Very nice apartments. It’s hard to get in contact with the office. The south parking garage entry gate is out of service & open 80% of the time, which is quite unsettling know anyone can enter my residence.
My neighbors are the worst, the walls are too thin. I can hear every single stomp on my ceiling so loudly. People talking loudly in the halls, screaming off their balconies at 3am-5am. I’m sure other parts of the building might be okay but specifically my adjacent neighbors suck.
I wouldn’t recommend anyone live here but the pool is nice. The coffee is nice but they took the cups away…because if the cups are there and people actually use the machine it breaks.
Great place to be! Lovely area, local restaurants and food trucks. Near gas stations, pharmacy’s and grocery stores. About 12 minutes away from downtown depending on traffic.

I dont like having to use my phone to get in or out my apartment if service is down I will not be able to get in my apartment. so far this is the worst problem. I moved in Oct 2024 and I am gone most of the time on business when I get back in town it usually late at night. I have had problems getting at lease 5 times after 2am and several time during the day. I will not be renew due to this.

For all the fees that they include, I don’t feel like this complex is we’ll taken care of, since I’ve moved in the water filter in the mail room is needing replaced, the gym isn’t open, restroom is disgusting, dog poop is everywhere, the back doors stay open even after security has been removed from the premises. There’s a constant beeping on the first floor hallway and packages get stolen from here.

It’s been good and staff is very helpful. Any issue that arises gets taken care of in a timely manner and the amenities are nice. The gated parking and security guards at night are also nice.
This property has amazing amenities and security, however I’ve never been so disappointed with a move in. My move in date was 2 days ago and I still have no running water. The place was also pretty dirty when I moved in, I had to deep clean the entire apartment myself including food in the fridge and filthy kitchen appliances. All in all the place is great but the condition in which I saw it upon arrival left me with a bad taste in my mouth. Hopefully it gets better moving forward.

I lived here 7 years location is great pool is clean and staff is awesone!
Dirty halls and people steal your packages. I love my apartment but when I step outside to the hall I hate it. Management should care more as well

It took 6 days to get a maintenance request completed. In that time I couldn't lock my front door. My car was towed last night even though I was in a visitor space on the 4th floor. Parking garage door hasn't worked since I have moved in. Pool has been not swimmable for a month. South gym same. Trash everywhere. Homeless people wandering the halls.

Sur512 has potential to be great but they do not acknowledge current residents. Their goal is to fill apartments by any means necessary whether that be through airbnb and vrbo rentals or being too nonchalant with screening new residents. Mail and property are stolen all the time and the garage door in the south building is always broken. They do not care.

The location of Sur512 is amazingly convenient to a lot of things Austin. Its proximity to major thoroughfares and access to public transportation is great to residents.

My apartment itself is nice and maintenance is really responsive with apartment requests. The pool area is nice as is the gym. I don’t know about the clubhouse since it’s only in one of the buildings and the buildings aren’t connected by a sidewalk. The garage gate is broken a lot. Sometimes it stays broken for weeks at a time. There’s also some doors that don’t have a fob entrance which makes it easy for people who don’t live there to sneak in. There’s been several packages that have gotten stolen and the staff doesn’t even reply when you let them know. Since people can just wander in you don’t know who could be in the building. It makes it feel unsafe and there seems to be no rush to get any security features fixed or added.

Wonderful except the ongoing broken garage doors / entry doors and theft. The homeless camp in the woods is intriguing but I don’t mind it too much. Love the upgrades.
1/5 rating. The building and units are nice, but management is ineffective and property security is non existent. For the price of SUR512, go live somewhere else where you won't worry 24/7 about your car being broken into, strangers wandering the building or your packages being stolen.
This place has constant car break ins and I’ve personally seen unhoused folks “wash up” in our pool. The management has been a nightmare to work with, and not much ever changes. Save your money and go far away if greystar is still managing it.
Don't live here. Bad security, constant break ins and stolen packages, homeless wandering through the buildings, fire alarm constantly going off. Poorly maintained and managed location.
Very friendly staff, quick process to move in. The only thing is just how dirty and not ready the apartment was at move in. I told them on the 1st about it and was told they will get another cleaner to come but by the 5th, Thursday, they had not done anything. Cleaner came Friday but they couldn't get a painter until that Monday, the 9th.. 9 days after we were supposed to move in the apartment wasn't cleaned or painted.
Don’t live here. I have faced issues since the first week I moved in. I regret signing a lease here, legit the worst living experience

Filthy facilities, filthy hallways and stairwells, NO security (the door to my hallway does not lock, door to garage does not lock, when doors in the halls are closed you cant open them FIRE HAZARD), no cameras, rude and unhelpful management, bad location, maintenance requests unfulfilled for months, thin walls and floors
I wouldn't move to SUR512. There has been vandalism in the building, packages stolen, vehicles broken into. It's very unsafe with the doors to the building being completely open to whomever. Management is unresponsive. Maintenance is unresponsive. And I've had to have an exterminator come multiple times in the past few months clearly, there's some kind of roach infestation in the building as well.
I like living at Sur512, its central and convenient to my commute downtown. I will say the maintenance around the building and service requests have become a problem. The lack of security around the building is a serious issue as well.
I like living here. I just hate how dirty it is and that its easily to get in without a fob.
Poor maintenance of common areas and grounds including pool. The actual apartments are nice.

Management does a poor job at running this place. South building does not get any maintenance, breezeways haven't been cleaned in months and are covered in cobwebs, bee hives and dog urine even when residents request them to be cleaned. Buildings do not have proper security and there is no standing security on staff despite frequent break-ins caught on ring cameras & complaints to them. Not safe for women & management is rude when we call to address concerns. Wish i knew this place wasn't as good as it seemed

We waited well over a month to hopefully give a review stating the place was a disaster but repairs were made in a timely manner, but that did not happen. We still haven't heard back on any emails or work orders. The unit was already delayed 3 weeks after it was claimed to be "ready for move in" for repairs and it still wasn't ready for us to move in.
Signed a lease here a few months ago, and regretted it since the day I moved in. Management is extremely poor, and they continue to ignore residents concerns.

Sur 512 is a great place live. The management is great! The amenities are awesome! The workout room is very well equipped and very clean. Its great to enjoy of a day off at the pool area with grills and living areas where you can relax and enjoy you say.

The apartments themselves are very nice. It is the lack of maintenance in the common areas and the slow response to issues like broken exterior door locks that make living here make you question your decision and also your security.
The staff made the moving process very easy even though we were moving from our of state! Excellent communication from start to finish.

I would strongly advise not living at Sur512. The main doors offer no safety. Cars have been vandalized. The halls are dirty and have bugs. Management has heard about all of this but still has done nothing.
A nice community in an up and coming part of Austin. Apartments are beautiful and maintenance are wonderful at helping to keep things working. Management is pretty average. We would have considered renewing if we didn't have issues from the winter storm we're still seeking restorations from, and had I not received a job in a new state. Overall, pretty okay.
