Property Ratings at Sun Bay Apartments
Here, for free, you get to hear and smell other people’s nonsense 24/7 because it’s so poorly insulated. You might as well get roommates and live somewhere nicer if you like dealing with that. You’ll at least have people who are helping you pay rent while dealing with the noises and smells all day.
The staff here are extremely friendly and helpful. They respond very quickly to service calls, most of the time its same day. They do fun events to make it feel like a family atmosphere. The best part is that it is walking distance to UF campus! It has been fun living here for the past 2 years.

I absolutely love living here! Great vibes, it's cozy, and the location is perfect. The staff is incredibly attentive, always taking care of maintenance promptly. Even though the buildings are a bit older, they are well kept, as recent renovations on the roof and flooring have made it even better. I also love the community events they host often, definitely recommend it.
I rented a 2/1 for two years and lived very happily. The common spaces are beautiful and well kept. We didn't have much problem with roaches, but when we did, the office arranged extra pest control sessions and that took care of the issue. Internet worked perfectly with two people in video conferences all day during the pandemic, and it is only $30. If you have any issues or need extra, you can add a line for another $30, but even with two people streaming we didn't see the need.
I went to look at the models of the 1 and 2 bedroom. It was dead roaches everywhere. Then I looked in the bathroom and it was 2 roaches playing in the shower. The buildings are old and the walls are very thin.
Do not move here - OLD buildings so: you hear everything from your neighbors’ lives and you always have an audience – super creepy (going to sleep to your neighbor snoring, waking up to your other neighbors video games), the floorboards sag over the beams enough to crack the tiles, the a/c (yours and your neighbors’) sound like metal rods in the dryer, the cabinets crumble shavings all over your cookware (I have enough dishes already!), NO outlets in the bathroom, AND you cannot get reliable internet – not at&t, not comcast can service these old buildings. Sun Bay offers its own, but under 10 is the fastest possible and it cuts out. A LOT. like every day. The office’s answer? Oh, there is no more clean air space with all the devices. Streaming does not happen without a LOT of buffering even if their internet is working, a frustrating nightmare! But its nothing to the rage of trying to get academic work done without internet – living here could ruin everything! They insist that you put a decal on your car advertising for Sun Bay. It is downright stupid to drive around telling everyone where you live, especially in a town with petty crime. The laundry facilities are not well maintained. There is always something broken. We have 2 washers and 2 dryers in this building, and since last August, I cannot remember a time when they all 4 worked. Old plumbing in the bathroom – the tub keeps leaking hot water, which is making the apartment even more humid and is certainly costing me in electricity. They fixed it once,2nd time it took them 2 weeks to send someone back, they need to order something, and a couple more weeks - it’s still leaking. The insulation has disintegrated, the windows don’t seal, the appliances are old (when I have the oven on, a pan on top of the stove gets too hot to touch!), saving 50-75 dollars on rent? No, higher electric bill. Another thing they don’t tell you, (they just put it in the lease agreement) is that there is lead paint in the buildings and a buildup of radon radiation inside them – this occurs naturally, but still should be remediated for your health. Sure, the office staff is super nice, so is the grounds staff. The lake and the ducks are gorgeous! BUT, a pretty view and a compensating staff only make up for so much stress from all the nonsense and extra expense!
