Iv lived here for 9 years they updated kitchen but mice and a lot of roaches. People are nosy there dogs bark all nights of hour people play loud tv musical instruments when says not to the hallways always smell ! Wether be laundry area or unit floors the rugs are all disgusting people allow there dogs to poop in hallway of building 1 and leave it there. Doors are always broken no real security to property. Management office is closed when they are suppose to be open. Packages are still stolen even know we have an Amazon box beware before NO POOL NO DOOR PERSON NO ONE REALLY CARES IN THIS PLACE. PARKING IS CRAZY
No security for your packages means they might be stolen after delivery, and nobody will take responsibility. The staff is not behaving well, and the garbage room smells bad.

This building has to be the worse on prospect! The place is full of mice! The mice chew through the walls and even the carpet to get into your apartment! management does absolutely nothing to fix the siutuation! meanwhile they are renovating apartments and the place is dirty! The hallways smell like mildew! Dont waste your time renting here! They don't take care of the residents that are already in the building..the appliances look like they are from the flintstone age!
First off, mice run through everybody’s apartment even after the exterminator has come they have to keep coming back. I was attacked by a rat in the hallway while waiting for the elevator. He ran at me I literally had to swing a bag at it. There are also roaches rummaging through the apartments it is truly disgusting. In addition there are fires all the time because of the faulty electric outlets. The hot water does not work, the fire alarm is constantly going off, people are dirty and throw diapers and shrimp tails all over the garbage rooms wonder why there are rats and mice. Management is aware of the mice and just keep putting you on a waiting list for the exterminator to come weekly. They have chewed through my clothes this is truly a safety and health hazard in this building. The lights go off while you’re doing laundry in the basement and all the machines shut down. In addition, the elevators never work and the whole building smells like weed. Oh the best part, all of your packages will be stolen. Every single one of them. And they will do nothing about it. The special they have going on you ask? A free pet mouse or rat it’s a surprise! Stay away for your own good don’t be fooled by the renovated apartments because there are still rats and believe me they get in.
Do yourself a favor and don't live here. Awful management, poor maintenance, and a lack of caring for the residents.
Ever since JP Summit took over these buildings the lack of service and maintenance went down the drain. Starting with 1) If you don’t have an assigned parking space (if no one is already parked there) then you won’t find parking, your car will be damaged or you would have to park in obscure spaces 2) the rodents (mice, centipede and bugs) are extremely. They are always sending the pest guy but nothing is being done 3) the elevator is never working and when it does it stops in every floor or the door just won’t open 4) packages delivered are stolen constantly since there in no security in place 5) It saids visitors parking but it’s never available so you cannot invite anyone over 6) office communication is lacked. No one answers the emails or calls. So if you have an emergency you better find away to fix it yourself 7) The rent increased and they tackled outrageous charges without letting you know 8) the smell of garbage in the hallways is disgusting 9) Watch where you step since you will definitely find dog poop on the hallway and stairs. 10) the noise in the morning with all the drilling and trucks is horrendous If this is your only choice…don’t say you wasn’t warned.
Just know that only rent here if you can’t find nothing else. The pool is falsely advertised. They announced the pool was closed for renovation the day it was supposed to open. Save yourself the headache of leasing here. The leasing office is all over the place!

Moved in with quail heights back in 2016 and have loved the place, however since JP summit has owned the premises things have gotten terribly worse. Understaffed and nasty staff with attitude. The smell of garbage and mildew in the one working elevator and all throughout the halls is disgusting. “The management” has since installed misting spray to try and cover the black mold smell. Also, the build recently lost heat and hot water; and the only emails from “the management” were always nasty, abrasive and overall unwelcoming. Don’t be fooled by these people doing showings on the weekends when the construction isn’t going on. Jackhammers and power tools start 8am every day! Forget working from home here, forget living here period! It’s not worth the money nor the headaches these neglectful landlords give you. MICE and centipede - DO NOT RECOMMEND. Oh don’t forget winter, they have 1 truck with salt and plow for 10 properties!!! Nobody shoveled the sidewalk til about 4pm the day we have a very bad storm. Myself and a family member have slipped and fell in this parking lot numerous times due to their neglect.
