Management is not fit to run this place. They have many restrictions but once you move in, nobody does anything about the lease violations. It's like the Wild West when a Sheriff posted the town rules on a wall and hoped that the citizens would follow them. Once the outlaws saw that the Sheriff was bluffing, they started to disobey the rules. It's the same here. Management lists restrictions on the lease and hope that the tenants will follow them. Unfortunately, many of the tenants know that management does not enforce any rules. If your neighbors are one of these people, you'll complain about the more than allowed people living in apartments, parking and noise. The place is poorly run. They wait to shovel the snow after it stops, no matter what time that is. They don't salt the roads before it snows or ice forms on the roads. It's not worth complaining to management because they don't resolve any issues. For a place that labels itself as luxury, it really doesn't show by the way its managed. Stay away!
I recently moved out from a first floor apartment. The rent increases every year were very high, about $150 a month extra. I was lied to about the location of my apartment. I paid extra for a so called "view of the woods" and was promised to have a fountain behind my apartment. After 2 years of asking about the fountain, they told me they never promised that it would be built. Then, I was promised not to have children or dogs on top of my apartment. They moved in tenants with both children and dogs on top of my apartment anyway. Be very careful of what they promise when you move in. You should record them or have them sign a contract just like they make you sign a ridiculous lease, which nobody enforces the violations by other tenants. On top of that, the parking is very limited and management will not do anything about it. They just keep raising the rent every year without any kind of improvements. Neither the office manager or the site manager have any kind of people skills or have knowledge of what customer service is about. I'm glad I moved out. Be very careful of this place. Do your research before moving in.
1. The roads are poorly maintained, need to be repaved and cleaned. 2. Parking is very limited and most of the spots have the lines faded causing selfish neighbors to not leave enough distance to allow others to park. 3. The apartments are poorly constructed meeting the minimum standards and causing outside noises to be heard. Most luxury apartments exceed minimum standards to keep noise down. 4. There are no private gated entrances like most of other luxury apartments. 5. The rent increases are very high without any service improvements. 6. Management is poorly trained on customer service skills or communication. They schedule construction and improvements in the building without notifying tenants ahead of time. They very routinely schedule building maintenance on Saturday Mornings waking up tenants. 7. There's no online or email communication notifying tenants of news in the complex. 8. When you move in there's no welcome package with discount coupons to supermarkets or restaurants. Other luxury apartments, offer food baskets or coupons for first time tenants. 9. The trend lately is allowing tenants with large dogs which is prohibited in the lease. Also, many tenants with small children and dogs are allowed in the second floor which management was not allowing in the beginning. 10. Many tenants have family or friends living with them to help with the high rents, which cause parking issues. 11. The place seems to be getting worse as many tenants are moving out every year.

This is a superficially beautiful property. I disagree with negative remarks regarding the leasing staff, they are very personable and responsive. The problems relate to poor soundproofing and lack of parking.

I recently moved out and lived in the original lofts in a first floor apartment. You will not be happy if you don't like any of the following: 1. The Apartments are listed as luxury and charge high rents. When you move in you realize the apartments are poorly constructed. The fittings in the bathroom like towel racks and toilet paper holders are plastic and come off the wall easily. The bathroom sinks are white and stain very easily. 2. The walls are very thin, especially the main entrance and bathroom walls. You can hear every conversation and noise from the neighbors. 3. If you live in the downstairs apartment, you will hear every footstep from upstairs, even with carpeting upstairs. If children live on top you will not be able to sleep at night. 4. If you commute to work daily, leave in the morning and return in the evening, you will have a difficult time finding parking near your apartment. Many tenants either are retired or work from home and keep their cars parked the whole day. By the time you get home, you will have few parking spots available. Also, many tenants are business owners and have guests and park their commercial vehicles frequently taking up parking spots. One of my neighbors had their business trucks parked often. 5. Construction is constantly going on around the apartments. Instead, of finishing construction by section and moving on to the next section, they do construction in different sections at the same time. When driving around you have to be aware of construction vehicles and unfinished roads. 6. Rents are increased every year without much noticeable improvements in services. 7. The swimming pool is only available from Memorial Day to Labor Day. If you want to have a pool available for the whole year, you'll have to find a place with an indoor pool. Management is aware of these issues as have been commented by others on this site. They seem incapable of handling the amount of issues and seem understaffed. All management keeps saying is their doing they're best or parking is adequate. In other words, it is what is and things will not be improved. My advice before moving in would be to ask management about these issues. They're probably tell you that the issues are not that big a deal. Of course, you can see from all the negative reviews that the issues are worse than they want to admit.
I agree with the reviewers on this site. This is not a finished property at all. There are always construction workers around, feels like living in the middle of a heavy construction street when it should be more like a quiet suburb. Apartments themselves are nice but I have heard many complaints from neighbors who have lived here for longer. Overall might be better to find another similar complex.

