Property Ratings at Summit Hill
The walls and floors are so thin, you can hear your neighbor sneeze, or worse (unmentionables). Whoever built this complex designed it as if they were homes and not apartments. You should not be able to hear the things you can hear and management has done nothing to address the issue; and there are things that can be done. For example; requiring a certain amount of carpeting, installing sound proof insulation in the walls/ceilings/floors, quiet times, and so on. For the prices they charge, it's outrageous. The good: Beautiful property and grounds, spacious layout, fast maintenance response times.
Almost everything about this place is wrong! Pros: good localization, nice size apt with great closet space. Cons: everything else: poor quality of newly 'renovated" apt, squeaky floors, YOU CAN HEAR EVERYTHING what your neighbours do (and I mean like they are in your apt: walking, talking, cooking, etc.), if you are on a 2nd floor you have two air conditioner units inside your place (1st and 2nd floor units, so don't get too excited about nice and quiet central air). Goodluck.
The walls in this complex are paper thin, you will know your neighbors extremely well. The old management Segal Segal was so much better than the new owners. Prices are outrageous and they customer service here now SUCKS!! The neighborhood and schools are great. But try other complexes in the area this one isn’t worth the money.
I have lived here for 5 years, and now we are moving as soon as possible. The first 4 years were good, great maintenance staff and caring previous property owners. Now, the new property owners came in and the place is being neglected. Our building has been without gutters for 5 months, and we keep getting the runaround. Danielle in the office is very kind and works hard, but has no authority over the contractors brought in to "upgrade" the complex since its purchase. We have been told they keep making phone calls but the contractors are refusing to finish the job. We have sent multiple emails, made phone calls, all to no avail. At one point it looked like progress was going to happen (4 months after consistent complaints), but again it was never finished. We have been told that maintenance has no control over the contractors unfortunately. Their hands are tied, and these people leave trash, do not finish jobs, etc. At one point our neighbors porch was dismantled, and left dismantled for more than 1 month. Piles of construction materials were left on our front lawn, our porch had items removed without our consent or notification, and I still have a damage to my porch from the painters (who painted over the damage they caused). This place used to be great, now, the money is no where near worth the aggravation of negligence. I am being told by more and more residents of the need to move. It exacerbates the small things we overlooked. Like, hearing neighbors in the apartments next to us, the pool closing earlier than posted hours because the kid lifeguards there want to go home, etc. Now we also suspect mold growing inside the building.
Ive lived here for almost 2 years now and I'll start with the one good thing, the apartment layout is great. That said, I live on the second floor and hear every single word my downstairs neighbors say. After having to filed numerous noise complaints due to hearing my neighbors between the hours of 1AM-5AM the management group has repeatedly told me there is nothing they can do. If you need something fixed be prepared to make several calls on average it takes me leaving 2-3 messages to get anything fixed, and the emergency maintenance number refused to pick up my fiancés calls because her cell phones area code is out of NJ. They also closed the pool early during the last summer due to Health Code Violations and never told anyone or refunded our membership costs: the only reason I even know is because I was at the pool the day the Health Inspector forced them to close it and forced us to all leave (It was literally on the 4th of July). These apartments are nice but I would not recommend them to anyone
My husband and I have been living here for almost 2 years now. We must be in a quiet spot because I hardly hear my neighbors, except for the occasional footsteps upstairs. Never had a problem with maintenance, we’ve had maybe 2 or 3 service calls so far, and everything was fixed nicely. There is ongoing construction as it seem that they are updating the apartments, but really, if we didn’t see the trucks we wouldn’t know, because it’s quiet. We really enjoy living here and would recommend this complex to anyone. It’s so nice to take a walk in the park, we don’t have to drive because there is a path to it from the complex. The neighbors are nice too, I don’t know how anyone could give this place a bad rating... but then again, everyone has their own experience, so...
If you like an apartment with paper thin walls then your in luck! even on the second floor you WILL hear everything your neighbor does! Love having NOTHING FIXED when you request it!? YOUR IN LUCK! Hate swimming in a pool all summer then this is the apartment complex for you because they closed the pool down on THE 4TH of JULY due to heath inspection problems and never told anyone or reimbursed us! If you want to live in a terrible Complex this one is for you!!!
