Property Ratings at Sundance Apartments
I have been at the Sundance Apartments about a year and a half now, and I have had the most positive apartment experience here! In fact, it is the first apartment complex I’ve lived in where I have renewed a lease. (And they didn’t jack up my rent when it was time to renew my lease, like many other rental places do!) I LOVE the location. It’s close to many things, I can walk across the street to Bradley Fair, which can often be easier than driving over. It’s on Rock Rd, which initially made me a little nervous just being on a main road with a lot of traffic but I have yet to have issues from this. Other than an occasional very loud car, and just general traffic, which is not the complex’s fault. The office staff are ALWAYS pleasant and helpful, even when I am upset or have a complaint (which has been rare!). They are quick to respond, and never once have seem bothered or annoyed by questions. In the time I’ve been here, there hasn’t been much, if any, staff turnaround either. The person I initially signed my lease with is still here and I see her often. It helps me feel more at ease knowing the staff members I see and talk to and that they also remember me. :) The maintenance staff have always come out to address issues the same day I submit a request, if not the next. Every rental is going to run into maintenance issues at any house or apartment complex, but to know I never have to wait for these issues to be addressed is such a stress relief. I’ve lived in other complexes where I moved in with maintenance issues, and they were still issues when I moved out. :/ I’ve even called the office when I have had a package delivered to my front door while I was out of town, and they offered to get it and hold it in the office for me or have a maintenance person move it inside my apartment for me. My only less positives to give it 4 instead of 5 stars is no laundry in unit, and the washer and dryers in that onsite laundry mat aren’t the best. Often there are machines out of order, and I usually have to dry my laundry twice in the dryers. Even for small loads. And, at times, the neighbors can be a bit loud. But this isn’t worse than really any other apartment I’ve lived in. Also, the light to turn in and out of the complex is a bit of a hazard at times as well, while I don’t blame Sundance for this, just be mindful of that intersection! Overall, very happy with my experience so far with Sundance Apartments!
The building burnt down and all they had to say was come pick up what's left. No apology I lost everything...just, you have till friday to get what's left...after that, what's left is ours. And nothing was left anyway because they allowed the building to be left alone for looters to take whatever they wanted before I was even allowed back in the building. If you speak to Becky or anyone there before renting, ask why building 26 was left for the renters to suffer due to not securing the area and allowing looters to steal what was left. Do not use their renters insurance. It does not cover personal belongings.
My boyfriend and I set a date to tour these apartments two weeks ago, when we showed up for the tour, the entire office was closed, no one was there to help us and no one was answering our calls. Its now been two days and we still have gotten a call back or an email back. The unprofessionally to set a tour with potential residents and make them drive all the way there to absolutely no one is beyond me. I lost all interest in these apartments after that.
What a dump! I can't wait for my contract to end to leave this place. Management is absolutely horrible. The only person who works at the office who has been helpful is the tall gentleman with glasses. I was involved in a hit and run in the parking lot and they did not do anything about it. I asked them if they could send an email to my neighbors to ask of anyone saw who hit my car and they refused. The same people would send an email to everyone if someone's pet is missing. The laundry room here is basically useless. The washers do not clean the clothes well. I have to go to a laundry facility outside of this place to wash my clothes. The AC in my bedroom is not working well and is very weak. I asked them to send someone to take a look at it and I was told it was working fine. I had to buy a fan to cool down my room. I'm basically wasting electricity for an AC which is not blowing the air out properly. I hate this place so much.
I love living at Sundance! The staff is friendly and the location is great
They are AMAZING, especially with everything going on like residents losing their jobs or losing hours, they understand and help you out as much as they can so you are not stressing out over trying to pay your bills.
I've been here for awhile now, staff have always treated me really well and are very accommodating. Maintenance gets done swiftly, and really don't have a single complaint against them in any way shape or form.
Sundance apartments accommodate to your needs, when you need it. Kept us updated and communicated with us when the pandemic was at its peak. Highly suggest

I love Sundance Apt. The location is perfect! Its convenient to groceries, shopping stores and restaurants. Well maintained when it comes to cleanliness of the surroundings and maintenance of the building. The staff are all accommodating and friendly! Its a peaceful place to live in!

Extremely overpriced, paper thin walls, bugs are able to get into building way too easily, and management are not helpful. They think they can jack up rent rates just because of the area and neighborhood. But after living here, Sundance is a terrible overpriced property that just happens to be located in a nice area.

The apartments are nice, maintenance is fast, and the employees are nice. They are a little too expensive for apartments that dont have their own washer and dryer. The location is amazing and it doesnt take long to get anywhere.
I lived here for a year and loved it! The only thing I did not like about these apartments was that they did not have in-unit washers and driers. The community was peaceful and in a great location across from Bradley Fair. I couldn't ever hear my neighbors and the place was well maintained. If I had a problem with anything, maintenance would be there within 30 minutes to fix it no mater the day. The building was well insulated so it was easy to regulate the temperature The office staff were very friendly and amazing to work with. I wish I hadn't had to leave and definitely would have stayed if I didn't have to move for work.
We just moved in this last Saturday and so far I am very impressed with the professionalism, hospitality, cleanliness, and friendliness of the staff, apartments, and community!
Pot holes in the parking lot, extremely small parking spaces. No recycle bins. Price just ok.

