Property Ratings at Sunset Peak
To put this out there, I really like these apartments when we first found them and we're moving in. But then we moved in and it just seems like we had a bunch of issues. The first day we moved in the water heater didn't work and had to be replaced, the sink in the kitchen leaked, and the people they bring in to do the "remodeling" are absolute trash - not even the maintenance staff likes the remodeling people. The people they brought in to remodel blank plated over a lot of the outlets including the internet/cable plug and we had to take them all off to find it AND then the maintenance had to bring us the current plate to be able to even hook the cable in. On top of that the remodeling team also painted over the one upstairs that should work so it doesn't work and the 2nd cable upstairs doesn't work at all. They (remodelers) PAINTED over the bathtub, and the rollers on the drawers, and mind you the paint they use flakes really easy so it constantly did that in the cupboard and INTO our dishes and comes off with the slightest thing, so we ended up having to put down vinyl mats to protect the paint so we wouldn't be charged and the paint wouldn't continue to get into our dishes! The parking is terrible unless you live on the backside off Eppinger. The trash consistently over flowed especially when there were issues with the apartment not paying the bill even though the tenants still were charged for it each month. The staff changed shortly after covid hit and even with 2 people in the office now, can't keep up with anything and quite frankly STILL don't answer the phones and despite asking for a call back either choose to email or ignore you for days on end. There are rats, not mice, RATS the size of smaller footballs because of the trash issues and they are in the walls of the building as well and like another tenant said, mouse traps are the only things placed. We loved there for 15 months and only once was the apartment sprayed for bugs per our request, once our filter was changed for the heater again per our request, AND we lived there for a year before we, as tenants, realized that there was not a SINGLE smoke detector or CO2 detector in the apartment - these had to be installed, again per our request. On top of all of that upon moving out the behavior from the leasing office had been very sketchy and barely responsive, we are also charged OVER what our deposit was meaning we would owe money to the apartments. Deals they offer or not worth it! And most of the time they lie and tell you you will get a deal on your rent but don't actually give you the deal at all! They go through so much management at this place and they lose your emails and your paperwork all the time! it's definitely not worth the price that you pay! They will shut off your water and your utilities without telling you and then tell you that you were informed and you have to deal with it for the day. I don't recommend living here or trying to deal with any sort of management here

They received new management and still can't get it together. New manager will say and seem professional but, later once you live there awhile, he is not. Every month your rent will be different. The deal they have right now is not worth the future Bill's you will recieve.

These are the worst managed apartments ive ever lived at! The office NEVER answers the phone and good luck trying to get something in your apartment fixed by maintenance! My apartment had mice and they told me to just lay traps down and get rid of them myself??!! They do not take ownership for anything and the grounds are always littered trash and maintenance doesn't seem to care. Way overpriced for what your signing up for I advise everyone to look elsewhere for an apartment
We love it here, it is a great place to live, especially if you have children. The management is very nice and super helpful, and the maintenance team is on top of things and very friendly. My kids love the park, splash pad, and pool. They are outside everyday with the friends they have made. Glad we chose this place!
I don't say don't rent from them, just don't trust them. I gave a 30 day notice instead of a 60 like they wanted. My lease was up on September 1st. They assured me I would not be charged for September if they could find another renter. They found one and I moved out by the first of September as planned. Then they charged me for September anyways. At the end of august, I asked if I could stay another month and they said no. It is common sense that a renter should not have to pay for a month of rent in an apartment that they were not allowed to occupy. A business should also stand by their word. I made a few phone calls in protest but to no avail. So just be careful.
We have been living in our two bedroom townhome at Sunset Peak Apartments for a year now, and we love it! They take great care of the property, and the office staff is helpful about getting anything taken care of that you need. They are pet friendly, and the grounds are kept very well. The rent is a little high, but it is normal for the area and it provides us with the space we need. We love Sunset Peak!
I read the reviews before we moved here but the market is so tight in Denver and we were just tired of looking so we picked this place. I even read the reviews before we moved in...I was worried about the comment about sharing the water bill especially after seeing them water during the rain but I waited. The water bill was okay...The electric for this place isnt even bad however the maintenance and the way the place was misrepresented in our initial scanning of the property. We were told we were getting new wood floors and the model apartments were very nice...The wood floors are old. The place had woodwork problems. There is no cabinet space and little closet space. We had to clean two refrigerators before we complained enough to get a new unit. The front door has been "sealed" 6 or 7 times and we still get a puddle every time they water. Gave up on the inside doormat and throw a towel we use for camping there...So needless to say maintenance is horrible. Propperty just sold however they kept the old assistant manager...She still acts clueless on things she should already know an answer to...I would NOT recommend this property to anyone
