Lee’s Summit is a medium-sized suburban community just outside the southwest corner of Kansas City. The downtown area in the center of Lee’s Summit is an attractive retail district full of locally-owned specialty shops, restaurants, and nightlife venues housed in historic buildings. The city has developed a healthy tourism sector with many cultural and natural attractions all around, including the Longview Mansion, Missouri Town 1855, Powell Gardens, and the enormous Fleming Park.
The local schools perform exceptionally well, and the crime rate is well below the state and national averages. Lee’s Summit is a great place for commuters to find houses and apartments, with the drive into Kansas City only being around thirty minutes (Amtrak service between the cities is available as well, although the trip takes about an hour).

When I moved in I was told they were going to wave a whole bunch of fees as an incentive to move in quickly. They only waived half of what they told me they were going to. I’ve also lived here since May 2024 and have asked on multiple occasions for someone to fix my hot water heater. They finally sent someone out last week, in December of 2024 and the hot water is worse than before. I’m paying over $1400 a month and can’t even take a hot bath. Also anytime you cook in the oven the smoke alarm goes off. On the bright side you’ll be safe if a fire happens, on the downside you can’t cook anything in the oven after your kid goes to sleep. I paid my rent in the morning of December 2nd because the banks were closed the Sunday December 1st because my online portal wasn’t working and they charged me a $50 late fee. I also asked for a copy of my lease about a month ago and they still haven’t given it to me. Someone bought the apartment complex mid lease and changed some of the rules randomly. Over all I don’t recommend. Way too expensive to have all of these problems.
Ownership switched hands September 2024 and it has been nothing short of a nightmare. We lost access to the website to pay our bills for nearly a month with no notice. Notice only came when ownership realized 2 days before rent was due they probably weren’t getting paid. And the notice was to find a different way to pay them, not that access was restored. You cannot reach anyone short of walking in the front door. Emails go unanswered and when you reference them in person they cannot even find them in their email inbox. We were shut out of our online lease access as well and they only have the first 12 pages of our lease from the previous ownership. The only communication we have received since the transfer of ownership has been them implementing new policies no one asked for under the guise of “community interest and wellness.” Then threaten to fine us if we don’t comply. They claim to love to hear from us as residents, but it only seems they want to talk when asking us to pay them
Apartments work pretty well for us - but all of our interactions with staff result in being told "you are stuck with the problem." Moved into apartment that previous renter was a smoker, and they refused to resolve the situation or give any compensation. If you put in a maintenance request make sure you give them 1-2 weeks to fix it, and probably have to come back 1 or 2 times to get it right. Also very expensive for the space you get.
The apartments are clean with nice amenities including a indoor half basketball court which I haven't seen at any other apartment complex. The staff is friendly and professional. There have been a few minor maintenance issues that seem to take a long time to get fixed. My only real complaint is there is one dumpster for the entire complex and depending on where your apartment is you may have to walk up to a quarter mile just to drop off your trash. For the most part I am very happy living at Summit Ridge.
