This whole place is a mess, don't trust the model unit or anything the staff says honestly. Each of the three occasions I was present in their leasing office, a resident or potential resident was in there making a complaint or trying to figure out things that the lazy employees should've already addressed. And I won't even go into details about my situation- but these people tried to finesse me into a unit that was clearly night & day from the model, and proceeded to call the police on me after repeatedly demanding the regional managers contact information & expected date of my refund. They have no conflict resolution skills, and clearly no standards for their self or this filthy rat trap.
Worst place I've ever lived, hands down. DO NOT MOVE HERE. I could provide a laundry list of grievances, but here are just a few things that we've dealt with. When we moved in, there was urine in the toilet, and that set the standard for our entire time here. There was a TRIPLE SHOOTING at Summit Station over the summer and the complex did nothing to address resident safety. Our car was broken into and the staff at Summit Station actually chose not to send a mass email warning people of the recent neighborhood crimes. Other things we've dealt with include: lots of cockroaches; trash everywhere on the grounds; $300 in "late" fees (despite rent being turned in on time); FOUR separate water outages (residents were given no notice and all outages lasted hours); overflowing trash at the entrance; and EMERGENCY maintenance requests that went completely unanswered. Please, please, PLEASE do not move here and absolutely do not bring your kids here -- it's not safe.
This complex is dirty AND dangerous. There was a triple shooting at Renew Parc Shores last week and someone died (others were hospitalized). STAY AWAY. Disgusting apartments and rude staff.
This was my fiancee's and mine 1st apartment, and I can confidently say that Renew Parc Shores has left a sour taste in my mouth. It made us tentative about living in an apartment complex altogether. I would be thrilled to dive into the specific details, but for the sake of brevity, here's a list of our grievances; • An attempted break-in to our apartment within the first 3 months of renting • A faulty gas grill that nearly set my brother & I into flames and no responsibility was taken. • Unprofessional maintenance staff, which consistently demonstrated poor workmanship • An uncaring property manager who in light of your complaints will "throw the book" at you. • Many more instances not listed here We will be moving back in with my parents and seeking legal action for their carelessness. Evidently, it will probably be a long time before we ever consider renting an apartment again.

Thank you for reaching out. We are surprised to see your review since we have not had any reports of incidents involving our brand new grills and we also do not have propane attached to them. Residents are permitted to use them with charcoal at their own risk. Further, no one has reported any attempted break-ins. The staff at the office was rude and when you visit their office, their facial expressions show as if you entered someone's home unexpectedly. They always let you know that they want you to go away with their expressions. They never reply to emails, if you call to ask something, they will send your call to the answering service where all your inquiries end up sucked into a black hole. They are doing this on purpose. I moved in temporarily from out of state and it was pretty hard for me to communicate with them. This is the first time I dealt with this bad apartment management people. The only time they called me back was on move-in day. My lease was changed one day before my move-in date because they realized at the last moment the unit I was signed for was occupied by someone else. Most of the office people have no clue how to answer a simple question even. There is no transparency. They do not show how their 1 bedrooms actually look like. So moving in and out was a nightmare. It took one month for them to get a key for the mailbox. My packages got lost because of the unit number change. They have a "not my problem attitude" with everything and they surely show it off. The only good thing I experienced related to management was they finish maintenance requests without too much delay. The stay itself was not that bad, except my neighbor smoked inside the apartment, and my apartment filled with smoke smell and it was unbearable. I complained to the office, and they did nothing about it. The walls are very thin and you will hear everything your neighbor does. The neighborhood was family-friendly though. Sometimes they don't pick up trash with their valet trash service and it will be staying in front of your doorstep over the weekend.

Do not stay at renew park shores. Office staff is horrible . They send work orders complete emails but the work orders don’t even be completed . Raccoons and cats tear up the trash and it leaves a mess everywhere . Wouldn’t recommend staying .

First, let's start off with the application process. I felt like I was applying for a job with the CIA. I tried to apply at home online to no avail. I called and left messages to return my call for assistance with the application. I never received a return call, but I did get an email back days letter requesting assistance if necessary. I finally went into the office for assistance. John was very helpful in assisting me with the application. However, he also got stuck on various spots on the application (and he works here!) Let's not forget that! Finally, after much ado, my application was processed only to be rejected because of my credit? I have a good work history, stable income, and credit with a credit score of 717. I don't have any evictions on my credit report or legal action. I am truly baffled why I wasn't approved? (They told me that I had too much credit and high balances on the ones that I do have, not true!). Oh well, life goes on. Just wanted to say my peace. Everything happens for a reason. Perhaps it wasn't meant to be. I know that there are other places out there. Needless to say, I am very disappointed in this place and wouldn't recommend it to anyone.

I moved in 6 days ago and Roaches met me at the door. I called 10 times and maintenance finally came and bombed the apartment. They are worst now than before... If only I could move.