New management is terrible don’t fall for it. They care about new business but not about current residents. * apartments are being renovated- great in theory- not if you are a current resident. Be ready to be woken up Monday-Saturday by loud banding, drilling at 8 AM. * Rent increases- yep, you have an old apartment and still your rent is increasing to match the new renovated apartments * Parking- unless you have an assigned spot good luck! They claim only people with a sticker can park but they gate is open 24/7 all the visitors take up the occupants parking spots leaving us no where to park. * Elevators- they are always broken! 9 floor apartment with 20 apartments per floor and 1 working elevator!!! It’s a joke!!! But don’t worry they will fix the elevator when people come for a showing- and then the rest of the year it is broken! Be prepared to stop on every floor whether your are going up or down. The best part is when the elevator actually comes sometimes it is too packed for you to get in. * Communication- the have no problem sending communication via email on registering your car for parking, or that water will be shut off. But if you email them back or try to have a question answered- forget about getting a response! They are also NEVER in the office and have a 1 person at a time policy. There are better apartments out there, stay away!
Unreliable elevators Understaffed which means garbage rooms are poorly maintained, which means the main lobby smells of garbage. Terribly maintained and old air conditioner units. Exterminator is needed.

Been living here for almost a year. Just got the notice that my rent is being raised, not exactly sure for what- the elevator has been broken for 3 months now. Packages have been stolen. I called the police the first month I lived here because someone was having a drug episode or something in the hallway outside my apartment at 1 am. The carpets are disgusting, walking through the building is muggy and unpleasant. Management doesn’t seem very competent. I wish I looked a little more before deciding on living here.
THIS IS THE WORST APARTMENT BUILDING I HAVE EVER LIVED IN! So far we have had struggles with roaches, centipedes and every other bugs imaginable and now MICE! The office is rude, unresponsive and completely not helpful in any situation. People sent out to "fix" the issue never do anything properly, bugs and rodents keep on roaming free. Their rules for balconies are completely ridiculous as if you are not paying any money to rent a place with a balcony. And after you cannot use your balcony as you wish, have mice and constant bugs in your apartment it is fit for them to raise your rent. Parking, you pay for it, is a complete joke because random people that do not live in the building will take your spot and management will not do anything about it. Building always smells awful, is very decrepid (does not matter how many foux luxury "renovations" they complete) and there were4 fires since a year of living here. DO NOT MOVE HERE!
If you want to move here please consider the following issues: 1-your package will steal right after delivery 2-smell of marijuana will be in the building 24 hours, especially at night. 3-there is no security. Management has changed recently and the new management is terrible.
Love the staff at Quail!! They are very accommodating and always available when I call! Especially Cindi, Dana, Kevin, and Keith!! They get the job done without any problem and are a charm to work with !! So thankful for wonderful people in this office !! And I love ?? my apartment !!
The inside of the buildings are dirty and smell. The construction of the parking garage has been going on forever. The area is not great, and there have been many drug raids there.
I love it here the staff is respectful and courteous. Everyone from Cindy the office manager , Keith, the two Kevin's, Walter, Roberto, Dana and Malik, who keeps the place very clean will go above and beyond for you. Maureen
First, The true rent amount is not listed here, They will charge you almost double rent for the first month under title of Renovation fee and broker fee! ( I never see any renovations) . Second, Guest parking is horrible, you never be able to invite someone to your apt. parking is a really big issue. Third, The Heating system will ripe your pocket off, Bring some heater with yourself. No any isolation at all. Forth, Everything moves on paper and not digitally advanced, it's including rent payment and tech support. Fifth. You will lose some packages mostly from Walmart and Amazon. So if you have extra time, energy and brain, this will be yours. I wish I can give them zero star.
Where to start? The 1BR's are barely studio size for an enormous amount of money. Quail 1 (240 Prospect Ave)is in horrible disrepair except for the lobby which was only updated in 2020 after over 25 years, it takes well over 6 months to repair an elevator (one is currently out and still counting), MICE, washing machines and dryers that periodically work and there is NO SECURITY WHATSOEVER. A number of delivered packages are stolen on a daily basis, management themselves threaten to throw your packages out if you don't retrieve them within a certain amount of time....I could go on all day. The building smells, there's no A/C in the corridors, weed-smoking tenants....it is as close to living in public housing as you can get and the most horribly managed building I have ever lived in.
