Encompassing the entire west side of Florida State University, the University neighborhood consists of several smaller neighborhoods, like Amelia Circle, Elberta Empire, and Mabry Manor. The neighborhood stretches from just north of Highway 90 south toward Seminole Golf Course and Club. Because it is so close to campus, University consists of a variety of housing -- ranch-style houses, townhomes, apartment communities, and student housing developments help make this eclectic area even more interesting. Mature trees shade the streets, and residential areas with cul-de-sacs create a suburban feel to this downtown neighborhood. Residents enjoy proximity to Bobby Bowden Field at Doak Campbell Stadium, home of the Seminoles football team.

Property Ratings at Summit at Campus Edge
I actually had to “break” my lease. Although I left lawfully because my apartment was infested with roaches and mold started to grow behind my cabinets. They told me to buy a dehumidifier to solve the problem but an employee of the complex actually told me that a homeless man got on the roof of the apartment building and took his chair with him and he had punctured holes leading to water damage. Water damage that couldn’t be solved by a dehumidifier. I sent pictures of it all to management. I recorded a conversation between me and 2 guys who came in to see the place and they were laughing and telling my friend to not talk in favor of my statements and said “you’re not her lawyer” and yes after 2 years I still have that video. I presented it to an actual lawyer and since I couldn’t stay there any longer because I even had to go to the hospital due to skin rashes from the mold, I showed a police officer and explained my situation and he told me to leave as soon as possible and that if I were ever to get troubled that he will be in court to be my witness. Another situation: I called the cops twice to escort me to my room because there was somebody following me in the dark and I freaked out. Anybody can live there, not just students. It’s horrific. Please don’t rent. Save the stress and trauma.
This is the worst, most poorly run place I've ever lived. For starters, the place is INFESTED with cockroaches. I understand Florida has bugs, but you must understand that state law requires landlords to supply pest control. However, management ignored repeated written requests for pest control, disregarding the law. It got to the point where I was killing 3-5 roaches a day, and while cleaning my apartment, I saw 20 freshly hatched ones scurrying around. See photos. The building is in such a state of disrepair that the countertops were crooked, my ceiling was sagging from water damage on move-in, my stove was missing a burner, and there are gaps between the floor and walls so the insects that live in the walls can come and go freely. The place is explicitly no smoking, yet nearly every day my apartment reeked of marijuana and cigarette smoke from my neighbors, sometimes to the point of my eyes burning. Management did nothing more than say they asked them to stop, but it never did. On weekends during the school year, you can often hear loud music from the college bars across the street from 8pm-2am. The exterior of the property is littered with cigarettes and trash Management is often just not in the office at all during their explicit business hours and difficult to reach. Emails went ignored, even to the parent company. I was fortunate enough to move out early, and if someone moves into my unit before my lease technically ends, I lose less money. But this isn't about money. This is about an absolutely awful living experience at Campus Edge Apartments.
Here is a quick rundown of what you may get to look forward to after moving in: (1) without a working AC/Heating unit for 3 weeks which comprises 3/4 or a month for rental purposes (2) many months of a reported clogged and non working bathtub drain preventing proper cleaning, (3) the unit dwelling was reported as having a roof leak which effected the carpet and would have continued effecting the carpet after leaving the apartment (4) mold began to grow along the upper walls near the entryway and other areas following hurricane Micheal. (5) roach infestation which was not handled properly by the complex (6) improperly vented dryer, which was reported and not taken care completely
Management is horrible had 4 different apartment managers within a year. The apartment itself is old there is no maintenance on site. The plumbing is bad they would turn off the water at least twice a month without any notice due to the same plumbing issues. They have scammed money from tenants to fix things in the apartment when the tenant did not cause the damage. They have even illegally changed tenants bond leases, having people pay for water when on some tenants leases it says water is included. This property is trouble avoid.... Spoken from experience with this property!!!!!
The apartment is close to FSU, Convenient to go out at night, and reasonably priced.
I have had a broken water heater, broken a/c, and a squirrel in my dryer vent. The bathroom tiles are really bad and the maintenance guy Early is horrible at fixing things. He even dropped primer on my car while painting. They will scam you out of your deposit as well!!! Do NOT do it!!! BEWARE!!!
This apt sucks. I would not recommend anyone live here. You will regret it. I lived on the 3rd floor and the celing leaked every time it rained. Maintenance was upset that I even called then charged me for it when I moved out. Nothing works in the apt. Dont think you getting your desposit back cause they will come up with any reason to rob you at every turn! Live somewhere else!
the apartment is the worst apartment to live in management is horrible
Nice size for one bedroom for one or two people. Needs some serious renovations. Location is great if you go to FSU I walk to class everyday. Also great location if you like to party but don't want to deal with the driving home under the influence the party is just steps away. At least 15 restaurants within walking distance. If you balling on a budget then McDonald's is right on the corner.