Let’s see at first they were nice But then the office changed staff went to crap the Tennis court turned into a soccer field let me tell ya there is nothing like sitting beside your window and a soccer ball hits it a Mach 1 We had a leak in the wall. It was on the weekend so they called a Plummer in They made a big hole in the wall now this was 4 years ago and still have a hole Now that should show you how much they care Let’s see car was stolen gangs moved in Gun shot fairly common water worked on monthly . Maintence saying they did work orders that never got done We have 2 chihuahua’s little things Now office told us we had had mean dogs and everyone scared to come fix stuff . There freaking chihuahuas another excuse . Don’t move here I am warming you threatened everyday month to be evicted. I think they tell there staff not to make friends. Every time we like someone they were fired Many of times they said they were doing walk through’s of course they never showed. THUG CENTRAL Anyway after 6 years I moved out . If you like to be disrespected love to live with roaches and waking up to Gun fire. Or police always there. Then this is your apartment. Anyway I’m out of there couldn’t be happier

I've been living in my 1 bed 1 bath 810 sq ft apartment for a year and my least is currently coming to an end. My issues started initially when my apartment my unit was chosen for renovation. The workers that were hired to work in my apartment ruined my carpet when dragging an old fridge out of the apartment, and there were multiple times they came to work in my unit without notice. Just recently I live on the second floor and 8 months pregnant with a toddler 1 the wooden stairs was unstable, and close to breaking in half which is how most of the stairs are around the neighborhood. LASTLY My biggest issue was the ANT infestation issue the complex has. I had to stop parking by the building I was living in, because black ants would make a nest in my entire car . Also, In my apartment black ants has infested my dining room window as well as my bedroom window. I've had to get rid of an entire dresser from my bed due the ant infesting my dresser that was near my window. I've informed maintenance of the problem all they have done is replaced a mesh in my bedroom not even seal or spray where the ants are coming from. I've had ants crawling from the window onto my bed. I'm extremely happy my lease has come to an end, and I will be moving elsewhere. Even though this apartment complex may be cheaper in the area if you prefer a better quality of living reconsider moving in.
I stopped by Parc Shores to look at an apartment. I was very impressed at the Leasing Agent, Ms. Danielle, who took the time to explain , very professionally, that the Model unit wasn't available to view. But there was a unit that I could look at instead. Which honestly was better because that gave me the opportunity to see the actual size of the apartment without the furniture!! I felt like she was trying to please me and meet my needs of space and convience. Ms. Danielle is was knowledgeable about all that we ask! She was wonderful and a pleasure! We will be back !! If it's people like her that me and my husband have to deal with, we will definitely be back to make Parc Shores our new home!!

The new staff of all woman have been super helpful with everything i needed Kim,Kesha,Sarah, and Victoria have all went out of their way to help me with my issues. I currently live in one of the upgraded units and the black counter tops and the vinyl flooring in my living space makes it look so chic!

Everything you will be told or shown about these apartments is a lie. The people are messy and leave trash everywhere, dogs run lose without an owner in sight, children are horrible here they shoot bb guns at my dog and the shoot fireworks towards the neighborhood cats. The leasing office pretends to be nice but when something breaks nothing will be done. They are thief and liars don't bring your family here don't even drive into the complex. Go somewhere else. You will regret ever living here.

This property is infested with roaches! The management started out very bad, with nasty attitudes, unwilling to listen to tenants' complaints. The management has changed within the last month and a half. Attitudes have improved but they cannot get their bug issue under control. I enter a work order every week for pest control. I am a very clean person, and they are saying my neighbors are too, which means that the problem is far bigger than just a "nasty" apartment. I finally put in a notice to break my lease because the roach problem has not been contained in 3 months! Roaches are a problem and my water bill has been between $120 and $150 every month. They claim its because they have community billing. Don't waste your time looking here!
I recommend not moving here unless it's your last option!!! It is roach infested, the maintenance is terrible. I have been living here almost a year and my toilet has been running the whole time. I put in 2 work orders a month. The rent changes every month due to water and sewer. You share the water bill with the whole building. On top of it all you don't get your rent bill until a week before it's due. Trust me don't move here!!!!
The Falls at Gwinnett has an amazing staff. Sophia is in my opinion the best leasing agent I have worked with in getting an apartment. She helped in every way possible to make sure we could have a place to live. She goes above and beyond to make sure that everything was ready for us to move in on time. The best thing I can honestly say is we are not an apartment number she knows me and my family by name. The staff is always polite and courteous when you walk in the door. The manager of the apartment complex calls to make sure that everything is just the way it needs to be and if there is any issues with anything that they are addressed and corrected accordingly in a timely manner personally. To be honest I couldn't have found a better place to call home for me and my family. Thank you for all your hard work and everything yall do. If you need a great place to call home give The Falls at Gwinnett a call.