These apartments are not worth the cost. DO NOT WASTE YOUR TIME OR MONEY HERE!!! The side door to the building is open to the public, meaning anyone from off the street could be walking around inside of YOUR apartment building, asking for money. There is also random people from off of the streets inside the laundry room hitting the machines to get change. Very uncomfortable to do your laundry here. There’s not many machines, most don’t work. There’s mold and roaches in the basement floor all down the hallway. People smoke crack in their apartments and you can smell it all down the hallways. The parking gate is always broken so good luck finding a parking space when you come home, with all the random cars in the lot. Been here 1 year and now they raised the rent an additional $65 a month by informing me via 10 day old notice that was slid under my door!!! For what?! Called office multiple times and got little response and no calls back from the “property owner” to discuss the lease. Oh and Cindy in the office is far from friendly and professional. Never met anyone more miserable than her!!! She really hates her job. STAY AWAY!!
I went to view this apartment the whole building smells like cigarette smoke and something very dirty that I almost wanted to vomit. the apt is not worth the price there asking for. the advertisement on here is false. theres no walk-in closets, no attic and no storage. there no closet space and the apt is very dull. the floors are very horrible...no prime or shine of the flooring, just stale and pale. and let's talk about the fees, outrages...all I can say is if you want to live on prospect find something way better then this..RUN!!!
The building is clean, neighbors are cool at night is quiet for the most part not like nyc living. Been here for 2 months management has fixed and addressed all issues very quick. The leasing process was smooth and professional. 5/13/2019
We lived here for ~two years, and this is lowest price apartment around. If you have a limited budget, this is likely the place you'll end up. The apartment includes a dishwasher, electric stove, fridge, and A/C in the living room. The rent includes water, and heating - so you just pay your electric bill, internet, cable tv, etc. Pros: 1) Walls are made out of concrete, so sound insulation is great, and almost never heard other tenants. (See Con #4) 2) Onsite pool opens from labor day to memorial day. (extra fee to access) 3) Balcony is really nice 4) The parking is worth it for a guaranteed spot, and no snow to clean during the winter. Cons 1) Be prepared to be greeted by at least 3 dumpsters overflowing of garbage every time you come home from work. 2) Limited guest parking. There are likely close to 400 apartments, and about 10 guest spaces. (yes 10) This forces almost all guests to try to sneak into the main tenant parking area. 3) There are mice that know how to move between apartments. Keep your place clean so that you don't have frequent visits by them. 4) Doors are paper thin, and noise from the hallway are easily heard. This is not a big deal since other tenants are usually courteous. 5) Rent is raised for no reason, other than 1 year has passed. There were no notable upgrades or improvements 6) Onsite washer\dryers are pricey, and are very small- almost like half-sized of a regular washing machine. You pay for the convenience. Other: - Even though smoking is not allowed, I smelled marijuana a lot. Reported to management several times and they said they couldn't do anything about it. - Rooms are carpeted - UPS\Fedx Packages are sometimes left at the front lobby. This means anyone can just come and take your package if you don't get there first. - Since the walls are concrete, you probably wont be able to hang any items like a TV or curtain rod.
The pros are typical, maintenance is done, nice carpeting, laundry room etc. Now the cons, paper thin walls (maybe two inches of sheetrock), large up front non-refundable fee, very large early release fee, inability to strictly control tenants behaviors, constant parking accidents, hotel style living. They lure you in with the pool and trap you with the fees. Spend your money elsewhere.
I have been a renter in quail heights for six years. Recently, they changed the parking security system. Tenants now have to get a tag to get inside the parking lot. Cindy the office manager was super rude to me and my husband. While inquiring about the process to get the tag she received a personal call on her cell phone. Since we were on a tight schedule and she was on her call for 10 mins we kindly asked Cindy if we can just have the application and we will return it tomorrow since we didn't need the tag that same day. she started yelling "well give me a second" while on a personal call on her cellphone. We knew it was a personal call due to the entire conversation she was having while we sat there. This isn't the first time she's extremely rude to the tenants in quail heights. All we asked was for an application and we will come back but since we disrupted her personal call she was upset. She threaten to kick us out of her office for no reason. We were both in complete shock by the situation. This woman does not deserve to work in a place where she has to deal with people. This is a place where many people live and a lot of tenants that we talked to have shared bad experiences with Cindy and this must stop. It is not okay that we feel like a bother every time we step into her office. It's really easy to drop off the rent money every single month in a drop box but it's not easy to get help when we new it and that's wrong. We should be valued here. We rent an apartment that we have maintained in great conditions for over 4 years and others who have been here for even longer. Cindy must stop treating us like we are a piece of garbage. She has done this a multiple times and I decided to be the voice for all the tenants here at quail heights so that the same experience of being treated unjustly in a place you consider your home, doesn't happen to anyone else.