These apartments seem nice but it's all just for show. The property is completely unfinished - I have been living here for more than a year and construction NEVER ends. Worse - fire alarms go off in the MIDDLE of the night, maintenance couldn't care less. Nothing is as it should be, yet they charge FULL rent. STAY AWAY!!!!!!!!!

This place is turning into a parking lot as there always seems to be many cars parked at all times. Many tenants have three cars or have family and friends stay with them. No one checks who lives in the apartments. Also, other tenants run their business from home by hosting meetings. All of these situations reduce the number of parking spots available for tenants who commute daily and return in the evening having to park in non-designated spots. Also, there is an increase of tenants moving in with two or more children. The maximum number of children allowed is two but many families have more than two. Complaining to management is a complete waste of time as you can see from the other reviews. Management ignores all these negative reviews. All they care about is renting the apartments every month. I have had enough of this bad environment and will move at the end of my lease. Nothing ever seems to be taken care and the rent is too high for that to happen. Management please be aware that besides this site, there will be other reviews posted in many of the social media sites. Hopefully, that will change your attitude and fix the items listed on this site.

"We will be happy to discuss your concerns with you; kindly call the leasing office" is what management keeps replying to comments here. It's another one of their million excuses for not taking care of the issues. I've been living at the apartments for 2 years and have complained many times about the parking and noise problems but management always gives me excuses. I give up making complaints and decided to end my lease. Management either doesn't care or cannot fix the issues listed on this site. Either one shows poor management.

This place is a joke with all the rules listed on the lease. Nobody follows the rules and management doesn't enforce most of the rules. Many people have 3 cars and have 4 or more persons living in the two-room apartments. The lease clearly states that only 2 cars are allowed per apartment. This is management's response to one of the comments here: "As a courtesy, we do not make visitors park farther away at the clubhouse. We do our best to patrol the parking situation; parking stickers and guest passes are required." Lies! Lies! Lies! Nobody from management walks around checking if cars have stickers. My neighbor has guests frequently taking up parking in addition to his two cars. I've never seen guest passes on any cars. Besides the fact that many visitors come by after hours when the office is closed. Nobody is giving guest passes at that time. Management is more worried about the guests having to walk further than their own tenants. I come home late frequently and have to park far to find parking. It's ridiculous! They should care more about the tenants. The reason why you see many negative comments about this place is because management doesn't care. Also, the lease states that vehicles over 5,000 pounds are not allowed. One of my neighbors has a commercial truck from a utility company that is parked daily. It's very wide and takes up 2 spots. Management has yet to move the truck. If you're considering moving here, drive around at night around 11PM and you'll see a lot of cars parked in non-parking areas. It makes the place look like the projects. It's even worse on weekends when visitor's cars are parked. Many people are ignoring the rules because management never checks the cars and they don't check who's living in the apartments. Management, please do a better job! Check the parking spaces once in a while instead of staying in the office. Your tenants are paying high rents to live here and deserve better service. It’s really frustrating do find park daily. The place is supposed to be a luxury complex. It ain’t the projects! Please take care of the parking problem soon. Otherwise, I will move out.
I recently moved in and love the peace and quiet. However, I'm the type of person that likes to socialize with the neighbors and other residents. After having several conversations with some residents, I'm shocked that many have complaints about this place. Now that I'm aware, I will keep a watch about the comments made. I have to admit that driving around the place during the day, there seem to be too many cars parked. There cannot be that many people either working from home or retired. Walking at night I have noticed many cars parked in the restricted parking areas. This confirms the parking situation that others have commented about on this page. I have not experienced a parking problem but I have only one car. A few times I have left in the evening and had to park in a different spot. Hopefully, management will resolve the parking issue before it becomes more of a problem. I would hate to move again.

