Property Ratings at Summit Park Village
The walls are insanely thin, the property is a mess, management is disorganized and hostile, and neighbors leave a lot to be desired. Management will gaslight you and deny any criticisms you have on the complex as an ex-resident. A 2 year lease turned into only a 6 month stay because of all the issues here. The only plus to this complex is the location. Otherwise, don't be fooled by the low prices & spacious apartments.
I am three months into living at Summit Park and I can't even tell you how many issues I have had with this property management company, including charging twice for utilities, gaslighting, having everything broken into the apartment when I moved in, leaking walls, and more. It makes sense why all of their good reviews are about maintenance and the tour day, aka not very good reviews. The office is insanely unhelpful and gaslights you when you clearly have receipts of payment and know they are playing a game. On top of all of the lead paint coming off in the rain (which is dangerous and not in the agreement we signed, as it states that lead paint is only dangerous when it is coming off (like it is here). I'm already counting down the days until I can leave them, they are the least trustworthy company I have ever worked with for living this far, and that's saying a lot. Stay far away. The only good thing is apartment size and that's probably not worth it. The maintenance guys are nice, but that's the only saving grace here so far.
In the 16 months I have lived here I have experienced 4 shootings all involving the same unit across the street from me. Management ignores it and won’t acknowledge the problem with their residents at all. The drive by shooting on May 8th was at 5:20 in the afternoon, in broad daylight, near where children were playing. There is no security, no cameras, and no accountability. Furthermore, the unit I rented was dirty when I moved in with broken windows, a broken stove, broken cabinets, and holes in the walls. It was infested with both German roaches and large American cockroaches. Do not move here. It’s not good for your health and it’s not safe.
I wish someone had warned us before choosing to live here. The long list of problems we have had (in only a few weeks) are too many to number from filthy carpets, filthy apartment overall, buckled bathroom floors and shower. It’s as if they waited for a tenant to move in and then address all the problems. The refrigerator has to be at least 20 plus years old but it also was full of mold.
I just moved out after 1 year of living at summit park village. The actual apartment was a decent space. However, I have issues with how the complex is run. Rent is too expensive for what you get, and there are crimes too frequent in the complex that are not mentioned by the staff. There was a man who got stabbed in the parking lot a few months ago outside of where my roommates and I lived. Instead of owning up to the lack of security and attempting to make the residents feel safer, the complex raised their prices significantly for "improved security." There was never an apology letter, so I lost all of my trust in the staff. I am very disappointed with my experience at summit park, and I hope you consider all of your options before renting at summit park village.
The apartment itself is decent sized, and an older building so it gets very warm, and there is only a wall AC unit to cool the whole place. It has some positives in the two balconies or patios (If you're first or second floor, of course). There are issues in the general outdoor appearance. Things like the common laundries are not treated with respect by other tenants, and even when management tries to fix something it's broken the next day. We first moved here and things were ok. We had a broken garbage disposal, a room to room wall fan that sounded like it had a wrench in it, and other issues like a subfloor that creaked like a coffin in a horror movie. MOST of that was fixed. Two stars rather than one only for the size of the place and the balconies. Oh, and you can have a barbecue. Yay.
Summit Park Village is a pretty good place to live. The apartments are large, the community amenities are nice (and were all renovated in 2015), and the tenants seem mostly quiet. The front office staff is pretty spectacular, are very helpful, and are super attentive to questions and requests. They typically have an event or give-away for tenants to build community. The maintenance staff is very good, and answers requests within 24 hours or sooner if they are pressing. Overall, a good community that takes care of their tenants.
This is my first apartment and I love it. It's just enough space for me and my dog. I have my own bedroom, bathroom, living room, and small kitchen. The kitchen is equipped with a dishwasher, stove and fridge. I have large balcony doors that let in lots of light and a wall unit AC. I only give my apartment 4 stars because of the AC unit not cooling the whole apartment. The hallway leading to my bathroom and bedroom is always really hot. I have to keep multiple fans on in my bedroom because it is so hot in there. I keep the windows open in there as well. Typically, I would worry about the AIr conditioning blowing out the open window, but It doesn't blow the air besides to cool the living room and kitchen. I have ample closet and storage space and I have a parking sticker. I never have a problem finding parking close to my apartment. There is a lot of street parking but I have never once had to park on the street. As for the bathroom, I have a tub/shower and ample counter space. Overall, I think my apartment is a fantastic first apartment in a great location.