I have been living in Quail Heights for 4 1/2 years and my experience has been great. I have no complains or any problems. Quail Heights has a new Security system which is great! Whenever I need assistants in my apartment someone is always there right away. My brother and mother also rent in the building and feel the same way. Very nice clean apartments and building. The pool is awesome in the summer time and you can bbq on your balcony while feeling the nice breeze. I would recommend these apartments.
This building should not be on the same street as all the luxury hi rises surrounding it. A friend of mine lives here and hates it! I went to visit once and I honestly will never return. My friend can come to my place from now on. First of all, there is no concierge, fine NBD. But, you have all different type of people walking in and out of building like a hotel because there's nobody to see who belongs and who doesn't. The lobby has vending machines that sell things like chips, candy, soda etc. Oh did I mention the machine that sells CONDOMS, toothpaste & toothbrushes?! Might as well live at the Super 8! The elevators are old and dark and constantly get stuck. The fire department is constantly there. The hallways smell like everyones food & cigarettes (poor ventilation) The apartment is small, carpeted and OLD! Kitchen and bathrooms are original & so are the AC units in the wall (barely works) The outdoor pool gets ridiculously crowded and many people blast music and smoke near the pool. Not to mention, the pool is not included in the rent and is $10 per visit and the attendant does not check to see if you are a resident or not as long as you have $10 so have fun laying out in your complex with strangers from the street.
The building it self needs work. Need to remodel the hallways the carpets are nasty and the lighting is not that good. Additionally, the parking that is available for tenants are always taken by visitors when they open the gate, and on top of that they leave it open so more people can park inside. Their are no security guards anymore because in the summer time there was one that they hired. They should stop being cheap and start hiring people for that gate entrance to have it supervised. On top of that we should get a better secure system when entering the parking lot, something with an actual gate that other visitors wont have access to as much as they want to break the gate because that is another thing that people are doing. BREAKING THE GATE and it stays like that for at least 3-4 days without any gate. This is why there isn't any parking. Finally, i think that any car that does not have the parking sticker should get a ticket because their are many of them that do not have them when they park and the management building isn't doing anything about that issue. THAT SHOULD BE FIXED IMMEDIATELY For the rent that you guys charge it should be a really well kept building and have no issues with the parking spaces. PUT MORE CAMERAS!!!!!!!!!!!!!!!!
WORST PLACE TO LIVE. Do not move here. I am currently living here, if it wasn't for the one year lease I would have moved months ago. Long story short the building smells like a dead body decaying and management is doing NOTHING about it. I have the Board of Health coming this week to investigate. The smell is so bad it wakes me up at night, seeping through both my front door and bedroom door. Building is also falling apart and parking is a nightmare. SAVE YOUR MONEY. DONT MOVE HERE!
It is definitely a budget apartment complex for Prospect Ave, I expected a little more refinement. The pool is brand new and very nice. But it’s only good for summer, and it costs extra. There is an area near the pool that used to be a tennis court I believe, but it’s now it is just a concrete eye sore. The space within the apartment is adequate, and the carpeting is nice. There is no security deposit; however there is still a large non-refundable refurbishing and agent fee paid up front. This is basically like paying a security deposit and never getting it back. So it’s not as great of a deal as you might think. The on-site laundry facility is very nice and convenient, however lacks debit card readers or coin machine, and the floor it is on usually smells of garbage from the dumpster. The elevators are small and slow, there is lots of walking to get around. The parking garage is too tight around the turns and has no mirrors to see cars coming, definitely a liability. There are actually a few abandoned vehicles in there as well. Also the designated visitor parking is not adequate at all for this very large complex, which doesn't have much street parking available close by either. There is almost too much parking available for actual residents within the complex, which should just be open to more visitors. One big negative is that the apartment lacks good sound insulation. The walls are not good enough. You can hear sounds of the neighbor’s television, socializing, bickering, nose blowing, coughing, thuds of kitchen cabinets/drawers closing, items dropped in the sink, walking around upstairs, and dropping of toilet seats from other tenants all throughout the day, and even at night. It all depends on how obnoxious your neighbors are. The bedroom windows are not thick enough and sound travels in as if they were open. Anyone outside on their terrace nearby can be heard in your apartment. The doors do not block sound well from entering the hallway either, nor do they block the sound from the hallway. I’ll take good sound insulation over a brand new pool. There’s definitely plenty of room for improvement, but I'm looking forward to finding another complex.
