Property Ratings at Sunset Three Twenty
The best part about this property (besides location) is Kaitlyn in the office. She has been working hard the past few months to create monthly events (School Supply Drive and Trunk or Treat) and build the sense of community. And if there is ever an issue, she always takes the time to listen and does what she can to improve the situation. It's nice that someone shows genuine concern. That is rare these days and is to be commended.
Visit the pool on the west side of the apartment for an accurate view of what this apartment is like. It is covered in algae and is green. None and I mean none of the amenities at this apartment are available to tenants. Both Pools are always out of commission, the sauna and hot tub have both never worked during my time there, and the workout room has never been open. Inside your apartment it is also not great, the apartment will not do any maintenance, meaning a maintenance request for a dishwasher was put in at move-in and it was never taken care of EVER. Many of the lights switches do not connect to lights as if the builder forgot to install them. There is not a lot of light in this apartment. There is no in-unit washing machine and the washing machines at the complex are often not working so you will have to walk across the complex to wash your clothes.
These people are dishonest and unethical. Our initial apartment had roaches and they were trying to hide it. We ended up getting another apartment which is nice but I literally had to FIGHT for it and even this one wasn't completely ready. Dishwasher never worked and the tub needed to be caulked. Sliding doors completely fall off and the closet doors in one room keep falling off because they weren't properly installed. Minor problems in my book compared to a roach filled apartment and they didn't care that we had spent a ton of money to move in & didn't want to give us another apartment I had to fight for it for nearly an hour. We lost thousands in electronics, home products & clothes due to fear of bringing roaches into the new apartment. Also beware... this is NOT a smoke free community. Those of us with health issues have to struggle with living in our own apartment because smoke comes through from neighbors. I can't even open the window or sliding door for fresh air because then it's worse leaving us feeling trapped and uncomfortable. You're hit with a huge whiff of cigarette smoke or weed smoke and people who smoke in the parking lots. Imagine going to sleep with your window open for fresh air and waking up gasping for air because you cant breathe due to cigarette smoke! I will be reporting this because I've reported this many times to to the office with no results! Just a blast email that no one reads or cares about. Communication SUCKS! When you're a potential resident they answer all calls and return emails, but the minute you become a resident your calls and emails are ignored or you get a weird answering service. The laundry room is the tiniest ever. ONE washer and 2 dryers for 8 apartments is unreasonable as it is but to barely be able to use them because other people who don't live in your building keep coming over and breaking in to use the laundry room makes it worse. It should be accessed by key fob for the people who live in that particular building only so this doesn't happen. As I type this I struggle to breathe due to respiratory health issues from cigarette smoke! It's unfair to believe you're moving into a smoke free community thinking your health is safe only to deal with smokers and management who won't do anything about it or take it seriously. I will look into how to handle this another way since they won't help. They care about the money. They don't care about you as a resident!
Moved here in July, the apartment was not ready and still had carpet being put in and was not cleaned at all on the day I got my keys. 2 days later I was told carpet was put in and it was cleaned. My wife stopped and no it had not been cleaned at all. It took 2 more days for it to be generally cleaned up and by that point we had to just move in and clean it ourselves. The worst area was the mold in the dishwasher and fridge seals. We were informed of a major issue of our dish washer was losing power randomly and that a part is on order. A month later they came to fix it, but maintenance saw it powered on, left and closed the request. Since then, for 4 months now we have been submitting requests to have it fixed and they have been closed repeatedly without anyone attempting to do anything. We have attempted to resolve the issue with management directly and have only been given false assurances. Yesterday I spoke with our manager and was thoroughly managed nothing but I'm sorry and will do better. She also told me she would personally have maintenance come by today. I stayed by the door and phone all day waiting for NOTHING! Like an idiot! I went down at 4 to see what is up and express that this is crazy unacceptable at this point and could only talk to a staff member who called maintenance and told him to come to my apartment. She said he would be here in 20 minutes and again NOTHING! Not to mention that when I moved in, I was told explicitly from the manager that the washer dryer in the common works "Amazing" when I told her about my experience from my last apartments. It was BROKEN at the time those words came out of her mouth and had been broken for a long while from what my neighbors have said. Look I wanted to be understanding at first about the washer because it is third party but honestly if it's taken this long either remove it and put a temp one in there, who cares if it's not nickel and dime us we pay plenty in rent to cover it until they fix it or give us a reasonable reduction in rent to cover the laundry mat costs. All in all, this management is AWFUL, they don't know what they are doing when it comes to running a maintenance team and I would know I run one! Its either that or they have no authority over them and are being walk over like a cheap rug. My wife and I typically rent for 2-3 years and will be moving out the second we can what an absolute nightmare to be locked into a contract where you have NO VOICE!