I moved in to the second floor apartment looking for peace and quiet because I read the reviews about the noise problem in the first floor apartment. I was expecting the second floor to be quiet but it's not. It's not so much the neighbors. It's the fact the my apartment is near a construction area that creates a lot of noise during the day. I work occasionally at night and need to rest during the day. During the winter, the snow removal was not good and the contractors that management hired removed the snow after 1 AM. Sometimes the snow was removed at 3 AM. The contractors made a lot of noise removing the snow and I couldn't sleep after that. Now, the contractors hired to do the landscaping cut the grass on Saturdays at 8 AM. Does management have any common sense? I've never lived in a place where the consideration of the tenants is not important. That's why the other comments about management are true. They don't care about the tenants. All they say is that we're continuing to improve the area and please bare with us. Really? At this point, I'm not renewing my lease.

I've been living here for three years but I'm not renewing my lease. I was giving the place a break for the first three years, but it's getting worse. I moved into the first-floor basement apartment thinking it would be great because of the basement being so spacious and convenient for social activities. However, I now regret that decision. The noise from the second floor is a big problem for me. You can hear every footstep, conversation, shower and toilet flush from upstairs. If the people upstairs have children the noise is even worse. On top of that, the basement apartment is $200 a month more. It’s not worth it! When I first moved in there weren't many children living in these apartments. Lately, more families with children have moved in. I think it's because the negative reviews posted here have scared many adult professionals like myself and more families with children are being accepted now. The parking problem is management's fault for not resolving the issue from the beginning. Now, there are more tenants with three or more cars. Why? Because they see everyone else is doing it and getting away with it. Management’s rules are a joke and everyone knows about it. It seems that there’s no penalty for having more than two cars. If you’re a single adult professional looking for a quiet place, avoid this place. If you work at night, you’ll have to walk a lot to park your car when you come home.
Overall this place is very nice. The apartments are very spacious, more than any other comparable apartment complexes in the area. The surroundings are quiet, with not many other residences in the neighborhood. The design is modern, though slightly below what is classified as luxurious. I've been reading most of the other comments posted here and would agree that the issues listed as being problematic. However, in my experience, the good out weighs the bad. That being said, the few bad apples can spoil the whole bunch if they're not removed. The noise situation is true. Depending on your immediate neighbor below or above you, you can hear conversations and sounds. Mostly, you hear footsteps and toilet flushes. The walls are thin and are not insulated for sound. This is more of a design issue due to the construction materials used. Not much can be done about this, except management pretends that it's non-existent. Most people tolerate the noise issue, except when they have very noisy neighbors. The parking situation is hit or miss, depending on the location of the apartment and neighbors. Management says that the parking is adequate, which is mostly true. However, they do not supervise the parking areas. I've never seen anyone going around tagging cars or any cars being towed. Most tenants do follow the two car rule, but others are rebellious and have more than 2 cars parked frequently. In this case, management does remedy the situation but only after numerous complaints by tenants. One way to correct the parking situation, is for management to hire a person to check frequently which cars are permitted to park. Apparently, they do not have the resources to do this. The other issue is the ongoing construction. I understand that some areas are still under development. However, the place was opened over three years ago. This does not give them an excuse for not paving the roads and parking areas in the areas that are already completed. I've already had a couple of flat tires from pot holes on the roads. Many tenants complained when the pool and clubhouse were not finished by the third year as promised. Still, most tenants waited patiently until the pool and clubhouse were finished in 2017. As I said, the good points outweigh the bad points. Compared to other apartment complexes, this is a good place to live. It does feel safe and secure. Hopefully, management is working on removing the few bad apples.
The apartments are relatively new, about three years old. However, most of the landscaping is unfinished. There are many areas that still have ongoing construction projects. The place appears unfinished and unorganized. The roads already need to be repaved and have many potholes. Many of the parking areas do not have lines painted making it difficult to park because some tenants do not leave enough room to park. The place has unassigned parking with no marked parking for visitors. In general, the place does not have enough parking for both tenants and visitors. There's a two car rule per apartment, that some tenants do not adhere to and management does not enforce. If you come home late at night, finding a parking near your home is very difficult. Management does not monitor the parking situation but rely on tenants to report these issues. However, when these issues are reported, they seem to be ignored. Instead of addressing the issues, management just says they're disappointed you're having a bad experience. Read all the replies from management about the issues posted here and you'll see they never address the issues directly. They always want the tenant to contact them directly. Overall, the place is nice but could be much better if the issues reported are addressed and resolved.