I lived here before it went under new management so I cant attest to that. But overall the location was great and the stoplight on rock made it easy to get in and out of. Only complaints were limited parking and the laundry facility occasionally eating quarters. The pool and hot tub were the highlight of my time here!
The staff is intolerable, (Lisa) holier than though judgmental. the only thing it has going for it is the "year round" pool. which is closed all the time. Parking is better than some of the other dumps in Wichita. but the parking lot and grounds flood like you wouldn't believe with any real rainfall. the 24 hour fitness center is a joke. outdated broken machines. Seriously parts are missing from the "modern" fitness equipment, modern as in 80's modern fyi. moved in May, the previous tenants must've been drug dealers like the neighbors, super fun times having red and blue lights waking you up every other night. We moved in the previous door had clearly been kicked down, as it was destroyed. "oh, but they replaced the door at least, right?" WRONG dealt with a crooked door i could stick my hand through ALL SUMMER. the office refused to do anything about this, our energy bills were staggering and i brought this to the staffs attention multiple times and they continuously told me they were on it. moved in in May, had the door replaced in october... a matter of weeks before our lease was up. you better believe we've found better apartments a matter of 5 minutes north on Rock Road for $100 less, and twice as nice. *cough* North Park *cough*
I have the low end one bedroom apartment , but it is still super cozy & being single I enjoy that fact that I rarely see any children in the area. Spectacular swimming pool which harbors a greenhouse effect... It's Beautiful. Like the fact that a workout area is available 24/7. Quaint place to live and the plus is the surrounding area; spectacular shopping options within walking distance.
I am not the one that writes reviews unless the service is poor or extremely great. I recently moved to Wichita for job training from Miami. Coming from Miami, I have a certain type of standard. I consider myself pretty simple with minimal expectations. I looked for a complex that was clean, quiet and safe. So far so good. From what I can see, Sundance is located in a fairly high end area. Since moving here I have yet to hear loud music that disturbs me. I feel extremely comfortable to go on my frequent runs late at night. If your looking for simple, quiet and cheap. This is your place.
this is one of the few apartments on this side of town that take large dogs. other than that the living area is extremely small compared to the other places and it's a lot more expensive than the quality
It's ok' it's in a nice area, but has gone downhill over the years. It's still one of the better places to live. There are big fields to walk my dog in. They aren't remodeled though, so they should be cheaper. And the water heater is always making a stupid noise.
I have an upgraded 1 bedroom apartment on the second (top) level. I am toward the front of the complex, which I feel has a lot to do with how much I like it here. The area is safe, and there is 24 hour security available. The laundry center is decent...about as nice as they get. The indoor pool and jacuzzi and sundeck are nice as well. The gym is very small, 1 bike, 1 treadmill, 1 elliptical, and a small cable machine. If you work out frequently, you will probably need a gym membership elsewhere. The office staff is kind, professional, and helpful. I have had good experience with maintenance as well -- usually less than two days from a service request to the service being completed. With a newly upgraded apartment,everything is brand new: light fixtures, carpet, vinyl flooring, cabinet hardware, countertops, stainless appliances, paint etc. The personal, indoor staircase is also a plus. I am very demanding with regard to living standard s, andI truly have no complaints about Sundance, and I truly have no complaints about Sundance.
I am a college student on a budget and Apartments.com took the challenge out of apartment hunting. My apartment is affordable, well maintained and is equally close to my campus, shopping, restaurants. The gym and indoor pool are easily accessible and are a year round perk. In addition to the perfect location, I feel safe and secure, and the staff has been genuinely friendly and helpful in accommodating a first time apartment home tenant. Alexis S., KS
At my apartment, the staff is judgmental of my loving terrier mix puppy and stated that I would have to make other arrangements for him because they believed him to be part pit bull. Why should that matter when he is far kinder than these little Chihuahua's out here? Mason (my baby) is not aggressive and should be provided the same opportunity as other dogs living here peacefully. As far as the other arrangements go, WE will be searching for a new home because unlike her implication, I will not be sacrificing my dog for an apartment.
I was always afraid to move into an apartment because I don't usually like sharing a wall with your neighbor or hearing someone walking above you, or even thinking you are maybe being to loud for the people below you but Sundance apartments you can't even tell you have neighbors. The leasing consultants were absolutely so friendly and helped with everything question I could ask. These apartments are clean, come with a pool, tennis courts, dog park, volleyball court and also a wonderful weight room. I highly recommend Sundance to anyone
