Caution is advised for prospective tenants considering this property. While the individual apartment units boast a reasonable level of comfort, there are significant concerns regarding the maintenance of communal spaces. The gym and surrounding areas have been consistently neglected, with a notable delay of three months to replenish hand sanitizer within the gym. The prevalence of dog waste throughout the community, including inside building hallways, raises sanitation and cleanliness issues. Personal experiences with building access have been inconvenient, with instances of being locked out due to malfunctioning Butterfly boxes, a problem reported to the management nearly five months ago. Unfortunately, the requested repairs have not been addressed adequately. As the time for my rental renewal approaches, I find it disheartening that despite these ongoing issues, the management has opted to impose a rent increase of almost 10%. This decision seems disproportionate in light of the unresolved concerns, casting doubt on the long-term viability of residing in this community.

First off, I moved in and my unit was still dirty. Hair in the bathrooms, residue in the toilets, dust everywhere, and old chewed up dog toys left. Second, with covid being something we are all dealing with and being somewhat understanding of different precautions, this place sent staff into my unit without wearing masks. Even with saying, all staff will wear masks went entering units or interacting with tenants. And they wouldn't even put up signage for the mask mandates in the building for common areas, especially the gym. They don't enforce any of their policies they make you sign and agree to. Dog poop is everywhere. People smoking cigarettes at the pool. People parking cars everywhere, including handicap spaces, and letting guests take tenant parking spots. Now for value, take your money elsewhere. This place gives the impression of a top tier quality apartment. But the craftsmanship says otherwise. Walls and floors are paper thin, and you can hear everything. I put in a list of maintenance requests when moving in that never got done. Hallways are always dirty. I don't think they have vacuumed them since I have moved in. There was old, rotten food in the common area fridge for at least a month right when I moved. This place only cares about your money, and not their own appearance or your well being. Do yourself a favor and take your money elsewhere. You will definitely find a better place for the same price, if not cheaper.

Do not let Summit on Quality Hill’s beautiful amenities deceive you. This ‘gem’ near the Power & Light district is a glorified dormitory. The pool is overcrowded with no reinforcement of residents population, thin walls (we hear our neighbors music daily), hallways that smell like weed, and they will bleed you dry with hidden fees. Multiple times we have been called by a manager with an “unknown number” to let us know of fees owed we were unaware of and no number left in our messages to return the call to clarify. Save your time and your wallet, do not rent a unit here.
Management has no problem displacing residents without housing or hotels when there building faulters or floods. I expect so much more from a downtown complex at this price range. Disgusting, and time to restaff the whole lot

There was an unfortunate incident recently where a resident caused some flooding to other apartments. We are currently working with all parties involved to ensure everyone is taken care of while the insurance companies work things out, and are also working to get everything repaired in a timely manner. Current resident, and I would suggest asking the tough questions of the leasing office prior moving into this complex. Multiple cars getting stolen from gated and garage parking spots (garage left unfixed for an unreasonable amount of time...after car gets stolen they immediately want to take action on something that took forever to fix), absolutely rank Cigarette/Marijuana smell on the daily when it's advertised as a Smoke Free Community (this has been reported numerous times via email, neighbor forum, phone calls, and to this day is still an issue), overflowing trash every Sunday evening, full parking lot in the gated area where your only option is to park on the streets and hope you don't get ticketed.. just to highlight a few important things. Take a hard left and avoid this place at all costs if you prefer your place of residency to be as advertised.

I'm sorry you've had so many issues, Tony. The safety and security of our residents is one of our highest priority, and we have been working closely with KCPD during the recent increase in vehicle break-ins in the city. To our knowledge all garages are working property, but please let us know immediately if anything else needs addressed and we'll get it taken care of as soon as possible. For the specific instance you mentioned, we ordered the part as soon as we were aware of the problem, but unfortunately within those two days of the part arriving someone took advantage of the situation. We are a smoke-free community, and anyone who violates that should be issued a fine (not to mention marijuana is illegal in Missouri). All reports should be taken seriously, and I'll make sure the Community Manager, Machaela, is aware of this. She has only been here about a month, so she may not know what reports have happened in the past. We will also look into the trash and parking issues and see what the best solutions would be. For example, if non-residents are parking illegally we may need to have our towing company stop by more often. I had a great experience living at Summit. You can't beat the location. Close enough to walk downtown but not in the middle of the city. The one-bedroom apartments are very spacious and have brand new appliances. I had very few problems that required maintenance, but when I did, the problems were quickly fixed. Also, the the fitness center is huge and has all the equipment you need. We had two cars and didn't pay for a parking spot but never had an issue finding one. Finally, the everyone in the leasing office is great and works hard to keep their residents happy.

-The single most important factor for why I moved into this complex was the pool. When I signed the lease, I was assured that the pool would be open by Memorial Day. Memorial Day came and went and then they assured the residents the pool would be open by the beginning of Summer. At the beginning of June they then assured us that it would be open by the end of June. Here we are on June 27th and now they are assuring residents that it will be open by the end of July. If we're lucky and the pool does actually open by the end of July, that will leave the residents with 5 whole weeks to actually enjoy the pool. Don't mislead prospective and current residents about something that you can't control. *The staff resolved this issue by allowing us to use a pool nearby until the pool at Summit opens. -The other amenities that the complex has to offer are great, with the exception of the fitness room. The fitness room is great for anyone who only wants to focus on aerobic exercise... but lacks a variety of anaerobic/lifting possibilities. i.e. there are only 2 benches provided and this complex holds 350 residents. Also, the clubroom closes at 10:00pm nightly, which is pretty early compared to most downtown complexes. *They are planning on adding a multi-functional trainer which give a better variety for anaerobic exercises. They also extended the clubroom open hours to midnight. -Parking is $100/month to park in a garage, and it is basically necessary since they don't offer many spaces within the complex. Sure you can park on the street, but you'll have to pay the parking meters daily. -The walls are fairly thin, making the noise outside very audible. Since the complex is located very close to the train port, just keep in mind that you will hear train horns all night. Thankfully earplugs do the trick for me when sleeping. Another resident had to sound proof her closet and sleep in there due to the trains noise level. -There are still no trashcans located around the complex's campus at all, other than the dumpsters. It may sound tedious, but it does get annoying having to carry your dog's poop bags all the time. *They are adding trash cans this week which will resolve this issue. Overall, the staff is great. They do everything in their power to make things convenient for the residents. They responded quickly to my concerns and made the necessary adjustments.