- Laundry does not work. (Today's status: - 2 out of 8 dryers working, 4 out of 10 washers working). - Bike stolen from the parking lot last year. Cops asked for video evidence. They could not provide evidence. No Camera on entrance. Only Camera on exit. Cops could not find the culprits. - Walls are paper thin. You can hear you next door neighbors. - Cars tail gaiting to enter the parking lot without security access is common. You will be tail gated 1 out of 5 times on an average. - Elevators stop working once every couple of months. They are normally fixed within 2-3 days. (This is called excellent service by Quail height standards)..

You may have noticed the building you are referring to just had brand new washers and dryers installed on 7/29/16 we hope this addresses the issue that you and other tenants have expressed. We also have on order a state of the art high security entry and exit system which will include new specialized RFID stickers (like an "E-ZPass") to open the gate so using a card to open the gate will no longer be needed. Also along with that new entry and exit system we have a new high security gate system for the entry and exit of the complex complete with HD cameras to monitor both gates along with an unbreakable steel arm. I've been here a little over a year and the lack of overall quality has ceased to amaze me. Upon entering the complex and using the parking garage you will be almost killed on a daily basis by someone screeching around the tight blind corners and if you have the misfortune of purchasing a spot don't have high expectations because someone will most likely park in your spot. The management is rarely in the building and if by an off chance you get a hold of one they will tell you there is nothing they can do so enjoy that in the winter months when you are forced to park on the roof or rarely plowed parking lot because you'll be out of work for a week. Inside the hallways are not temperature controlled so prepare to freeze or be drenched in sweat. Once you enter my apartment you willl notice the stained cheap carpeting and the appliances that haven't been updated in 15 years. My dishwasher Motor blew and was a safety hazard and it wasn't replaced for over a month. The paint washes off the walls I learned that when some sauce splattered on the kitchen wall and the bathroom vent doesn't actually go anywhere so it just sprays everything in the bathroom with a layer of dust. Everything is falling apart from the ceiling tiles, piping and water pressure to cabinets falling off the wall. The on site laundry is somewhat affordable at 1.50 a load but expect to put in 3.00 to actually have your laundry come out dry. The fire alarms went off sometimes 2-3 times a night at least 4 times a week for 2 weeks and be prepared to pay an additional 50 dollars every year you live here regardless of how long. I would not wish this apartment on my own enemy but it's the only thing affordable on prospect ave in HACKENSACK and most of Bergen county. I can barely afford it as it is which is an outdated unsafe dirty death trap.

I been leaving in this apartment for about 7 years. I like it because if there is a problem in the apartment, it gets solved with-in 24 hours, depending on the damage. there are apartments with one bedroom and two bedrooms but there is no separate dining room, also there is big swimming pool, I think is the biggest pool on prospect avenue. the pool fee is separate from the rent. there is no gym, we get a parking space covered and one not cover. is fully carpeted even the bathroom. we took out the carpet and put tiles instead, through out the hall apartment. the apartments come with a nice size balcony. small kitchen is about 6feet by 7 fee. the living room and the bedroom is about 18 feet by 15 feet. the bathroom has a nice tub. Is not pet friendly not even to visit. there are lost washers and dryers, a vending machine was just added with snacks and sodas.

My apartment is awesome! I have a 1 bedroom spacious basement apartment in a large apartment complex. My apartment is about 680 sq ft. I have two large bedroom closets and lots of storage space. I have an assigned parking spot with in a parking deck. This is such a convienance during the harsh winter months. Because my apartment is in the basement, during the summer months, it is extremely cool and comfortable. I don't even use my A/C in the summer. During the winter,surprisingly, my apartment is pretty warm and comfortable. The most amazing amenity is having the laundry room in close proximity, with in 10 feet! It feels as if, I have my own washer and dryer. The only cons which, are not really cons, are the floors are completely carpeted and a smaller than average kitchen.