The worst place to live. The management is unprofessional, inadequate and they lie to your face. The apartments have severe black mold that they cover by paint. The windows cause a great deal of moisture abs heavy condensation. They are very old metal. The wiring it extremely dangerous and some apartments can only use electricity in one area at a time. This gas caused refrigerators to stop working and ovens as well as the top elements to catch fire
We were told to move our vehicles by 9 am or be towed. This is to resurface the parking lot. By 1:30, no sign of work. I called, was told they cancelled. Malaysia (who claimed to be the Manager, not true) said they sent out an email - yeah, at 10:00 am! AFTER everyone moved their cars! I have a disability, so to walk any distance is a hardship. I was told the manager would reach out to me (Amberlyn). Nope. Nothing. They don't care that they put their residents at a hardship, and then refuse to help or make up for it. There are many here that feel the same way.

DO NOT RENT THIER APARTMENT! My first day of lease there yesterday was horrible. They gave false advertisement. What you see is lies. I expected a newer model apartment but they end giving me a filthy and disgusting unit. All mold on ceilings, windows and closets. I regret leasing with them. I called the landlord and not even couple of hrs after l got the key from them they said l could break the lease if l don’t like living in that unit. Who would want to live in a mold apartment. Its gross and disgusting, l can’t even breathe inside cause it has this strong smell of mold dew inside. A huge spider even crawled in the living room. I have evidence and took lots of pictures of what it looks like inside. This is not a safe place to live in.
My whole experience moving in here was very smooth. The team in the lease office where very nice , And made everything go as smooth as possible i will definitely recommend these apartments and they look very very nice and clean inside the units my kids love it here Already
Place to call home or to turn into your home. Management do not have respect and responsibility for tenants. The scheduled maintenance, repairs, and construction inefficiently that gets noisy, lack of privacy,and unsafe.
Horrible experience. 0 stars, Leasing Staff provides a mirage of customer service until they have you locked into a lease and are not helpful in time of need. Unit was over priced and poorly maintained, leaks, mold, never ending repairs, broken dishwasher, leaking ac unit, holes in the external walls that spike your heat bill in the winter. Unprofessional maintenance men. External repairs were done by way of them jumping on to your patio with out consent. Fees on top of fees. These people ruin lives.

Starting to lose my patience with this apartment complex. Things that needed fixing/replacing DAY1 -stove -refrigerator -dishwasher -patio light (was just a bulb dangling) -two kitchen drawers (one missing one broken) -HVAC fan rattling -patio sliding door sticking badly -shower doors sticking badly -tub stopper switch -bathroom sink clogged -bed room closet light fixture missing -vertical blinds wand missing -garbage disposal broken -10 very loose outlets needing replacing It took a month(some more) to get most of those things fixed. Some still not fixed. Now still broken today over 1.5months into it. -HVAC fan still rattles -garbage disposal still not 100% -bed room light fixture -NO HEAT. Yes now the heater is fully not working. DO NOT MOVE IN HERE!!!!
The leasing office staff is terrible at actually taking care of problems or issues that aren't considered emergencies. The issues of the property that are actually taken care of are more for curb appeal and the incoming applicants then people who are living here, some for a couple years. There is one resident who trims the bush outside his kitchen window himself so he can see out because the office "won't listen to him about it" Some of the other issues include no pathway lighting, just holes and wires where they used to be, not properly fixing the fence by the playground/dog area, and the grills "provided on the property" are falling apart. The BIGGEST problem they have that they are NOT attending to is parking. There are barely enough parking spaces for each apartment to have one but they try to give out guest spaces. Every time this issue of no available parking after 6 or 7 is brought up to the office the same excuses are given about how "they have bigger fish to fry" and this has been over 6 month period.
I lived in two different apartments here about a year ago.. The first one was not so great - moisture issues causing not so great smells and allergies and not having a w/d in unit was awful as we were never able to get into the building one since it seemed someone was ALWAYS using it.. however the office was good in the fact that they did work with us and let us transfer with no hassles or hidden fees. Our next apartment was great. We took a two bed two bath so it did have a w/d and being on the top floor we didn't have the same moisture issues. Also we had zero noise from neighbors. The manager in the office was always easy to work with and helped when issues came up. The only other downfall to both units was parking, or lack thereof. To get a covered spot you need to pay extra, and if you don't, good luck finding a spot after about 7pm. Overall, I would say it is not a bad place to live.
The staff in the leasing apartments are not trained properly, if at all. Different answers for the same question. Outdated windows in most of the apartments that sweat and cause mold. Older floors, under carpet, are breaking down, some kind of cement like material that breaks down and creates soft spots and will hurt when stepped on. The maintenance will tell you that if they were to fix them it will cause dust everywhere. I suspect the dust from the breaking down of this concrete stuff cause discoloration to the carpet when you vacuum regularly and then they will charge you $ 265.00 dollars for carpet cleaning and "color restoration"