Dear Resident, we appreciate you taking the time to share your thoughts. Summerfiels Lofts is a new construction project; the site is still being developed. Landscaping, paving and outdoor work is weather related and needs to be planned. We understand your parking frustration, but the property has adequate parking. We do not limit people when they have guests and visitors and therefore we do not number spots or limit our residents on times and dates when guests can come over. We are aware of cars that are staying longer than expected, tag them, and have the cars towed when necessary. You will often see our response asking that a resident contact us; the reason being that without a name or apartment number we are unable to reach out to the resident to resolve their issue. We read our reviews and are always willing to speak to our residents to resolve any concerns they may have about community living.
The Good: Very large apartments in a nice area. Modern but not a luxury design. Quite surrounding area and not many children around. The Bad: Open parking causes problems and conflicts with neighbors and management. There isn't enough parking for tenants and visitors. The apartment's walls are very thin and you can hear every conversation from your neighbors. You can complain to management but they ignore your comments. The snow removal is not very good. The rent increases are higher than normal.

The townhouse style apartments are very spacious but there are too many negatives that disqualify them from being considered "luxury" apartments and being priced so darn high. Let's start with the fact that you can hear every footstep that your neighbor above you takes and also hear every flush of their toilet flow down your walls. In this day and age, you think there would be building design decisions that could have been made to eliminate these annoying inconveniences. You can't charge top prices for apartments if you are not willing to spend the money to build them right. Also, getting a parking spot is a challenge everyday! I am not sure if this is because the 2 car limit seems to be totally ignored by the management staff or because there are no allocated spots for tenants or designated visitor spots. If management cared about their tenants, then they would take care of the ridiculous parking situation. I understand that assigning spots to tenants may be extra work for management that they don't want to take on, but your tenants are paying a lot of money to live in a place where they are not guaranteed to be able to park their car when they come home.

Units are spacious. However, the pool and clubhouse was suppose to be opened spring than summer 2016. Yeah right!!Nothing has opened, but they finished building 90% of the apartments. Money in managements pocket. Very large rent lncreases for the tenants whose been renting for a year or more, but did not benefit from the promised unfinished amenities. Parking is horrible. No parking area for guests, snow removal is bare minimin, when it rains many parking spaces are lost to flooding and roads have not yet been paved properly. LOOK ELSEWHERE!!!

When building we must reply on vendors, inspections and other matters that often derail our timeline. With that being said, the roads cannot be paved until the project is completed. Raising rent for the tenants whose been renting for a year or more, but did not benefit from the promised unfinished amenities. Parking sucks. No parking area for guest, you run out to the grocery store and come back and your neighbors guest parked where you were. No BBQ grills is a state law, there shouldn't be complaints. I do see George Forman electric outdoor/indoor grills.

These are great new apartments. I recommend the basement layout because for few more hundred dollars you get double the space. The neighborhood is pretty quiet, with a few kids. Obviously no place is perfect, but the staff and property manager does a great job. If you're looking for new, lots of space, and quiet all at a good price in this area- summerfield is hard to beat.

The apartment is very nice but Management is horrible. Tenants need to sign the contract with rules dos and don'ts but nothing is enforced. There are many apartments with BBQ grills on the balcony (not allowed), people with 3 cars taking spots of other apartments (you can have 2 spots), etc. You can report to the leasing Office but they could care less! Clubhouse and swimming pool were supposed to be ready for the summer, yeah right. Perhaps 2017! Empty lakes... Maintenance is unorganized. There is no tracking, no online payment, nothing.
