Moved in April 2023 with my toddler and pup. The neighbors have been super friendly. Maintenace is quick to get items taken care off. The office team is very responsive. My toddler and I had so much fun at the saltwater pool this summer. We just enjoy strolling through the community. I truly enjoy my coming home to this place, very calming.

Upcharge for 1st floor A lot of foot traffic between properties. Appliances don't match. Units needed upgrading SERIOUSLY Cleanliness lacking at move-in Property required a lot of repairs in 2018- sidewalks , wires showing, fences down, wood decayed Marijuana issues -call the police not the property Car vandalism Front door allowed mouse and bugs into the apartment and property could not fix problem. Unauthorized visits by vendor and maintenance Pool wide open for anybody to access-pool was trashed No ceiling light in living room Dog park -sure its a dog park in my sarcastic voice Perk-location /ample parking Suggestion-see your apartment BEFORE signing the lease

I wish that I had read more reviews on this place before we'd moved in. The list of unacceptable behavior and lack of cleanliness goes on for miles. The comments about a bug problem are understatements. We have had a cockroach problem since we moved in. They have started biting my boyfriend's left eye in his sleep, causing it to swell. They also bite him when he tries to pick them up with tissue to flush them down the toilet. This is an issue that has never been resolved despite multiple emails and conversations. On top of this, I am 98% sure that the building we live in is not up to code. The walls are literally sagging in, there are giant cracks in every wall, and the bedroom floor is sinking. Their response to this has been less than adequate. Their response to the cracks was to paint over them. Their response to the sinking floor was to spray foam insulation in the crack, which is no help at all. We have had to fix all but one maintenance issue because their is no response or the maintenance team will straight up tell you 'no'. Do not rent here. Run the other way.
My wife & I love it here! Since we’ve been here we’ve had no issues with any pests, the only thing is the appliances were a bit old, but maintenance came quickly to fix the issues. Our neighbors are very friendly & considerate, the environment is clean. The property is not on the newer side, but in our experience the renovation team was very professional & tidy. I recommend Sundance to anyone looking for a good apartment, with a nice neighborhood, in a nice area for a reasonable price.

Cheaply renovated. I’m positive you can get better quality for your money in surrounding complexes in the area. Management is nice but that’s about all they have going for them. They avoid handling any complaints at all costs. We’ve been told on several occasions to utilize the non emergency police line for excessive noise and smoke smells. If you’re moving in to 3516 F enjoy your neighbor that chain smokes inside which comes through the ventilation everyday to make your apartment smell like cigarette smoke. Management did the bare minimum and could’ve cared less to try and fix this ventilation problem. Like previous people have stated when renovations are done they contract out companies who could care less about the residents living inside dealing with noise and the mess they leave behind.
When they were replacing the roof, roofing tiles were thrown on our balcony and no one came to fix it. Roofing nails were everywhere and all we got was an apology. We had to clean it up ourselves. Parking is terrible especially late at night on the weekends. They left us with 2 space heaters that did nothing for 3 days when our heat went out when the temps at night were below zero. They ripped apart the balcony above us with a birds nest in it and left 3 dead baby birds on our balcony along with the nest and wood with nails everywhere. Children play in the streets with no care for cars trying to park. The outside of the apartments has paint peeling off the wood. Our mailbox key stopped working and it took a month to get a new key.
If there is anything nice about this apartment it is the location, which is very near to Broad street. Apartments are pretty old and they don't care to maintain or replace the broken stuff. Office staff plays dumb to your request and service requests are ignored forever. There are a lot of better options nearby, I am waiting for my lease to end to move out.

Clean, quiet neighborhood. Complex pretty much leaves you alone. There's a nice pool. Maintainer responds same day to issues. Bad part is the apartments are very small and outdated and extremely overpriced compared to other complexes in the area.
Secluded but nearby everything. Not far from highways and amenities. Never had any problems with bugs. Dumpsters nearby, neighbors quiet. Walls are thick enough to not be annoyed by anyone. Staff was competent and friendly. Would highly recommend.
This location is great for any type of guest (family, singles and/or pet owners). The apartment has great amenities (pool,gym and business center) and any issues within the apartment are addressed promptly. The apartments are kept clean (no bugs). The only things I wish would be updated: the "dog park" that is simply a run down tennis court and the business center (they are pretty stingy with printing paper). Otherwise, great place to live. 15 minutes from all parts of Richmond!
