden gets 4 stars from me. Hopefully some positive changes will happen to get it to 5!

Thank you for sharing your concerns! We will continue to work to provide our residents the best service possible and earn that 5 star in 2016! Thank you for taking time to review us. Camden Summerfield Management
