Property Ratings at Sundance Creek Townhomes
Over the last two months or so, the quality of service from the property management agents has decreased significantly. Residents received notification a few months ago that a new company had purchased Sundance Creek. I didn't think the customer service I had come to know and expect would change for the worse. I was wrong. Before getting into the details, let me first say that I have lived in five apartment communities in my life and have written a mere two negative reviews. This is the second. Until about 4 weeks ago, I rarely placed requests for maintenance service. I love my place and take very good care not to ruin/ break things there. Even when small things malfunctioned, unless I really needed maintenance to come in, I didn't trouble them. Two of my stove burners were broken for some time, my kitchen disposal was broken, and the weather stripping under my front door was coming off piece by piece. I didn't say anything, though, until my refrigerator stopped working. I figured since they were coming to fix the refrigerator, I would add the three other small tasks to the request. I placed the initial request 3-4 weeks ago. After one week went by and no one came to repair the fridge, I started calling, emailing, and dropping by. I must have spoken to Adrian and the new manager Marilyn (I think that's her name) over six times, and nothing was being done to fix any of the items on my list. Each time they promised they would "note" it and "get him out there first thing" and nothing was done. I had to throw away so much groceries and had to resort to eating out because I could not go grocery shopping. After weeks of begging them to do what I pay for every month, they swapped my fridge out a few days ago. For some reason they didn't get to the other items on my request. Last night I realized my AC wasn't cooling my apartment, and it's about 90 degrees in GA, so this morning I went to the leasing office during regular business hours to ask them about the outstanding request and to let them know my AC unit was inoperable. The sign said "open," but the door was locked. As I was driving home, I saw Adrian and Marilyn riding around in a golfcart and inquired about the request and the new AC issue. Marilyn feigned concern and "promised" to have the maintenance technician there "first thing" when he came in today around "noon." It is 7:27pm as I write this review, and I feel like I am suffocating in my hot apartment. Nothing was fixed as promised. Please beware!
The things you have read from other reviews are true as a current resident I’m highly disappointed management is unprofessional & rude. The maintenance is extremely low in the community. The water bill is not per usage. Forced to pay for valet trash in which never picks up my trash. I wouldn’t recommend this place to anyone. No one answers the phone or call back or even respond to emails. It’s a joke the place is nice on the inside but they don’t really clean the facilities Cobwebs everywhere. If I could move out tomorrow I would. Corporate of course backs their community so unless you don’t care and want to throw your money anywhere then be my guest. Just not a great place to call home without complications. No where will be perfect per say but at least look somewhere else where they will actually care about your concerns and not laugh in your face (happened to me by the so call assistant manager and maintenance man).

Hello, We have recently done a property survey in regards to Valet Trash. We have asked all residents to participate so we will know how to proceed with the service next year. If you have not stopped by office;please do so.We have also pressure washed the mailbox facility and will be pressure washing the entire property over course of the next couple of weeks. If you have any other concerns or questions please contact the leasing office.
This place is a dump. I've been here since May 2018, and I will not be renewing my lease. Trash compactor and entry gates stay broken. Black goo seeps from the faucets. I can literally keep going but I'm running out of characters.

MOLD LIVES HERE. I leased an apartment from this place from May to August 2018. Living here was detrimental to my health. The staff doesn't care about your well being. It took staff and maintenance 11 days to coming in apartment to access water damage. DON'T MOVE HERE DON'T MOVE HERE

I’ve been meaning to write a review of my experience but it slipped my mind. I thought I’d found the perfect new place to call home back in January 2018. They ran my credit...I was approved...paid my application fee and administrative fee ($200)...then a few weeks later I received a call stating that the tenant residing in the unit that I was SUPPOSE to move into decided not to move out and was going to go month-to-month. I was then informed that two additional units had opened up since I’d paid my fees. I was cool with that until I was told that I’d have to pay $50 more a month. I didn’t feel like that was right at all. It’s not my fault that the tenant was allowed to stay after giving her notice to vacate. I shouldn’t have been held accountable. I should have been allowed to get another unit for the SAME price that I was set to pay originally. Very unprofessional in my opinion. I was able to get $150/$200 back. Lost out on the application fee but in this situation, I should have gotten ALL of my money back.

Sundance Creek is considered a private, luxury townhome rental community with gated access. Nevertheless, I've been a resident since March and the gates have not worked on three separate instances with the last "outage" occurring in July; it is currently October and the gates are still NOT fixed. Considering I was sold on the privacy of the community, I'm extremely disappointed to be paying a rental expense and not receiving all the amenities that were listed. Furthermore, I am disappointed with the service rendered by the assistant manager. I received a citation of $50 for trash not being properly disposed near the trash chute. Granted, trash did fall from my bag. However, it was picked up. The assistant manager found a paper with my name on it and billed me for ALL the trash that had been disposed on the ground near the chute. Arguably, the trash (besides the paper that slipped) was not mine and once communicated, the assistant manager stated "It was for me and my company to figure out where the trash came from and who would be responsible for paying the $50 fee because it was still being billed to my account". Her response was tacky and unprofessional. Additionally, after reviewing the leasing agreement I signed, there is no written statement that says tenants are subjected to a $50 fee for a "leasing violation" of trash being improperly disposed. I have never been a problematic tenant and I pay my rent on time every month. Thus, I have an issue with how the matter was handled. I don't appreciate random charges being billed to my account nor do I appreciate an individual upholding the title as an "assistant manager" making such a rude and offensive statement. I will not be renewing my lease with this community. Therefore, if you are looking for a residential community that actually cares about their community and tenants, do NOT move here! Their only concern is money; meanwhile, tenants are NOT being given QUALITY service.
I lived in Sundance Creek the past 4 years. The first years were great. However I cannot recommend this place. The renter directly behind me was constantly smoking marijuana making it impossible for me to stay in my home at times the smell was so strong. I complained to the management and all that was done was notes put on his door. My front porch light was not working for months but nothing was ever done about it and I felt uncomfortable coming home after dark but I guess they really didn't care. Often the gates are not working. I had leaks in my ceiling which weren't fixed for days. I felt as though I were forced out of my town home but management had the audacity to charge me two additional months of rent because I broke the lease. As a teacher here in the county there is no way I could have people over with my house constantly reeking of weed. I tried to see if I could just leave without paying two additional months of rent after my move out as I felt I was forced to leave but the management company wouldn't work with me so at this point I would say stay away from Sundance Creek Apartments.
I recently moved into Sundance Creek Apartment and so far I've had a great experience! This is my very 1st apartment and the staff has been terrific for me !
I really enjoy the amenities that the apartment complex provides. Its become a home to me and I truly enjoy the rental option.
